What’s Happening Around Town?Charlottesville Habitat’s Dan Rosensweig Recognized As 2016 VHA Game Changer

Habitat for Humanity of Greater Charlottesville is pleased to announce that President & CEO Dan Rosensweig is being recognized as a 2016 Game Changer by the Virginia Housing Alli-ance (VHA).

The Game Changer Award recogniz-es housing professionals whose work “changes the game” for clients, com-munities, and the housing industry as a whole. These leaders are recognized for major breakthroughs or outstand-ing achievements in the affordable housing industry and have advanced or expanded the work of VHA in a sig-nificant way.

Since joining Habitat as President & CEO in 2009, Rosensweig has provided inspirational and innovative leadership in the affordable housing sector within the Greater Charlottesville communi-ty, and the state of Virginia.

As Rosensweig leads Habitat into its 25th year of operation, Habitat is build-ing 20+ homes per year and providing affordable housing for more than 1,500 local neighbors in rental properties. The affiliate is the first in the nation to rede-velop a trailer park into a mixed-income community without resident displace-ment. Habitat has created five mixed-in-come communities and provided con-sulting and strategic support for dozens of affiliates and other affordable hous-ing providers.

Habitat purchased Southwood Mo-bile Home Park in 2007, and it is be-cause of Rosensweig’s innovative spirit that redevelopment efforts there have evolved into a true community effort, empowering members of the South-wood community to achieve skills to become the engineers and architects of their own future.

Today, with more than 170 Partner Families having achieved their dream of home ownership through the Hab-itat program, Rosensweig continues to challenge himself, his staff, and the community to further raise the bar on the quality of programs and our collec-tive ability to affect positive gains with regard to the affordable housing crisis.

Game Changer Award winners will be recognized at the Annual Awards Luncheon at noon on Thursday, June 16, 2016 at the Greater Richmond Con-vention Center.

World Yoga Day: Charlottesville

You can’t swing a stick in Charlottesville without hitting some-one who practices yoga so it makes sense that there would be a special cele-bration of World Yoga Day. And there is. At 7:30pm on June 21st, local yogis will converge on the rooftop of the Live Arts building to practice 108 “Sunset” saluta-tions, chant a global rolling “Om”, med-itate a little then party together. World Yoga Day: Charlottesville is part of a global synchronized yoga experience organized internationally by UNIFY (yoga.unify.org/) designed to celebrate the world wide yoga movement. “I get goose bumps at the thought of sharing a collective OM with the world.” says Elizabeth Clark, Owner of Hot Yoga Charlottesville and a chief organizer. “It is my heart’s prayer that it is felt not just by those practicing but by all people on the planet.”

Local yoga teachers will take turns leading the 108 “Sunset” Salutations (a play on the commonly practiced “Sun” Salutation because the event happens at dusk) underscored with live mu-sic by CENTRIC. As of this writing, participating studios include: Hot Yoga Charlottesville, Ashtanga Yoga Charlottesville, Allied Yoga Hydra Yoga Spa, Mosaic Yoga, Open Heart Yoga Center, Common Ground Healing Arts and Bend Yoga. Net proceeds go to support Common Ground Healing Arts in their mission to empower the community to live a healthy lifestyle. “It is amazing to see the yoga com-munity converge on a great event like this,” says Jason Judy, owner of Aug-ment and an organizer of the event.

“We were thinking about doing a sol-stice yoga event then Lizzie sent out a call to be a part of this really cool global happening.” Admission is a $10 suggested donation for the event, which is sponsored by 2nd St. Gallery. Nominations Open for Tom Tom’s 3rd Annual Founding Cville Award

Nominations are now open for the 3rd annual ‘Founding Cville’ Award. The Program honors contemporary Charlottesville founders who embody the Jeffersonian spirit of multidisci-plinary creativity – in art, business, and civic leadership. The Founders portraits will hang from the lampposts lining the Downtown Mall throughout the month of September.

The public is encouraged to nomi-nate candidates who have founded or cofounded their project, business, or organization in Charlottesville, and who have provided a positive example for the region with local, national or global impact.

In other words, if you are a golf enthusiast you will never lack for a place to play. In addition, golf lovers can count on finding a wide variety of scenery, topography and features (such as forests and wetlands), each with unique challenges and benefits.

Golf communities have much to offer, even for homebuyers with no intention of ever getting out on the links. Golfers and non-golfers alike can enjoy the open green spaces the course offers. In addition, most golf commu-nities also offer extras, such as tennis courts or pools, as part of a homeowner package that appeals to the whole fam-ily. Home values can be higher in golf communities and studies show there is usually also a premium attached to lots right on the course.

The real estate market in local golf communities is doing well, and as is the case elsewhere, owners of golf course lots definitely can expect a high-er price when they sell compared to their neighbors living elsewhere in the community.

The Allure of Life on the LinksHomebuyers have much to gain

from investing in a golf course com-munity.

Most golfers like the convenience of living near where they play, and every-one who lives in the community bene-fits from what Michael Guthrie, Prin-cipal Broker with Roy Wheeler Realty, Co., described as the “additional com-mon ground space,” that comes with any course. In our area, these open spac-es allow for more and better views of the mountains and also will maintain sub-division property values, benefitting ev-eryone who lives there, Guthrie added.

The popularity of golf means that it brings a lot of buyers to the area, explained Bo Newell with Mountain Area Realty in Nellysford. The result is an increased demand for housing that also helps maintain property values.

Homebuyers lucky enough to have lots that back up to the golf course can enjoy a relatively private, beautifully landscaped and well-maintained exten-sion to their property without any of the yard work normally involved. They also can have fun sitting on their deck and watching others play the game, and when the other golfers go home, can practice putts on the green in their back yard.

Another big reason homebuyers like golf communities is the associated amenities often found there. For exam-ple, in the gated community of Glen-more in Keswick (and in other similar neighborhoods), the golf course comes with what Tom Pace, with Long and Foster Realtors, calls a “country club lifestyle.”

This often means an active social life with lots of ways to meet other people and make new friends. Pace described the many activities associated with the Glenmore Country Club, which in ad-dition to golf, include bridge groups, shuttle buses to town for events at plac-es like the Paramount, family events like Santa at Christmas or Easter egg hunts in the spring. There also are many active children’s programs that, Pace said, “gets kids out of the house and away from video games.” Most clubs also have a fitness center, tennis courts and a pool, all of which make golf communities even more attractive to prospective homebuyers.

Other golf communities have sim-ilar kinds of activities to offer. Brian Chase, Managing Broker with Winter-green Resort Premier Properties, loves to play golf and enjoys Wintergreen’s Devils Knob, the highest course in Virginia. Not only is it much (12 to 14 degrees) cooler up there in July and August, but it has what he called “amazing views.” He urges everyone to come and bring their clubs, since even Wintergreen guests who aren’t great golfers can enjoy the view while they

The Wintergreen resort also has a well-respected Tennis Academy where enthusiasts can play year round. In 2010, Tennis Magazine called it “the #1 resort for families,” and regularly rates it as one of the top 50 tennis programs in the country. Another notable golf course com-munity in our area is Spring Creek at Zion Crossroads, which regularly wins

Spring Creek now also has a clubhouse with a restaurant open to the public, offering what Dan Girouard with Spring Creek Realty calls “great specials,” including prime rib every Friday night and Sunday brunch. Of course, this community also has a list of other amenities, such as walking trails, a fitness facility, and tennis.

The Full Cry, a private course at nearby Keswick Golf Club, also was the recipient of high honors when Golf Di-gest rated it #5 out of the 10 best new courses in 2015 and Golfweek named it #47 out of 100 top resort courses in 2016. This course is adjacent to Kes-wick Estate, an upscale, gated commu-nity with a limited number of home sites, and the Keswick Hall resort.

Golf Course Lots Bring a Premium

Golf course lots in our area can be a good investment. Being adjacent to a well-manicured course with unob-structed views means your lot is worth more, often much more, than your neighbors’ elsewhere in the community.

The positive impact of golf course lots on home values is supported by research. For example, a 2007 study of 305 transactions in a neighborhood in College Station, Texas found homes on golf course lots sold for almost 26 percent more than other homes in the subdivision and the price decreased with distance from the country club.

As far as the actual premium for golf-front lots in our area, Chase said, “how much premium depends on the quality of the lot, and the range is broad, anywhere from 25 to 100 per-cent over a lot with no other particular compelling features.”

yard at no extra charge,” said Dan Gi-rouard with Spring Creek Realty, and, of course, they are in short supply com-pared to other lots in the same commu-nity. “There is huge value in those lots,” he continued, adding that you might pay $175,000 for one of them compared to $75,000 for an interior lot.

Marina Ringstrom, with the Glen-more office of Long and Foster, agrees with Girouard’s assessment, stating that even the county values homes on the golf course at $75,000 to $100,000 more than others in the neighborhood. She added that there also are healthy premiums on the golf front lots at nearby Keswick Estate.

“There is definitely a premium on golf course lots because there is no one behind you and you don’t have the main-tenance,” Guthrie said. He did offer the advice that non-golfers should take a golfing friend with them when they shop for homes right on the course.

The golfers will recognize the areas where there are likely to be a lot of er-rant balls that could damage your sid-ing. On the other hand, just 150 feet more or less to either side could be very safe. He also cautioned that if you like quiet, you would be advised not to buy near a tee box, the starting point for each hole, where “laughing and talking are pretty much the norm.”

The Market in Golf Course Communities

Golf course communities are re-bounding like other parts of the real estate market.

Girouard reported that in Spring Creek the resale market “has definite-ly picked up over the past 12 months” and that the number of days an aver-age home stays on the market is also shrinking. As in many communities in our area, there is a shortage of in-ventory. However, he added that “these homes are between four and ten years old, very well maintained and a great value for someone looking to move

At Wintergreen, sales declined in 2014 after the owner announced the re-sort was for sale. However, the number of sales increased 20 percent in 2015 af-ter new owners acquired it, ending the uncertainty Chase explained.

In spite of the increase in sales in 2015, median and average values are still down, Chase said, indicating that the current market still very much fa-vors buyers. Long term these prices mean the potential for “a good bit of equity...for the smart people who get into the market now,” Chase said.

Sales in the $500,000 to $1,000,000 range are strong at Glenmore, Pace said, including both new homes and resales. He is happy to have a Stanley Martin Homes model at Glenmore, which “brings people out.”

Officially named the Cavaliers, UVA teams are more affectionately known as the Hoos, short for “Wahoos,” as in the school’s unofficial alma mater, The Good Ole Song, heartily sung after ev-ery UVA touchdown.

Men’s sports alone at the uni-versity include baseball, basketball, cross-country, football, golf, lacrosse, soccer, swimming and diving, tennis, track and field, and wrestling. UVA women play basketball, cross-coun-try, field hockey, golf, lacrosse, soccer, softball, swimming and diving, tennis, track and field, and volleyball. Wheth-er it’s for working up a sweat or work-ing on a sore throat from cheering, yes Virginia, Charlottesville is a sports town – and how! FootballUVA’s Scott Stadium can hold

whom they first played in 1895 and have played annually since 1970, that local fans are most eager to beat. The Hokies lead the series 55–37–5. The 2016-17 season opens at home against Richmond on September 3, with new head coach Bronco Mendenhall, for-merly of Brigham Young University, at the helm.

BasketballCharismatic two-time National

Coach of the Year Tony Bennett came to UVA from Washington State in 2009 and revitalized the program with his “five pillars”—humility, passion, unity, servanthood, and thankfulness. Bennett had a reputation for strong

defense; this past season, as UVA went to the Sweet Sixteen after earning its second ACC title in a row and its best regular season ever, its offense was rad-ically improved as well.

Like their male counterparts, the UVA women’s basketball team plays in the John Paul Jones Arena. The wom-en’s games are just as exciting, Gillasp-ie says, “and the ticket prices are cheap-er than men’s basketball which makes it an affordable option for families with children to attend—thus exposing

the children to sports at a young age.”

BaseballUVA baseball is no less noteworthy.

Despite a spate of injuries, the team won the College World Series in 2015. The Charlottesville Men’s Adult Base-ball League (CMABL) fields four teams on eight fields. The league strives to pro-mote “camaraderie, competition, fair play, fun, recreation, respect, and good sportsmanship among players, manag-ers, teams, spectators and umpires.”

SoccerThe Soccer Organization of

Charlottesville/Albemarle (SOCA) be-gan organizing soccer games for kids in 1982. Today it serves over 6,000 local players. Adults can join men’s leagues, women’s leagues, and “co-recreational” (both genders) leagues for ages over and under 40. Kids, too, can play year ‘round, starting at age five in the Hot Shots program and continuing on through the Elite travel program for ages 13- 19. Many also participate in camps and clinics, and take advantage of individual or small group training. “SOCA runs an outstanding pro-gram,” Gillaspie says. “The kids meet other kids from different schools and make new friends in the area.”

rite of passage for UVA students before the spring running of the biannual Foxfield Races in Albemarle County, just a few miles out of town. First held in 1978 on a former horse farm be-longing to well-known horseman Gro-ver Vandevender, the races on the last Saturday in April attract a lively crowd

of as many as 25,000 people, many in traditional aristocratic Southern dress, including seersucker suits and bowties for the guys, and pastel colors for both sexes. The fall event, on the last Sun-day in September, is geared towards families, with kids activities and a Jack Russell Terrier race. Typical attendance is 3,000-4,000. Both events benefit lo-cal charities. Foxfield’s 2016 Fall Fam-ily Day is Sunday, September 25. This year’s beneficiary is Big Brothers Big Sisters of the Central Blue Ridge.

The Montpelier Hunt Races draw nearly 20,000 spectators to the historic grounds of James Madison’s Montpe-lier every November for two races on the flat and five over fences. The 82nd running of the Montpelier Hunt Races is on Saturday, November 5.

PoloDavid and Ellen King moved to

Virginia from Houston, Texas in 1995 looking for a farm with 12 acres of ground flat enough for a polo field. To-day the land they bought in Albemarle County is home to both King Family Vineyards and Roseland Polo, where polo matches are held every Sunday, from Memorial Day weekend through mid-October, weather and field condi-tions permitting. Matches are free and begin at 1:00 pm. n
