How to Get Better

Depreciation with Traveller

Accommodation Properties

Owners of income producing

properties can generally claim

both capital works and plant and

equipment deductions.

However when claiming for

traveller accommodation, it’s

even more important to seek

advice from a Quantity Surveyor.

The rate at which owners can

claim capital works deductions

for traveller accommodation

varies from 2.5 per cent to 4 per

cent.

T h e e f f ec t i v e l i f e an d

depreciation rates for assets in

these properties are also

generally shorter. Therefore

assets found in traveller

accommodation wil l often

depreciate faster than the same

asset found in a residential

property.

As a result, investors often want

their property to be classified as

traveller accommodation to take

advantage of the accelerated de-

ductions.

of accommodation entitle their

owners to claim capital works at

a rate of 2.5 per cent over forty

years.

The construction completion date

has no impact on your ability to

claim plant and equipment

deductions. These items are

calculated based on their

individual effective life.

one asset which has a shorter

effect ive l ife in traveller

accommodation (seven years)

than in residential properties (ten

years).

To ensure deductions are

claimed correctly, the Australian

Taxation Office provides a

definition to help determine what

types of properties qualify as

traveller accommodation. These

are buildings intended to be used

t o p r o v i d e s h o r t t e r m

accommodation on completion

including:

Apartment buildings in

which you own and lease

out at least ten apartments,

units or flats

Hotels, motels or guest

houses that have at least

ten bedrooms

In both cases, investors are

entitled to claim capital works

deductions at a rate of 2.5% or

4% depending on the year

construction commenced.

Investors who purchase short

term traveller accommodation

constructed between the 16th of

September 1987 and the 26th of

February 1992 are eligible to

claim capital works deductions at

2.5 per cent per year over forty

years.

the 26th of February 1992, the

It is hard to believe that in today’s

society there is still a stigma

around renting a property to an

applicant with a pet.

With a nation of pet lovers

(Australia has one of the highest

rates of pet ownership worldwide)

it begs the argument: ‘Why are

Landlords closing the door to

high number of potentially

fantastic tenants?’

The figures speak for themselves

- the RSPCA estimates that there

are approximately 33 million pets

in Australia, with 4.2 million of

those being dogs and 3.3 million

cats. That is 19 dogs per every

100 people and 15 cats per 100

people.

There are many positives for

renting a property to a tenant with

pets.

Higher Rental amount

With the acceptance of a pet, the

ability to ask for higher rent is a

major drawcard for landlords as

people are often willing to pay

more if it means they can

continue to have their furry loved

one with them.

More Applications to choose from

With the amount of pets in

Australian society, opening the

application process to pet-owning

tenants gives landlords a much

greater pool of potential tenants.

Long term tenancies

Tenants who are pet owners are

less likely to jump from tenancy

to tenancy as a furry friend will

become familiar with a property

and it’s harder to ensure a happy

animal if they are always being

moved around.

Caring and Responsible Tenants

Being a fur-parent is the new

stepping stone in today’s society

towards family growth. Tenants

with pets are more likely to have

pride for a property as they are in

the nesting stage of their life.

Home is where the heart is, a

tenant with a pet will want to

ensure that the property is safe

not only for them, but also their

furry loved one.

With Australians great love of

pets – it’s a great time to

consider being open to the

current trend of declaring yours a

pet friendly property!

Stormy Season

The following checklist will

enable you to prepare your own

emergency kit in preparation for

the storm season, which can

often start in spring.

Necessities in the event of a

severe weather incident include:

Torch

Portable radio

Spare batteries

First aid kit

B o t t l e d w a t e r ,

non-perishable food and

any infant and pet

requirements

Waterproof bags with

important documents like

insurance papers and birth

Your property manager will be

aware of the changing legislation

and any requirements that you

need to abide by. Your pool may

only be inspected by a licenced

pool safety compliance officer

and your pool compliancy

certification must be redone

every 2 years for a residential

house and every year within a

unit complex or a holiday letting

premises.

Australian Standard AS1926 for

pool fencing.

Queensland has specific pool

laws which cover every

swimming pool and spa pool that

holds water over 300mm in depth
