SUMMARY OF ACCOMMODATION Ground Floor: reception hall, sitting room, dining room, snug/library, kitchen/breakfast room, glazed rear hall, study, utility room, wc, laundry, workshop. First Floor: interesting split level landing with space for furniture, 5 bedrooms, bathroom, shower room, wc. Outside: walled gardens approached through an electrically gated entrance. Detached double garage with store room over. Gorgeous private and well stocked gardens with patios and level lawn. DESCRIPTION Belmont House is believed to have been a farmhouse dating from around 1850 with the impressive bays and probably the entrance portico added in Edwardian times when it appears that the interior was also updated with fireplaces and mouldings. The house is found in a quiet secluded position on the outskirts of the St Gluvias area of Penryn with its attractive and spacious grounds concealed behind a high stone walled frontage all adding to the feeling that Belmont House was built as an important house for the town. Electrically operated gates open through the wall onto a spacious driveway with a modern detached double garage to one side which has a store or hobbies room over. At this point the house itself is concealed behind mature trees, shrubs and bamboo screening through

Ref: LCAA6411 3 which a path winds before leading alongside the open level lawn and immaculately maintained colour filled beds before arriving at the front door and paved patios surrounding the south east and south west sides of the house. The garden is extremely private and sheltered with specimens including a magnolia tree and wisteria around the front door.

Inside, the house has comfortably proportioned rooms with an impressive period feel without ever being grandiose. Much of the interior has been improved with a modern kitchen, bathroom facilities, some bespoke made double glazing in keeping with the house but there is certainly a lot of period style also on show. Off the central reception fall the staircase rises to the first floor and doors open to the sitting room with wraparound bay windows and fireplace, the dining room also with a large bay and the kitchen/breakfast room. Beyond the dining room is an interesting small library thought to have formerly been where the pony and trap would have been kept when it would have had doors opening outside of the walled garden. A long glazed hall leads across the rear of the house with doors opening to a study (the former dairy), a utility room, wc, laundry and a workshop and this part of the house also has doors back to the outside. On the first floor are five bedrooms, a bathroom, shower room and separate wc all set off the landing which splits at different heights and also provides a unique historic area with an internal multi-pane window and space for furniture.

Ref: LCAA6411 4 Belmont House offers period style, spacious accommodation of about 2,800 sq.ft., complete privacy within its walled and electrically gated gardens with impressive modern garaging but does not come with the drawbacks of maintaining the large surrounding grounds a country house. Its convenient position, within walking distance of the facilities of Penryn and only just a few minutes’ drive from the yacht marinas of Mylor and Falmouth make this a particularly attractive property. LOCATION The St Gluvias area of Penryn has long been highly regarded and contains most of the town’s larger houses including Belmont House which enjoys an elevated location with an open southerly aspect. The property is easily accessed by road and therefore makes it ideal for busy professionals who can also utilise the nearby railway station on the branch line between Falmouth and Truro where it then links to the main Penzance to Paddington line. Penryn is a well served port town at the head of the Penryn River which opens into Falmouth Harbour and then the Carrick Roads. Steeped in maritime history, the town has had a recent resurgence with the expansion of Tremough College which now offers degree level courses under the Combined Universities in Cornwall title. As well as town centre shops there is a trading estate on the outskirts and the nearby larger neighbouring port of Falmouth is one of Cornwall’s best served towns with many sea facing restaurants and cafes. Obviously the area is perfectly positioned for water based activities and the best sailing facilities in Cornwall are near to hand with moorings, marinas, sailing schools and yacht clubs at both Falmouth and Mylor which is also only a few miles away. The coastline around Falmouth Bay has sandy beaches at Gyllngvase, Swanpool and Maenporth and there are beautiful walks either along the South West Coast Path or through the nearby countryside. There are nearby golf clubs at Falmouth, Budock Vean by the Helford River and Killiow on the way to Truro. This is considered one of Cornwall’s finest areas to live due to the number and quality of nearby facilities along with unspoilt countryside and wonderful coastline.
