  • THE SHOWING PHASE

    1) Try to keep your home clean and picked up daily so that it is most attractive to buyers.

    2) We will alert you in advance of all showings and schedule them as conveniently as possible.

    3) We will keep a record of when the home is shown and who the showing agent is.

    4) We will follow up with showing agents several times for feedback and relay that feedback to you right away.

    5) We will keep you updated as to our showing and marketing progress on a daily and weekly basis, via phone and email.

  • WHEN AN OFFER IS MADE

    1) I will contact you right away and send you the offer for review.

    2) I will contact the buyers lender to make sure they are fully qualified and approved.

    3) I will review the market and current competition to assess our negotiating leverage.

    4) I will give you my best advice and opinion on how to handle the offer or a counter offer.

    5) I will review all contract paperwork with you in detail.

    6) I will work with you and the buyer, or their agent, to reach a win-win deal that works for everyone involved.

  • INSPECTIONS AND REPAIRS

    1) Once we have a contract the buyer will perform their home inspection within 10 days.

    2) Either the buyer or seller will order a termite and moisture inspection at this time.

    3) The buyers appraisal inspection will occur within a few weeks of the contract date.

    4) Any other inspections such as EFIS, Septic, or Well will be performed on an as needed basis.

    5) I will assist you in evaluating and negotiating any requested repairs.

    6) I will help you line up any repairs or contractors needed.

    7) Prior to closing the buyer will perform their final walk-thru inspection to make sure all furniture has been removed and repairs completed.

  • CLOSING AND TITLE

    1) When we ratify a contract I will send it to the closing or title office right away.

    2) A title search will be performed to make sure there are no liens, or title defects against the property.

    3) The buyer will typically have a separate closing company, which we will communicate with on a weekly basis.

    4) I will stay in touch with the buyers loan officer to make sure loan processing is going smoothly.

    5) We will schedule a closing time that is convenient for you.

    6) After closing the buyer will receive the keys and you will receive your proceeds.

    7) My commission is paid at closing and is 6% of the sale price if two agents are involved, and 4% if the buyer has no agent.
