• Prepare an assured short hold tenancy agreement which complies with current legislation.

• Obtain the initial funds to commence the tenancy and protect the security deposit as to meet current legislation.

• Provide and discuss with new tenants the moving in procedure and key handover.

Management• Assist with all aspects of maintenance issues ensuring that all landlord obligations are satisfied.

• Promptly collect rent, deduct any expenditure and forward the balance to your nominated bank account. This will be accompanied by a detailed statement to enable you to monitor your accounts and investment return.

• Conduct regular inspections to ensure all aspects of the tenancy agreement are fulfilled to ensure that you feel confident with the tenancy.

• Answer any queries from the tenant to make sure they are satisfied in order for the tenancy to run smoothly.

• Communicate with the tenant to ensure the smooth operation of the tenancy.

• Renew tenancy agreements or if requested issue the relevant notice to terminate the tenancy.

• Assist in any legal matters that may arise during or after the tenancy.

• Renew rent guarantees and legal protection.

• Acquire possession of the property making sure all keys are returned and ensure that the property is left in a secure state.

• Carry out a final inspection and arrange quotations for any necessary cleaning, maintenance or repairs.

• Ensure that any disputes are swiftly resolved so that the property is returned to you in satisfactory condition.

• Lease with relevant TDS (Tenancy Deposit Scheme) organisation to make sure that the property is returned to its original condition.

• Make recommendations to ensure that the property is presented and dressed to the highest achievable standard in order to swiftly secure new tenants.

Who needs to know that I intend to let my property?If the property is subject to a mortgage your lender will need to be informed and may require details of the tenancy.

Your insurance company will also need to be informed as it is the landlords’ responsibility for both building and personal contents during the tenancy.

Do I pay tax on my rental income?Depending on whether you are regarded as a UK resident or a non-UK resident your tax liability varies considerably.

There are many outgoings that can be offset to the income received i.e. agency fees, maintenance, mortgage interest etc.
