Pineridge Community School is a one storey structure with a mechanical penthouse. The school was constructed in 1978 and has a total building area of 3785 square meters. The school includes five classrooms, a gymnasium, a computer room, a music room, 2 fine arts rooms, a science room, a library and administrative offices. Six portables are attached and linked to the west elevation of the school. The 2009 student enrollment - 450 (approximate)
General Summary:
Structural Summary:The foundations consist of cast-in-place concrete grade beams and spread footings. The building has cast-in-place concrete slabs-on-grade with conventional steel reinforcement. The mezzanine has an open web steel joist with metal deck and concrete topping assembly. The roof has an open web steel joists and metal deck assembly. A wood framed roof canopy is located above the main east entrance. Overall the structural elements are in acceptable condition.
Envelope Summary:The majority of the exterior envelope has a brick cladding assembly. Pre-finished horizontal metal siding is located on the mechanical penthouse & upper portion of the gymnasium's exterior wall assembly. Expansion/control joints are located throughout the exterior cladding assembly. Sealant is located around all window, door and exterior cladding assemblies. The interior portion of the exterior walls comprises primarily of a concrete block wall assembly. Exterior metal louvres are located on the exterior walls opposite the mechanical penthouse. Painted metal soffits are located atthe entrances of the school. The windows comprise of aluminum frame double glazed fixed units. The entrance doors comprise of painted insulated steel doors & frames assembly. Roof Sections A to H have a 4 conventional built-up roofassembly. A roof access door is provided in the mechanical penthouse. Overall, the building envelope is in acceptable condition. Recommendations: -Replace Built-up roof sections A to H - (Approx Area - 3000m2)
Interior Summary:Interior partitions in the gymnasium, corridors, washrooms and vestibules typically consist of painted masonry block walls. Interior partitions located between some of the interior rooms consist of painted gypsum board with metal stud framing. De-mountable partitions are located in the music room, library and several classrooms. A movable folding panel divider is located in the centre of the gymnasium. Interior steel framed windows are located in the administration office area, library and music room. Aluminum window frames are located within the de-mountable partitions. The interior doors are solid core wood doors complete with pressed steel frames. The doors in the corridors are either wood and/or hollow metal doors complete with pressed steel frames. The doors & frames are rated and have safety glass inserts. Accordion folding door dividers are located between the stage and gym and also between classrooms 20 and 21. Whiteboards, chalkboards and tackboards are located in the teaching areas. Prefinished metal washroom stall partitions are located in each boy's & girls washroom & change rooms. The room number or room name is mounted on or above the interior doors. finish. The mechanical penthouse and stage stairs have steel railings and handrails. Perforated wood panels are located in the gymnasium. The interior gypsum board & concrete block wall partitions throughout the school have a paint finish. The de-mountable partitions throughout the school have a vinyl wall covering. Painted/sealed concrete floors are located in the mechanical penthouse, utility rooms and storage rooms. The washrooms and change rooms including showers have a ceramic tile floor finish. The main vestibules have quarry tile floor finish. The gymnasium hashardwood flooring complete with line markings. VCT flooring is located throughout the classrooms, music room , library, science room, lunch room, staff room and office areas. The original VCT flooring is located throughout the main corridor, storage areas and some isolated offices. Carpeting is located in the conference room, principal and vice-principal offices. A majority of the ceilings in the library, offices, classrooms and corridors have a 2'-0"x4'-0"suspended acoustical tile assembly. All the interior gypsum board ceilings in the showers, change rooms and washrooms have a paint finish. The exposed steel structure in the gymnasium and mechanical room have a paint finish. The interior finishes are in acceptable condition. Recommendations: -Provided power operators for barrier free access at the main east entrance. -Repair and repaint exterior skirt along the perimeter of the portables.
Mechanical Summary:MECHANICAL SUMMARY (October 2009) Primary building heating is provided by two natural gas fired hot water boilers which supply the building hot water heating system, including the air handling unit heating coils and the building heating terminal units (zone reheat coils, aforce flow convection cabinet, finned tube radiation cabinets, and unit heaters). Air conditioning for the building is provided by direct expansion type cooling coils in the air handling units coupled to rooftop compressor and air cooled condenser units. Building ventilation is provided by two air handling systems (the classroom air handling unit AHU2 serving all of the building except the gymnasium, and the gymnasium air handling unit AHU1). The air handling systems are constant volume mixed air systems and air handling unit AHU2 has an associated return air fan. The air handling units are equipped with hot water heating coils, direct expansion type cooling coils (evaporator coils), filter sections, and dampers. Air handling unit AHU2 is also equipped with a wet cell type humidifier. The fresh air supplied to the building by the air handling units is balanced by the exhaust air flow from the air handling units and from rooftop sanitary and general exhaust fans. Building HVAC equipment actuators and thermostats are generally pneumatic, and the control air supply system consists of an air compressor mounted on an air receiver tank, and includes a refrigerated air dryer. Washroom plumbing fixtures include toilets, lavatories and urinals. There are 23 vitreous china floor mounted flush valve type toilets, six vitreous china floor mounted tank type urinals, 19 enameled cast iron wall mounted lavatories, and one enameled steel counter mounted lavatory. Other plumbing fixtures in the building include drinking fountains (4), various sinks (18), and showers (two individual shower stalls and two communal change room showers). One natural gas fired domestic hot water heater provides domestic hot water for the building lavatories, sinks and showers. Fire protection for the building consists of fire extinguishers located throughout the building on wall mount brackets and in locked wall mounted boxes (ABC type fire extinguishers). Current mechanical system requirements include replacement of the roof drain strainers, the addition of an exhaust fan for the staff room kitchen area, and potential upgrading of the HVAC controls to an electronic building management and control system (BMCS). Overall, the building mechanical equipment and systems are in acceptable condition.

Electrical Summary:The incoming hydro service to Pineridge Community School is a 120/208V, 3-phase, 4-wire underground service. The main switchboard is rated at 1000A, 120/208V. Individual motor starters provide power for the mechanical equipment. The wiring in the building is typically standard wiring in conduit. The interior fluorescent lighting fixtures are T12 fixtures with magnetic ballasts. The exit lighting in the building consistsof incandescent exit signs. The emergency lighting is fed from battery powered emergency lighting units and a central inverter unit. The exterior lighting consists of surface mounted HPS fixtures and incandescent lighting fixtures. The building is equipped with a Mircom FX-2000 fire alarm control panel. Detection and end devices include, smoke and heat detectors, bells and pull stations. The various communications and security systems within the school include; a Silent Knight security system that monitors motion detectors and the exterior doors, a Bogen P.A. system and a Nortel Meridian telephone system. A wireless network system has been installed within the school. Hard wired data network systems have also been installed. It is recommended, as routine maintenance, that a program for annual examination of major electrical components be instituted. Maintenance should include thermographic scans for hot spots and power shut down to allow examination of interior components for accumulated debris and signs of corrosion. The main concerns for Pineridge Community School are: - Original emergency lighting battery packs are aged and may not be reliable. - Incandescent exit signs have deteriorated and are not energy efficient. - Incandescent exterior lighting is not energy efficient. Incandescent and original HID exterior lighting fixtures are aged. Upgrades recommended for the T12 fluorescent lighting, the gymnasium lighting and to provide strobe coverage throughout the school. Overall the electrical systems for Pineridge Community School are in acceptable condition.

The incoming hydro service to Pineridge Community School is a 120/208V, 3-phase, 4-wire service from an ENMAX padmounted transformer, located on the south side of the school.
