RIB Market OverviewFollowing a record 2018 where we saw massive availability, RIB’s Residential Lettings Teamhave had another successful year. Whilst the ongoing Brexit negotiations and the addedspectre of another general election have affected all areas of the property market, theResidential Lettings industry has seen an increased demand for properties.

However, this demand has also been matched by a lack of supply as more and more tenantschoose to extend their contracts for 12 months or longer. Indeed, there have been a recordnumber of renewals this year with lease lengths ranging between one and three years astenants look to stay in the same place for a longer term. This is partly due to Brexituncertainty as well as ongoing concerns over decreasing stock. There are also fewer buy to letinvestors due to changes in stamp duty which is another factor leading to decreased supply ofproperties. This has meant rental increases in all major Central London markets and rentincreases agreed for property renewals due to the lack of supply.

From a departmental perspective, we have also been recognised by the market for ourexcellent work in the sector – having been shortlisted for no less than five major awards! Inthe Negotiator Awards we were shortlisted for Single Branch Estate Agency of the Year andSingle Branch Lettings Agency of the Year – the only Fitzrovia agent to be shortlisted for bothof these awards. In addition, we were also shortlisted for Regional: London – demonstratingour success at completing on deals throughout Prime London Areas. In the RESI Awardshosted by Property Week, we were shortlisted for PRS Deal of the Year and Letting Agency ofthe year – a phenomenal achievement putting us on par with some of the biggest agencies inthe country – proof if ever we needed it that being independent doesn’t mean being small!
