Special Locations agreements

1. Priority on bookings Agreement A price per week will be agreed for the property and for every Special Locations week booked, you will receive the agreed rate. Special Locations will require holding the availability chart, due to our website being able to take ‘live’ bookings and client payments confirming their holiday. The ‘Priority on Bookings’ letting method allows the owner to use the property when required, within reason, subject to checking availability with Special Locations first.

2. Non-exclusive Agreement2. Non-exclusive Agreement A net rental income price per week is set up for your property. You will receive you net rental income for each successful sale made by Special Locations. Special Locations will need to check the availabilities with the owner for every enquiry. After your confirmation we will proceed with the reservation. The owner is holding the availability chart.

RENTAL AGREEMENTS


Management/ServicingManagement services will need to be arranged by the owner of the property, providing: maid service, pool cleaning (if private pool), property and grounds maintenance. Special Locations can arrange the management services for you. (Please ask us for information and prices)

Special Locations will need a minimum property service that meets the following requirements:

• A suitable, reliable efficient management company and pool cleaning service (for villas w/private pool)• One full clean per week including a mid-week mini-clean, for stays longer than 7 nights (minimum).•• Bath and hand towels to be provided for the maximum property occupancy.• Towels changed – once per week (minimum).• Bed sheets, pillows cases and blankets to be provided per bed.• Bed linen change - once per week (minimum).• A qualified pool cleaner must attend twice per week (minimum) and record pool data / chlorine levels as appropriate.• Grounds and gardens to be maintained as appropriate (minimum weekly).

• A comprehensive insurance policy for the property throughout the contracted period is required. This must cover all risks relating to and/or arising out of the letting agreement and the use or occupation of the property, services, facilities, furniture or equipment provided by the owner. • All residential, Tourism laws and regulations of the country where the property is situated needs to be adhered to.• All local taxes, urbanization/community charges and all other on-going charges are the responsibility of the supplier and should be paid promptly. •• All utility bills to be maintained and paid by the owner / supplier. • Professional photography is recommended; ideally a minimum of 6 photos is required. Special Locations can arrange at a cost, this can be discussed with the Contracting Team. • All relevant licences to be adhered to.
