What’s HappeningAround Town?Savage Team Leads Hurricane Sandy Relief Effort

Like so many others Judy Savage, Broker/Owner of RE/MAX Assured Properties in Charlottesville, made a significant donation to the Red Cross in the days immediately after the hurricane. But, after watching the scenes on TV she really wanted to do more but wasn’t sure what she could do. While on Facebook she noticed one of her fellow RE/MAX agents, Buddy Blake, was collecting items and was going to drive his moving van to New Jersey. Judy was inspired by this and realized she could do the same thing.

She started out by putting out a call on Facebook for donations.Then she sent an email to everyone in her Gmail contact list. She also sent an email to her client base looking

for donations and asked others to do the same. Pretty quickly she began getting calls from people and agents who wanted to help.

“Many agents arranged drives in their offices,” she said. “Better Homes and Gardens at Zion Crossroads, Mon-

tague Miller, Century 21 Ray Caddel, RE/MAX Realty Specialists all held their own drives and brought dona-tions. Robertson Electric had a drive at their office as well as First Citizens Bank. Many individual agents from CAAR brought items as well and many people from Unity of Charlottesville and several others brought a cash gift.We bought cleaning supplies by the cases and shovels and brooms with the cash donations.”

On Saturday a group of volunteers from Judy’s office went through all the donations and they sorted and

packed boxes. Then on Monday, with more volunteers they loaded the truck and donations continued to pour in on Monday. Tim Carson and Jack Crocker left on November 13th for Staten Island. Judy coordinated with a RE/MAX office up there that was going to direct them to a distri-bution center.

Charlottesville Waldorf Holiday Bazaar

The Charlottesville Waldorf School’s Annual Holiday Bazaar will take place on Saturday, December 1 from 10:00 a.m. to 4:00 p.m., with a sneak preview on Friday, November 30 from 6:00 p.m. to 9:00 .m. The bazaar will feature local artisan and hand knit gifts for the holidays. Ac-tivities include falconry, jumprope making, leather stamping, secret garden, puppet show, candle dip-ping and a raffle. The bazaar will take place at 120 Waldorf School Road, across from Pen Park. Free parking and admission, with a suggested do-nation to the school.

If you long to live in a scenic place with great mountain views, consider the community of Kes-wick. Just six miles east of Charlottesville, Keswick is known for its gently roll-ing hills, its large estates

and its horse farms. Many of these farms were designed and built by Thomas Jefferson, who called this area the “Eden of the United States.” More recently a New York Times ar-ticle referred to Route 22/231, which winds through the beautiful natural area of Keswick, as one of the most scenic in North America.

In the early 1700s, Keswick repre-sented the far reaches of western ex-pansion. At that time, in an effort to increase his influence, King George II of England granted large tracts of land to prominent citizens such as the surveyor Peter Jefferson, Thomas Jefferson’s father, and Nicholas Meri-wether. Over time these large tracts were subdivided and became planta-tions, farms and estates.

Today Keswick is an unincor-porated area located in Albemarle County, which derives much of its charm from its primarily rural and residential nature. It has only a few scattered businesses and no central industrial area.

While Keswick is known for its farms and estates, homebuyers will find properties to meet many differ-ent needs. Horse lovers and those seeking the privacy offered by larger properties have much to choose from, while buyers who want the benefits of a neighborhood will find what they seek in the two gated com-munities of Glenmore and Keswick Estates, both of which offer security along with the social life and ameni-ties that come with country club and golf course lifestyles.

Although Keswick is not generally considered a place for first timers, there are nonetheless homes avail-able, some on a few acres, which are affordable and allow these buyers to enjoy the many benefits of living in this beautiful community.

Country Living with Convenience

People who move to Keswick can enjoy a gracious country lifestyle and still have access to all of the benefits of living in town. Marina Ringstrom, with Better Homes and Gardens Real Estate III, explained that Kes-wick residents enjoy “great trans-portation.” They can jump on either Route 250 or Interstate 64 and be in Charlottesville with all of its restau-rants, shops and cultural activities, in just five minutes.

For Keswick residents who prefer to head east, both Walmart and Lowes are nearby and accessible at Zion Crossroads. There are also a variety of restaurants in the same area sparing visitors the hassle of navigating the traffic on Route 29 in Charlottesville. For a more upscale shopping experi-ence, the shops in Short Pump are just a 30 to 45 minute scenic drive further down interstate 64, an easy trip for anyone moving here from a large urban area who is accustomed to long commutes..

In addition, the new Martha Jef-ferson Hospital in Pantops is a “huge draw,” explained Ringstrom. This new state of the art hospital and trau-ma center features all private rooms along with 10 acres of green space that includes walking trails and a pond for employees and visitors who need a break from hospital routine. Visitors will also find the Pantops lo-cation offers lots of free parking and little or no congestion.

Part of what keeps Keswick rural is the popularity of conservation easements. Lots of acreage and his-toric properties have been protected this way, said Brian Chase of Roy Wheeler Realty Co. When these ease-ments are in place, owners donate their rights to develop or subdivide their property to an organization, which agrees to hold and never ex-ercise these rights. The agreement is permanent and transfers with the property affecting all heirs and other future owners, but those who choose to protect their properties this way get tax credits, which they can either use or resell.

The Keswick Real Estate Market

There are definitely signs of recov-ery in Keswick as there are elsewhere in our marketplace. “There are many great opportunities in Glenmore,” Chase said. Homes can be purchased in the $400,000 range, a historically low price point for that area, he con-tinued. He also pointed out that there are homes available for less than $135 a square foot, which you can’t duplicate in new construction.

“Keswick Estates has also seen some sales this year,” Chase contin-ued. He said there were several in-stances of homes that had sold after

being on the market for a long time at what he termed “rock bottom pric-es.” Many of the best opportunities are now gone, he said.

Chase also referenced activity in the farms and estates marketplace. “Many of the savvy buyers with mon-ey to spend have been watching the market and are starting to buy,” he said. “They sense the time is right and are starting to make offers.”

Ringstrom echoed these senti-ments stating that prices are still down at least 20 percent compared to what they were in 2007 and low inter-est rates make homes very affordable.

About the market in Glenmore she said, “it has not slowed this year.”

While much of Glenmore is a re-sale market, Ringstrom said that “new construction is booming.” Large, four to ten acre lots are avail-able there in the section called The Preserve. In addition, in January construction begins on the first spec home in the Leake Property, adjacent to The Preserve. The wooded lots in this section are just under an acre and the homes will be built by lux-ury homebuilder NV Homes. Local homebuilder, Piedmont Realty and Construction, is also building luxury

homes in Glenmore in a nearby sec-tion called Pendower Heights.

Holt similarly expressed optimism about the real estate market, stating that there has been lots of activity lately and an increased sense of ur-gency as people realize that “maybe this is the bottom of the market” and decide to go for it while interest rates remain low.

First Time Buyers Welcome in Keswick

With its gated communities and farms and estates, Keswick is not known for being a great place for first time buyers. But opportunities are available for those who are per-sistent.

Holt described working with a young couple in their twenties. Both grew up in a rural area but had been living in town. They told him that one day they realized, “wow, with what we are paying for rent we could be buy-ing a house.” After confirming with their lender that they could afford to buy, they looked until they found a house with acreage in Keswick for under $100,000. It took time to find, but it was worth the effort Holt ex-plained.

Chase related a similar story of a couple in their twenties who had grown up in Charlottesville. Both

had jobs and were good at saving money. They looked for two years, but eventually they found the perfect house on two acres with a garage and some outbuildings in a quiet Keswick community. They negotiated a great deal, and now “they are living in their dream home,” Chase said.

The Gated CommunitiesKeswick is home to two gated

communities, Glenmore and Kes-wick Estates.

People who move here from out of the area, especially those from large urban communities, enjoy the feeling of safety provided by these communi-ties, Chase said.

The safety feature is attractive to the many retirees who move to Glenmore, as well as to families with children who find it to be a safe en-vironment to ride bikes, or walk to a friend’s house. Lots of activities are available for children and adults in-cluding tennis, swimming and golf. An adjacent stable offers horseback riding lessons as well as boarding for horses.

Keswick Estates, part of the Kes-wick Hall property, was recently purchased by the Riverstone Group in Richmond. Chris Corrada, a prin-cipal with the company, manages the real estate including sales of the remaining lots in Keswick Estates. The large two to seven acre lots ap-peal to empty nesters, retirees, and some families. Many residents are professionals who work at nearby Martha Jefferson Hospital, Corrada explained. “They come from all over,” he continued, “ Manhattan, Chicago, California, and overseas. A lot of our residents are people who at one time were regular guests at the hotel, in some cases for as long as ten years or more, and fell in love with the area and the property.”

When they buy a house in Keswick Estates they have access to all of the amenities associated with the hotel including membership in Keswick Club, which features a full Arnold

Palmer signature golf course, as well as tennis, a fitness facility and a spa. They can also eat out without leav-ing their neighborhood. Keswick Hall features several restaurants in-cluding the award-winning Fossetts. A big part of the appeal of Keswick Estates, Corrada explained, is that for the people who move in it’s “like living in a resort.”

Keswick is Home to Horses and Horse Lovers

Keswick may be best known for horses and related activities such as fox hunting. Many Keswick horse farm owners and other landowners recognize the importance of horses for this area and open their proper-ties for riding. This openness to fellow horse enthusiasts makes Keswick one of the best places in the area for riding with many large unbroken sections of farmland available for this purpose.

Many local horse lovers also like the Keswick Hunt Club. Founded in 1896, the club sponsors fox hunt-ing every year between September and May. This tradition, which came

over from England with the early colonists, was enjoyed by George Washington and Thomas Jefferson, and has been part of American cul-ture since the 1600s. The club web-site points out that today this sport might better be called fox chasing since killing the animal is not really the purpose. On Thanksgiving fox-hunters gather at Grace Episcopal Church in Keswick for the blessing of the hounds, the oldest ceremony of its kind in this country, and part of the fox hunting tradition.

The Hunt Club also sponsors the nationally known Keswick Horse Show every spring. Proceeds from club-sponsored events go to sup-port local charities including Habi-tat for Humanity, the SPCA and the Charlottesville Free Clinic.

e“The goal of being organized,”declares brenna Peyton, owner of oneorganized girl in Charlottesville, “is easy retrieval of stored items and easy clean up of your home in general. ifyour system is too complicated, it can be worse than having no system at all.”

a great rainy-day activity is to take a look around your house and con-sider areas where better organization would mean better living. The key is to have good storage options that make organization much easier. Stor-age, of course, has two aspects—out-in-the-open and hidden. Plain-sight storage, such as shelves of books or displays of collectibles, calls for at-tractive products, while hidden stor-age can include basic and practical solutions.

for plain-sight storage, a combi-nation of closed and open shelving is ideal. open shelves can display items or be stocked with baskets in bright or neutral shades to enhance home décor. This type of storage can be built-in or be a combination of freestanding shelves and cupboards which can be rearranged as your needs change.

a trendy new storage idea involves staircases and the spaces underneath them. This area can be styled as an open storage area of shelving and cabinet space or a system of roll-out shelving, which appears to be wall but in fact provides effective storage as deep as the stair case is wide. insome cases, stair risers can conceal drawers. Some bookworms even re-

place risers with shallow bookshelves for a whimsical and practical décor accent.

for cellars, attics, garages and even outdoor sheds, air-tight containers are a must to keep out humidity and varmints from moths. See-through containers are a bonus. They come in a great variety of sizes and shapes. ifyou will be using the bins on shelves, be sure to check the dimensions.

Purchasing sturdy containers in similar sizes is more practical than

just collecting a bunch of odd-sized storage units and containers specifi-cally designed to be stackable are a particularly good choice.

The bottom line for storage is a well-kept list of where items are stored so you can find the electric blanket when it turns chilly, that slightly crooked-but-treasured ce-ramic Christmas tree grandma made at her senior center, and the seeds you dried so carefully to plant in the spring. a white board or bulletin board on a garage wall or a box of in-dex cards serves well.

besides the list, you’ll need some labels. “bins, baskets, and boxes need to be labeled,” Peyton reminds peo-

ple. “if you’re not 100 percent clear about what belongs in a container, it’s going to become a jumble of mis-cellaneous items.”

Peyton suggests buying shipping or address labels from an office sup-ply store. “This is an easy way to do it,” she says. “Print in a cute font, stick the label on a note card, punch a hole in it and attach to the contain-er with ribbon.” if the container is plastic, it’s even easier. Just peel and stick your printed label.

“a super practical way to label large bins or boxes is to use painters tape,” she continues. “it pulls off of just about any surface easily and is less expensive than taped-on labels that might fall off in damp or humid environments.”

finally, she suggests, when storing items long-term, be sure to label the top and at least two sides, so the in-formation will be visible, even if the container gets shifted.

While Marilyn Pribus confesses to being not especially organized, she does keep a list of stored items on her home office bul-letin board. And usually remembers to write things down.
