Kilarney Junior High was constructed in two phases: 4240m2 constructed in 1959 to provide a gym, class rooms and administration space in a single storey building; a 2429m2 expansion constructed in 1967 to provide a 2 storey class room building with a single storey link at the north west of the school and an additional single storey class room at the south east corner. The total gross area of the school is 6669m2. The school has a student compliment of 416 students in grades 7 to 9.

General Summary:

Structural Summary:The foundation system of the 1959 section of the school consists of reinforced concrete perimeter grade beams carried on poured reinforced concrete end bearing piles. Internal piles carry point loads from round steel columns and steel stanchions. The foundation system of the 1967 section consists of reinforced concrete perimeter and internal grade beams carried on concrete piles. The floor structural frame of the 1967 section consists of a structural concrete slab spanning steel beams carried on reinforced concrete block walls. The roof structural frame which is also the building frame in a single storey 1959 structure consists of Glulam beams spanning steel columns and concrete block walls. Overall the structural condition is acceptable.

Envelope Summary:Exterior walls have been retrofitted with an exterior insulation and finish (EIFS) system. Roofs have been replaced with an insulated SBS membrane. Windows were also retrofitted with sealed units in aluminum frames in the 1959 section of the school. Widows in the 1967 section are original double glazed aluminum frames with integral blinds. Overall the building envelope is in an acceptable condition.

Interior Summary:Ceiling finishes in the 1959 section of the school are acoustic tiles on gypsum board backing between exposed Glulam beams in class rooms and gym. Ceiling finishes in the 1967 section are acoustic tiles in a T-bar grid which require replacement. Wall finishes are typically painted concrete block throughout with glazed ceramic wall tiles in wash rooms. Floors are composite tiles in the gym and industrial arts areas which are also require replacement. There are ceramic tiles in corridors and wash rooms throughout the school. Overall the interior condition is acceptable.

Mechanical Summary:A cast iron water main from the lane south of 131st Avenue enters the south face of the 1959 Mechanical Room where it is metered. Services from this location extend throughout the facility via the crawlspace and ceiling space to serve the domestic and process loads. Plumbing fixtures are floor mounted tank type and flush valve water closets, floor mounted flush valve and tank type urinals, countertop and wall hung lavatories, and stainless steel sinks. Waste from the various plumbing fixtures drain to cast iron sanitary lines under the main floor. Two buried sanitary services exit the west and east portions of the south face of the 1959 portion of the building and connect to a municipal manhole along 131st Avenue south of the school.

Storm drainage from the various roof hoppers drain to a buried cast iron mains under the floor of the facility. A cast iron storm main exists the south face of the 1959 original school and connects to the municipal storm main under 131st Avenue. A second connection from the interior courtyard catch basin and the east portion of the school connects to the municipal storm main under 91st Street. A fire hydrant is located at the property line along north of the building along 132nd Avenue. A second fire hydrant is located southwest of the building along 131st Avenue. A Medium Pressure buried steel branch natural gas line from the municipal service in the lane south of 131st Avenue travels north to Mechanical Room 3 where it is metered. A branch line from this location travels via the crawl space to service the natural gas fired equipment in Mechanical Room 64. Service is also extended throughout the school to servethe natural gas outlets in the Science Rooms. The 1959 portion of the school is heated and ventilated with individual room unit ventilators with fresh air provided from low sidewall mounted exterior grilles. Air is exhausted by 3 roof mounted exhaust fans. Separate ventilation units are provided to serve the Gymnasium and Stage areas. The 1967 portion of the school is ventilated by a medium pressure air handling unit to individual induction units in the various zones. Heating is provided by 2 low pressure steam boilers forthe 1959 original building. A perimeter hydronic heating system with 3 copper watertube boilers is provided to heat the 1967 addition. Fire protection consists of a hose and standpipe system. Fire extinguishers are also located throughout the school. A front end building management control system is provided with interface to the existing pneumatic system. Overall, the heating system and unit ventilators for the 1959 portion of the building are obsolete, well past their life expectancy with high maintenance and energy input costs. These systems should be scheduled for replacement in the next 6 to 8 years. The mechanical system for the 1967 portions of the school, are also nearing their life expectancy withreplacement imminent in the next 6 to 8 years. Overall, the mechanical systems are acceptable.

Electrical Summary:The 800A, 120/208V Service and Distribution Switchboard, fed from the Utility's pad mounted transformer, contains only the 800A solid state main circuit breaker. It feeds the original (1959) 1000A, 120/208V Distribution Switchboard, with distribution breakers ranging 50A - 175A to branch circuit panelboards, from different construction periods, throughout the school. Interior lighting is fluorescent of the energy efficient type - electronic ballasts and T8 lamps - surface and recessed mounted. Emergency lighting is provided by battery packs with integral and remote lighting heads. Exterior lighting consists of high pressure sodium under-canopy lights at entrances and exits and wall lights on the south side. The fire alarm system is a single stage, hardwired system, using manual and automatic detection devices and the newlyinstalled audio/visual signaling devices. Security is provided by an intrusion alarm system of motion detectors and a digital video surveillance system of 12 cameras. Communication systems include the public address system which interfaces with the telephone and class program systems and an extensive local area network for computers with wireless facilities. Classrooms are provided with computer outlets, telephone sets and Smart Boards. The overall condition of the electrical systems is acceptable.

S1 STRUCTURAL

The foundation system for this section of the school consists of reinforced concrete perimeter grade beams carried on poured reinforced concrete end bearing piles to depths of 17' and diameters ranging from 12" tp 20". Internal piles carry point loads from round steel columns and steel stanchions.

The foundation system of these sections of the school consists of reinforced concrete perimeter and internal grade beams carried on concrete piles.

There is a concrete slab on grade under the gym area consisting of 5" concrete reinforced with 6"x6" welded wire mesh on 12" compacted gravel on a poly vapour barrier.

There is a slab on grade consisting of 4" reinforced concrete slab on 6" gravel on compacted clay over these sections of theschool.

The ventilated crawl space extends under the school except for the area under the gym. The ceiling is formed by the soffit ofthe structural floor slab above and concrete grade beams form the walls.

The floor structural frame of the two storey section consists of a structural concrete slab spanning steel beams carried on reinforced concrete block walls. The building frames in the single storey sections consist of wood joists spanning Glulam beams spanning reinforced concrete block walls.

There is a brick skin on the two storey section of the school on a back wall of concrete block with loose fill insulation.

A branch line from this location travels via the crawl space and as a buried serviceto service the natural gas fired equipment in Mechanical Room 64.

In Mechanical Room 3 there are 2 Steam Pak Generator Model SPL56-150-N low pressure 69.69 ft2 steam boilers. Each boiler is inspected and certified every 2 years. Both boilers are well beyond their useful design life and are in need of replacement with hot water boilers in the next 6 to 8 years when the mechanical systems in the facility are upgraded.

In Mechanical Room 64 there is a Carrier Model 39BA110 medium pressure supply air unit to serve the 1967 portion of the building. The unit is complete with an axial flow return air fan, a mixing box, 2" disposable filter section, hot water heating coil with a B&G Model NRF-25 in-line circulation pump, and a supply air fan. .

Underslab and above ceiling galvanized sheet metal ducting is provided from the ventilation unit to the individual room induction units in the 1967 portion of the building.

For the 1967 section there are round cone and square cone ceiling diffusers and eggcrate and linear return air grilles. For the 1959 section there are countertop linear and stamped countertop grilles.

A perimeter system of steel steam and condensate return lines are provided for the 1959 section of the building. There is a duplex condensate unit installed in Mechanical Room 3. This system should be replaced with a hot water distribution system when the mechanical systems and boilers are upgraded.

This is the Service and Distribution Switchboard (by Federal Pioneer), located adjacent to the original Distribution Switchboard, to replace the main disconnect that failed with the transformers in the summer of 1996. Rated 800A, 120/208V, 3 phase, 4 wire, it contains only the 800A molded case main breaker with solid state tripping devices. The distribution section remains unused; instead, the Switchboard re-feeds the original (1959) Distribution Switchboard with its inherent distribution breakers.

The interior lighting system is predominantly controlled by line voltage switching - corridors using key switches. Keyed low voltage switching is used in the large gymnasium for the switching of house lights during special events. Occupancy sensing switching is incorporated in the change rooms and public washrooms.

There are incandescent spot and flood lights in the large gymnasium and on the stage, connected through a custom designed dimming bank, on the stage, to serve as stage lighting for special events.

In 2004 and 2008 the interior fluorescent lighting system has been upgraded to energy efficient electronic ballasts and T8 lamps. The fixtures include the 1 X 4 surface mounted with wrap-around acrylic lenses or recessed with hinged lenses in the corridors and offices, pendant or channel mounted classroom fixtures with Holophane lenses, wireguarded 2-L gymnasium fixtures in the small Gymnasium and 6-L in the large Gymnasium and 2-L industrial strip lights with ventilated reflectors in the utility areas.

Emergency lighting battery wall packs of commercial and architectural types (by Lumacell) with integral and remote lighting heads are located throughout the school. The commercial wall units, almost with remote lighting heads, are mostly locatedin utility rooms while the architectural types have integral lighting heads and are located in open spaces.

The exterior lighting system is photoelectric cell controlled with manual ride. The wall lights have self-contained photoelectric control.

The fire alarm system is a single stage, hardwired system (Simplex 4002) with 19 detection and 2 signaling zones. The control panel is located in the corridor of the General Office with a remote annunciator at main entrance, accompanied by a colour coded graphic. The "door bell" system is connected to the public address system, for after school use. Pushbutton at the main entrance activates a buzzer that rings all through the school via the loudspeakers.

The intrusion detection system is a MaxSys system by DSC with the control panel located in the Custodian's Office and the coded activation keypads at the panel and in the Utility Room across from the General Office near the main entrance. The system uses passive infrared motion detectors located throughout the school with some door contacts.

The video surveillance system is a computer based Digital Video Recording (DVR) system (by Dedicated Micros), located inthe Mechanical Room of the 1967 section, with 12 indoor and outdoor cameras (16 cameras capacities). The split screen images are accessible from any of the computers of the Administrative staff.

The original Master Clock and School Program system by Simplex is no longer in use. The synchronized clocks in the corridors and office have been replaced by electric clocks. The school program is operated via the P.A system. Other clocks are battery operated of various manufactures.

The telephone system is the Meridian system by Nortel. Telephone and intercom services are provided to the administration and teaching staff of the school. Interfacing with the public address system, it also provides access to paging.

Switching and server equipment, backed up by a 1500W UPS, is located in the Communications Room, adjacent to the General Office. SuperNet is available; entrance is at the southwest corner of the building into the Electrical Room and brought over to the Server location. Category 5, 5e & 6 cables are used for horizontal distribution throughout. In addition to the computer rooms, data outlets are provided to all teaching and administration staff, Library and every classroom, where Smart Boards are provided. Wireless transmission (WiFi) is available throughout the school with transmission units in everyclassroom.

The public address system is the Bogen Multicom 2000 system. The control panel was upgraded in 1997 but most of the field devices in corridors and classrooms (loudspeakers) remain. The system interfaces with the telephone system for public paging and provides music and class change signals through the loudspeakers in the corridors and classrooms.

The school division has hazardous material reports on all schools and has established an action plan for the ongoing management of building materials which contain asbestos. In this school asbestos has been identified in piping insulation elbows, floor sheathing in the two mezzanine mechanical floors either side of the stage and in areas of original floor tiles which remain throughout the school. School facility staff advise that these components are in a reasonable state of repair and are managed in place. Scholl facility staff also advise that these asbestos containing building materials are remove in accordance with provincial regulations with proper disposal prior to any upgrading or other construction work.

The fluorescent lighting throughout the school has been replaced with energy efficient T8 lamps with electronic ballasts thuseffectively eliminating PCBs from the school.

Mould was neither observed nor reported during the building audit.

There are no ozone depleting CFCs in the air conditioning equipment in the school.

There are asphalt parking areas on the north and south sides of the school and a central enclosed asphalt play area. There are mature trees on the east and south sides of the school and playing fields with soccer pitches and baseball diamonds onthe west side. Concrete sidewalks lead to entrances an all sides with asphalt and a concrete ramp for barrier free access. Mechanical and electrical services connect to the City main lines in the adjacent roadways. Kilarney Junior High was constructed in two phases: 4240m2 constructed in 1959 to provide a gym, class rooms and administration space in a single storey building; a 2429m2 expansion constructed in 1967 to provide a 2 storey class room building with a single storey link at the north west of the school and an additional single storey class room at the south eastcorner. The total gross area of the school is 6669m2. The school has a student compliment of 416 students in grades 7 to 9.
