The lowest home prices in years and tax incentives are driving many people to purchase their first home.

First-time home buyers easily can be overwhelmed by the process of buy-ing a home. In addition to the legal hurdles associated with purchasing a home, the stress of committing such a substantial amount of money can lead to some sleepless nights.

But first-time home buyers can pre-pare themselves for the process ahead of time. Though the following tips might not guarantee a smooth and stress-free home buying experience, they can answer a few questions and facilitate the process.

• Establish a price range. As the housing crisis of the last several years indicated, many homeowners

got in over their heads. Some lost their homes to foreclosure, while oth-ers found it extremely difficult to pay their mortgage each month. First-time buyers can avoid such scenarios by honestly assessing what they can af-ford and searching for homes within their price range. A host of websites, including some lender sites, provide free mortgage calculators so buyers can see what they can afford. Lenders often recommend spending less than 30 percent of income on housing costs.

• Research rates and taxes. Certain external factors beyond the price of the home will factor into a homeowner’s monthly financial commitment. Taxes and homeowner’s insurance can vary greatly depending on a home’s loca-tion. Research property taxes in differ-

ent communities, and shop around for homeowner’s insurance when looking for a home.

• Expect to pay costs. Closing costs are often a big shock to first-time home buyers. Closing costs include lender fees, title and settlement fees, taxes, and homeowner’s insurance or hom-

eowner’s association fees. Bankrate.com provides an annual closing cost survey for buyers to get a better feel of just what they will be spending when the time comes to sign on the dotted line. A lender can also give an esti-mate of what the fees may total.

• Consult professionals. Area real estate professionals might be able to tell what the real estate market is like at the moment. Prices might be on the rise, on the decline or remain-ing steady. If looking in a specific area, consult with a real estate agent about the area and what to expect.

When shopping for a home, buyers should expect the unexpected. How-ever, the surprise element can be re-duced if buyers do their homework be-fore beginning the buying process.

Despite low interest rates and declining sale prices, there is still a lot of home inventory avail-able. That means homeowners thinking about sell-ing have to do whatever they can to set their homes apart from the others available.

Real estate experts call it “staging,” or present-ing the home in the best light so potential buyers can envision themselves moving right in. Just a few changes here and there can position a home to sell faster than the competition.

1. The nose knows. A house can be perfect inside and out, but if it smells bad, buyers will likely be put off. Make sure there is no noticeable odor, such as pet smells, garbage, or stale smoke to turn off others.

2. Clear out. Make sure the interior looks as spa-cious as possible. This could mean taking out some furniture and temporarily putting it in storage. Be sure countertops in bathrooms and kitchens are free of clutter. And pack away knick-knacks that can col-lect dust.

3. Cater to the lazy person. Potential buyers gener-ally want to move in and simply unpack. They don’t want to make major repairs. Therefore, homeown-ers should do whatever repairs are possible, within reason. If that means tearing down dated wallpaper or replacing carpeting with hardwood floors, it could mean a faster sale.

4. Do a deep cleaning. Whether a cleaning service is hired or the homeowner does it himself, tackling necessary cleaning projects could make the home shine. Now is the time to wash the windows, sham-poo the carpets, regrout the bathrooms, and tackle all of those messes that could compromise a sale.

5. Add a fresh coat of paint. If walls are bright colors or eclectic, it could pay to paint rooms in

more neutral shades to appeal to the masses. Just be aware that some buyers are suspicious of paint, especially freshly painted ceilings. They may think a homeowner is trying to hide something, usually wa-ter stains.

6. Keep the home updated. While one doesn’t have to follow every trend, ensuring the home is ageless can make for a better sell. So if the cabinets scream 1985 and the bathroom is circa 1967, it could be time to do some updating.

7. Create “happy” spaces. Buyers don’t want to purchase a dark home that seems full of doom and gloom. Open the windows, turn on the lights, add lights to dark rooms and use light colors as room accents. Generally buyers want a bright and light home.

8. Avoid provocation. One potential buyer could be an animal lover, another a political activist. No one can tell who will view the home. So don’t display per-sonal items that might offend. Take down mounted deer heads and put away books that may seem of-fensive. It can be a good idea to store religious items as well.

9. Clean out closets and cabinets. Partially emp-ty closets and cabinets give the suggestion that the home is large and has plenty of storage space – so much so that it doesn’t even all need to be used. Buy-ers who see jam-packed closets could wonder what’s up with storage.

Selling a home in a tough market can be easier when homeowners take the steps needed to stage homes for a faster sale.

of her Webster Groves neighborhood enjoying the sight of many beautiful homes.

Those that are painted bold, bright colors always catch her eye. She even has a name for them – The Colors of Webster.

“I love to see the houses around here – there are a lot of colorful homes in Webster,” said Stout, who lives on Baker Avenue. “They represent Web-ster. Whenever I see one, I think, ‘That’s so Webster!’”

Stout loves the multicolor home that sits on the corner of North Rock Hill Road and Oak Street in Webster. “I applaud their courage to do some-thing different,” she said.

The home, located at 403 Oak Street, is periwinkle with red and turquoise trim. Most passers-by have dubbed it the purple house on the corner. Nola

Waters, who has lived there for 24 years, just gave the house its snazzy paint job a little more than a year ago.

“I wanted something that was dif-

ferent,” Waters said. “If you can’t have color in your life it’s like not having laughter.”

And color she has. Waters says the

red trim on the house is like “lipstick on a lady.” Pair that with the bright turquoise shutters and people take notice. “People have been out on the street and just stopped to tell me how much they like it,” she said.

The best part for Waters is being able to come home to her cheerful-looking house every day after work. “It makes me smile when I come across the train tracks,” she said. “It’s my periwinkle palace.”

A half-mile away sits another col-orful home. Situated at the corner of South Maple and East Swon, the century home that was built in 1886 boasts a creamy pink-peach color.

“People say it’s pink, but it’s apri-cot,” said Carrie Rao, who moved into the house with her husband, Kumar Roe, five years ago.

The couple decided to paint their home the apricot color (with gray ac-cents) three years ago when they wanted something different from the norm. Carrie Rao noted there are sev-eral blue, taupe, gray and white homes in the neighborhood.

“I didn’t want it to be like every-thing else,” she said.

Besides the fact that Carrie Rao is fond of peach-like colors, she also was inspired by a nearby salmon-colored home.

“We started eliminating colors and this is what was left,” she said. “It’s bold.”

Color In KirkwoodKirkwood has its own collection of

colorful homes – including one that’s been called the bubble-gum-colored house and garnered many compli-ments from those walking the neigh-borhood. Passers-by even gave their input when the owners put different colored shutters on the house during a trial run.

The two-and-a-half story Victorian home that sits on the corner of North Harrison and Washington is owned by Gary and Terry Sibbitts. When they bought the house 11 years ago, it was painted three shades of gray and white. Two years ago they transformed it into an eye-catching combination of periwinkle, plum and white.

The base is a light shade of periwin-kle, the shutters are a darker shade of periwinkle and the house is high-lighted by a bright, rich plum or berry color. From the side, the supports – which are dark periwinkle and white – look like ribbons. Gary Sibbitts said he and his wife wanted to pull out the details of their historic century home. And, Terry Sibbitts added, “We want-ed it to be fun.”

Periwinkle is Terry Sibbitts’ favorite color, and the couple decided the plum and white worked well with it. “Those are just colors we like,” she said.

Brightening Up Neighborhoods

The couple gets confirmation of that every time someone stops to admire the home. “We get a lot of compliments,” Terry Sibbetts said. “When they look at the house it makes them smile.”

Not far away is another charm-ing home owned by Fred and Chinkie Taussig. The two-and-a-half story house on East Jefferson Avenue is a pink color highlighted by a maroon and shades of green. Fred Taussig de-scribes his home as a “charming gin-gerbread Victorian house.”

When the Taussigs moved in 32 years ago the house was a gray or yel-low – they can’t even remember. It was about 20 years ago when they decided the house was just too dull.

A “Green” House Has Many Meanings

Ask any homebuilder what the pri-mary word in residential development is. The answer will be “green.”

But what, exactly, is a green home? Never has a word lost its meaning so quickly in the dense forest of market-ing hype. It could mean the builder in-stalled a low-flow toilet or it could be LEED-certified, which means impar-tial experts have determined the home meets stringent environmental and energy-efficiency standards.

To become LEED-certified, the ar-chitect must incorporate environmental factors into every aspect of the home’s design and construction, including its size, location, orientation on the prop-erty, building materials and choice of heating and cooling systems. Although LEED homes cost slightly more to build, the added costs are quickly re-couped in energy savings. And because they also reduce pollutants, green homes are safer for the homeowner and the community.

But is there a market for LEED homes? St. Louis architect Daniel Stauder of Stauder Architecture be-lieves there is, and he has built one to LEED standards in the middle of Kirk-wood. The three bedroom, two-and-a-half bath house is located at 297 Frieda Ave. and is under contract to be sold.

“I believe there are people who un-derstand that a home is more than four walls, a roof and a monthly mortgage payment,” Stauder said. “They see their home as a reflection of who they are, not how much they are worth. They care about the quality of their neigh-borhood, about their home’s effect on the environment and on the available resources of their community.”

LEED, which stands for Leader-ship in Energy and Environmental De-sign, was developed by the U.S. Green Building Council. To achieve LEED-certification, a home must accumulate a certain number of points in seven rat-ing categories. As a house accumulates more points, it attains higher certifica-

tion levels, ranging from silver to gold to platinum. Stauder targeted a silver certification in the house, one of the few LEED-certified homes in Kirkwood.

The Stauder home illustrates how a home garners points:

1. “Locations and Linkages” awards points for selecting a site with environ-mental and cost advantages. A typi-cally new development requires more land, roads, water and sewers, more traffic and public transportation.

The Stauder home sits on a moder-ate-size lot. It places minimal burden on the city’s infrastructure and resourc-es. Although it is more than four times the size of the demolished structure, the two-story design takes up only 600 more square feet of land, leaving ample front and back yards.

2. “Sustainable Sites” dictates the placement of the home with respect to the sun.

The Stauder home is designed with a long east-west axis with large south-

facing windows shielded by carefully-sized overhangs. In winter, the low southern sun provides free warmth. In summer, the overhangs shield high summer sun.

3. “Water Efficiency” seeks to limit the use of water inside and out. Al-though water shortages are not a prob-lem in St. Louis, waste-water disposal, both storm and sanitary is.

The Kirkwood home includes high-efficiency plumbing fixtures and a high-tech piping system incorporat-ing a manifold that distributes water to each fixture as needed. This system also reduces the amount of hot water cooling down in the pipes when no one is at home. The home keeps all plumb-ing fixtures close to the water heater, which minimizes heat loss through the building and provides hot water quick-ly. No more running the shower for five minutes to warm it up.

4. “Energy and Atmosphere” is all about limiting the use of oil, coal and

gas in the construction and operation of the home, saving the cost of heating and air conditioning, and minimizing pollution caused by the building and use of the home.

The average home has a 50- to 100-year life. In its lifetime, it consumes tons of non-renewable and imported energy and pours many tons of carbon dioxide into the atmosphere. A LEED home uses 30 to 40 percent less elec-tricity and saves more than 100 tons of carbon pollution over its life span.

The Stauder home features a geo-thermal system in which the majority of the energy needed to heat and cool the home comes from the earth, cost free. Three 200-foot wells circulate water that uses the earth’s consistent temperature to reduce the need for heating in the winter and cooling in the summer. The home is also constructed with extremely large amounts of insu-lation. All cracks and duct seams are sealed.

5. “Materials and Resources” recog-nizes the huge quantity of energy need-ed to extract, process and transport building materials and the tremendous waste generated in building the home. Points are awarded for the use of ma-terials that are recycled, made locally and low in volatile, toxic chemicals.

Stauder’s home features an “ad-vanced framing” system, which reduces the amount of lumber needed. It incor-porates composite wood materials, re-cycled insulation and hardwood floors made from bamboo, a rapidly renew-able resource.

6. “Indoor Air Quality” awards points for limiting hazardous pollut-ants in the home, including carbon monoxide, radon, mold, mildew, dust and formaldehyde.

The Stauder home features exterior walls that, though highly insulated and sealed, can nevertheless breathe, avoiding the buildup of moisture and mold which can remain throughout the lifetime of the building.

7. “Awareness and Education” offers points for training homeowners so the full benefits of the LEED home will be realized.

Prime garage sale season is just around the corner. Those interested in conquering the clutter once and for all and offering items to willing buyers can improve their chances of success by following some key tips.

Individuals have different reasons for holding garage sales. Some people are moving and want to thin out items before packing. Others are looking to make a little extra spending cash. Still others simply enjoy the socialization garage sales provide.

Garage sales can garner a person a good profit. However, if the goal is to make as much money as possible on high-end goods, such as antiques or collectibles, a garage sale is probably not the best place to do this type of selling. Instead, choose a reputable on-line bidding site or advertise specialty merchandise in the local newspaper.

Those who want to clear out their home, cull through the excess clutter and make a few dollars along the way will find that garage sales can be the ideal way to do so...if done the right way. Otherwise they can be a waste of time. Here are some pointers to maxi-mize success.

• Wait until there are enough items to fill a few tables and spread larger merchandise on the driveway or lawn. Individuals will be drawn to a sale that looks like it has a good quantity of items to pick through.

• Think about a joint garage sale. Getting together with neighbors en-ables a larger number of sale items and may attract a bigger crowd.

• It’s better to have the sale on one

main day than stretch it over two or three days. Weekends provide the most action, particularly Saturday. Avoid long weekends to hold a garage sale because a lot of people go out of town.

• Garage sale visitors tend to be early birds. Therefore, schedule the sale for the early morning into the af-ternoon. An 8 a.m. to 3 p.m. sale will enable a good number of people to make it to the sale.

• Set up the merchandise the night before and house it in the garage or another locked area. Simply move it out onto the display tables before the sale.

• Price items realistically. Remem-ber, a garage sale is a chance to un-

load items quickly. Don’t expect to earn what was originally paid for each item. Be prepared to part with things for a steal.

• Advertise the garage sale in the local newspaper several days in ad-vance. Some people like to post signs in high-traffic areas as well, such as traffic intersections or by the entrance to the local supermarket.

• Have easy-to-read signs that mark the way to the sale, including the ad-dress and any directional markers. Balloons and streamers can help make the signs more visible. Be sure drivers can read the signs from the car. Writ-ing that is too small will be ineffective. Keep the signs brief such as “Garage Sale,” note the date and address.

• It is best to host the sale in the front yard where passersby can easily see the items on display. Garages are ideal for poor weather conditions but are more difficult to scan for possible treasures. The backyard should only be used as a last resort because it is the least visible.

• Remember that the goal is to sell the most items so they don’t have to be packed back up and either put in-side or taken to the dump. Be able to part with items for less than originally marked. Consider slashing prices as the end of the sale draws nearer.

One way to make the process a lot less anxiety-ridden is for potential home buy-ers to work with a real estate agent they can trust. Those who have previ-ously purchased a home might al-ready have a strong relationship with a real estate agent. But for those moving out of their current location or buying for the first time, finding the right real estate agent requires some effort. Those in the market for an agent to help navigate the home buying process should consider the following tips.

• Find a buyer’s agent. Real estate agents are often affiliated with sellers instead of buyers. This means their primary goal is to help the seller and not the buyer. When shopping around for a real estate agent, ask companies about their buyer’s agents. Buyers should always have someone with their in-terests in mind, and not the interests of the sellers.

• Find someone with a track record. Real estate can be an exciting and financially rewarding indus-try in which to work. As a result, lots of people want to be real estate agents, even though few succeed

and last a long time. When interviewing real estate agents, inquire about their history in the business. A more experienced agent will make things far less stressful and easier, and a long career indicates they are good at what they do.

• Don’t place too much emphasis on agency size. Real estate agen-cies come in all shapes

and sizes. When it comes to abil-ity, the size of the

agency should not factor in. A smaller indepen-

dent agency can be just as quali-fied and

reliable as one of the major

franchise agencies. Buyers who find someone they trust should go with that person, regardless of how big or small their agency is.

• Get a referral. Friends and family members who have been through the buying process before might be great resources. Buyers looking in “Town X” who have friends or family already living there should consult those friends or family and ask for any agent referrals. Those relocating because of work should ask their company to refer an agent. Chances are companies have relocated employees in the past and might have a strong relationship with an agency in town.

Finding The Right Real Estate AgentFinding an experienced real estate agent can make buying a house less stressful

Real estate professionals have a myriad of designa-tions. Here’s a sampling of a few of them:

GRI – Graduate, REALTOR® Institute is a nationally-recognized educational institute dedicated to furthering the fundamental knowledge and skills of REALTORS® with fewer than five years experience. It is also available to more experienced real estate practitioners to help them stay current on issues and to reinforce basic skills.

REALTOR® – holds a real estate license from the state and is a member of the NATIONAL ASSOCIATION OF REALTORS®, C.A.R., a local board or association, and has pledged to abide by NAR’s Code of Ethics.

ABR – Accredited Buyer Representative is a desig-

nation from the Real Estate Buyer’s Agent Council that trains experienced REALTORS® in specifically represent-ing the real estate consumer.

CRE – Counselor of Real Estate is a member of The Counselors of Real Estate, an international group of rec-ognized professionals who provide seasoned, objective advice on real property and land-related matters. Membership is by invitation only.

QSC – Quality Service Certified. This designation

may be the most important credential a real estate pro-fessional can hold. A Quality Service Certified sales pro-fessional is held to a standard which requires account-ability, reliability and consistency – the ongoing delivery of quality service on each transaction.

SRES – Seniors Real Estate Specialist. These Realtors help seniors make wise decisions about selling the family home, buying rental property or managing the capital gains and tax implications of owning real estate.
