These small offices are cost effective for the entrepreneur who requires a single or
multiple offices to work from but would like to share the communal costs
associated with an office scenario.

1.3 Serviced Offices
Our serviced offices offering is an optional extra which ensures that the business
owner can focus on his business and not on the peripheral services that take time
to manage. To do this the business owner need to outsource the non-core
business activities. The following non-core business activities are provided with a
rental agreement for our offices in Pretoria-East/Centurion and is an optional extra.
1.4 Outsourced Services
1.4.1 Instant Telephone Number
An instant telephone number will be available where your calls
will be answered in your business name by a professional
receptionist. These numbers will be available on occupation.
The receptionist will take messages, forward calls to you and
your employees. The instant business telephone number will
enable a receptionist to answer your business calls live in your own business
name and then transfer your calls to your cell or landline anywhere in South
Africa or the world.
1.4.2 Website Hosting
Included in this service is your website hosting which is provided for free in the first year of service.
1.4.3 E-mail
Business e-mail addresses for you and your employees in your own company name e.g. [email protected].
1.4.4 Instant Fax Number
Instant fax number for immediate use.

1.8 Common Areas
There are two common area spaces referred to in this proposal.
1.8.1 Outside
The common area outside shall include all public toilets, gardens, verandas, parking or any area common to all tenants. These common areas are funded through the operating costs allocated to the leased premises and more fully described in section 1.7 of this document.
1.8.2 Inside
The common area inside shall include the toilets, kitchen, boardroom, reception or any area common to all the office tenants. This area is funded by apportioning the common area to the office tenants.
1.9 Operating Costs
The operating costs are required to ensure the operations of the property and
shall include, but not limited to, the following:
� Cleaning expenses for common areas (Outside of rented premises)
� Security expenses (A night guard is on site)
� Repairs and replacements of common area (Outside of rented premises)
� Insurance premiums (including political riot insurance)
� Building amenity cost, including towel and other toilet services and the
costs of maintaining outdoor gardens, plants and grounds
� Firefighting equipment
� Drains, sewerage pipes and plumbing works,
� Management and administration expenses and fees.

1.10 Supplied by Landlord
A white shell will be supplied with all electrical fitments and plumbing in working
order.
1.11 Supplied by Tenant
All equipment and furniture to be supplied by tenants in accordance with their specific requirements. The various office tenants to contribute towards the common furniture and equipment which can be facilitated by the managing agent.
