The strategy is to make Bintaro Jaya more inclusive by improving portfolio and catering towards wider income segments. The company will continue to develop middle-class housing in Serpong and Pasar Kemis areas. Our long-term strategy is to have Pasar Kemis as the next Bintaro.
Marketing strategy
We aim to improve Bintaro Jaya’s point of access through refurbishment of Jurang Mangu station, as part of our land development using Transit Oriented Development concept. Accessibility to and from Bintaro will further improve as construction of Kunciran-Serpong toll road begins (estimated to be operated at the first half of 2019), and a potential extension of the Semanan toll road.

1st phase: Semanan – Grogol, Kelapa Gading – Pulogebang
2nd phase: Duri Pulo – Kampung Melayu, Ulujami – Tanah Abang
3rd phase: Kemayoran – Kampung Melayu, Pasar Minggu – Casablanca
Phase 1 construction timeline (estimated completion in Semester 2, 2019)
Phase 1 construction has begun, starting with Section A at 9KM, with an estimated completion in Semester 2 of 2019. JTD has estimated that Phase 1 will contribute a project IRR of around 15.25%. Section B is expected to start construction in end of 2018 and Section C is expected to start construction in 2019. Below are details of the construction timeline:
