RENTAL AGREEMENT This rental agreement entered into at Chennai this 1 st day of Feb 2016 between Mr. J. SELVAKUMAR, Son of V.Jayaraman, No.214A Ganesh Nagar 6 th Street, Arakkonam, Vellore District herein after called the “Landlord” which tern shall wherever the context permits mean and include his heirs, executors administrators and legal representatives. Mr. A. Musir Rahman Son of Abdul Hameed, No.43, Inaamthar Thope, Thennur, Trichy -17, hereafter called “Tenant” which terms shall whoever the context permits mean and include his heirs. Whereas the Landlord has got a portion of the premises at Door No. 1/10, Plot No. 4 Mosque Street, Aminjikarai, Chennai – 600 029, whereas the Tenant has approached the Landlord and requested him to let the said portion to him for the purpose of “DOMESTIC” aforesaid portion of the said premises.

RENTAL AGREEMENT

This rental agreement entered into at Chennai this 1st day of Feb 2016 between

Vellore District herein after called the “Landlord” which tern shall wherever the context permits

mean and include his heirs, executors administrators and legal representatives.

Mr. A. Musir Rahman Son of Abdul Hameed, No.43, Inaamthar Thope, Thennur, Trichy -17,

hereafter called “Tenant” which terms shall whoever the context permits mean and include his

heirs.

Whereas the Landlord has got a portion of the premises at Door No. 1/10, Plot No. 4 Mosque

Street, Aminjikarai, Chennai – 600 029, whereas the Tenant has approached the Landlord and

requested him to let the said portion to him for the purpose of “DOMESTIC” aforesaid portion of

the said premises.

AND WHEREAS the Landlord has agreed to let the said portion for the said purpose of

“DOMESTIC” use to the Tenant on the terms and conditions set out hereunder.

NOW THIS INDENTURE WITNESS AS FOLLOWS:

1. The tenancy is according to English calendar month commencing from the 1st day Feb

2016 and rent shall be Rs. 12,000 /- (Rupees Twelve Thousand only) and amenity

charges, the tenancy have paid amount of Rs. 1,00,000 / - (Rupees One Lakh Rupees

only) by cash by way of advance which shall bear no interest and the said advance shall

be returnable on the expiry of the tenancy or at the time of vacating the portion.

2. The rent is payable on or before 5th of Every English Calendar month by the tenant to the

Landlord.

3. The tenant shall be for a period of 11 (Eleven) months only.

4. The tenancy shall not sub-let the portion let-out to him.

5. The tenant shall pay the Electrical bills for the current consumed for his portion

according to the reading of the meter installed for his portion out to him in tenantable

condition.

6. The tenant hereby covenants not to put any additional superstructure or alter the portion

let-out to him.

7. The tenant shall be responsible for the damages cause by him to the portion let-out him.

8. The tenant shall allow the Landlord or his agent to inspect the portion without any

hindrance.

9. The tenancy is terminable on either side by giving two months, notice ending with the

last day of the month.

10. The relationship between the landlord and the tenant shall be governed by the provision

of the Tamilnadu Building (Lease and Rent Control) act of 1960 for all practical purpose.

I witness whereof the parties here to have laid their respective hand on the day, month and year

first above written.
