DESCRIPTIVE REPORT

1- THE PROJECT.

The Project is the 3 stars Hotel Construction in Miraflores City,

Lima –Peru.

This building will have 7 floors with 72 rooms, Principal lobby, Meeting room, Restaurant and Kitchen.

Also will have an Administrative Offices area and an underground parking, where the services area will be located too.

For the Project design we considered the basic regulations required by the National Construction Laws and The Miraflores City regulations.

The Project has been designed answering the Client petitions.

2- LOT’S DESCRIPTION

The Project is located in 2 lots in the NN… Street Miraflores City, Lima-

Peru.

It has a rectangular shape with 12.00 meters ( 39.37 ‘) at front and

44.75 meters (146.81’) depth. The total area is 537m2 (5,780.21 Sq.

F).

The lots already have the basic services like, electricity, telephony,

gas , water & sewer.

3- BUILDING DESCRIPTION AND REQUIREMENTS PROGRAM

The building is aligned with the NN… street, with 3 meters set back.

In the back it has 3 meters set back and a courtyard area in the middle of the construction for ventilation and illumination purposes.

The vertical access is through the stairs and the elevator .The Project also has a special service elevator for the kitchen area loading and unloading.

The room’s distribution and common areas were designed to optimize the economy for the project development, we decide to use ducts instead of artificial ventilation, and also the rooms distribution were designed to be organized and simple for the best use.
