NAUTICAL COVE - Executive Summary

Nautical Cove is located in the eastern portion of the City of Menifee adjacent to The Lakes at Menifee. It will be a gated, lake community with small parks, community clubhouse and pool. The project will feature lake front home sites on a 12-acre lake. While the minimum lot size is 6,000 square feet, several lots that back-up to Briggs Road will range from 11,300 to 12,620 square feet.

The project features 239 single-family residential lots with an approved Tentative Tract Map and preliminary engineering by Albert A. Webb & Associates. Nautical Cove’s lake will be an addition to the Salt Creek lake system that includes the lakes at The Lakes at Menifee and the original Menifee Lake development. The lake at Nautical Cove will feature fishing and boating. A regional trail system will also provide ample recreational opportunities.

Approved design guidelines for Nautical Cove include three gated entrees with monumentation, a neighborhood center, neighborhood park, five paseos, and three areas of open space. The project will span 77.15+ gross acres. The plan addresses all major components of the Menifee Valley Master Drainage Plan. The architectural design guidelines call for varied roof heights and pitches, variable lot sizes and setbacks, innovative designs and creative site plans. There will be a trail around the lake as well as a trail system along Briggs and Holland Roads. Nautical Cove is located directly across the street from the new Southshore Elementary School.

PROPERTY CONDITION The property is flat and was once a dry-farm site, like much of the surrounding area in Menifee. It is within the Salt Creek flood plain, which will be addressed by the lake and subsequent flood control mitigation. A preliminary Geotechnical Investigation of the property in 2003 reported that no ground water was encountered within exploratory borings, which were advanced to a maximum depth of 101.5 feet. The site in not located within a California Special Studies Zone for fault rupture hazard and no known faulting has been recorded on the subject site.

MUNICIPALITY Tentative Tract #31229 is situated in the incorporated City of Menifee in Riverside County and in the Third District Supervisorial District, whereby enjoying all of the rights, opportunities and amenities cityhood affords.

LOCATION: Nautical Cove is within the City of Menifee, which was incorporated in 2008. It is in the southeastern portion of the city, near the new Loma Linda University Medical Center complex. It is also in close proximity to Mt. Jacinto College, Menifee Campus. The property is located at the northwest corner of Briggs and Holland roads, in a rapidly developing portion of the City of Menifee, and is just north of the new Pardee Homes development, currently under construction.

SOUTHSHORE ELEMENTARY SCHOOL City of Menifee Uses Measure DD Funds to Build “Missing” Sidewalks Near Schools Students walking to South Shore Elementary School, along the west

boundary of Nautical Cove, now have continuous, safe sidewalks to use thanks to the City’s Missing School Sidewalks project funded by Measure DD tax dollars. This is one of the first projects completed from the City’s Missing School Sidewalks project.

Nearly 750 feet of new sidewalk was built along the north side of Holland Road, connecting the existing sidewalk on Holland Road to the existing sidewalk on South Shore Drive, creating a continuous and safe walkway to South Shore Elementary School.
