✦ Faulty lot layout (size/adequacy/accessibility/ usefulness)

✦ Inadequate and outdated building density patterns
✦ Higher vacancy rates (residential and commercial)
✦ Higher incidence of crime in the area
✦ A greater number of violations - Florida Building Code
✦ Defective/unusual conditions of title – Development Impediment
