Welcome to our market reportMosman across all apartment and townhouses saw a slight slow in growth for this quarter with three bedroom apartments taking the biggest hit with a 15% decrease in prices. Two bedroom prices decreased by 3.5% compared to last quarter. On the positive side, one bedrooms saw nearly a 9.5% growth since last quarter with an average price nearly hitting $650K. Interestingly, there are normally fewer properties listed for sale in winter which generally drives prices because demand outweighs stock, however there were 13 more properties listed for sale this quarter compared to last quarter. We also saw a new category of four bedroom apartments being sold.

In the third quarter of 2015 (July to September), there were a total of 109 apartments/townhouses sold in Mosman, with an average selling price of $990,531. When you compare this to Q2 of 2015, which had an average selling price of $1,006,984, this indicates a slight decrease of $16,453.

As we move into the spring selling quarter (October – December) there has been plenty of speculation in the media regarding declining auction clearance rates across Sydney and terms being thrown around like, ‘bubble to burst’ and ‘peak of market’. The Lower North Shore and our office are still experiencing consistently good clearance rates and strong buyer demand.
