President’s Message

Welcome to the 2015 Innovation & Excellence Awards. It gives me great pleasure to present the finalists and winners of the 2015 Property Council of Australia Rider Levett Bucknall Innovation & Excellence Awards.

These awards are the pre-eminent property industry awards program in Australia, recognising excellence in the built environment and heralding the achievements of the sector’s finest professionals and companies.

The projects showcased in these awards represent the property industry’s outstanding achievements and commitment to creating strong prosperity, jobs and communities. Congratulations to all involved in these pioneering projects!

As an example of our market leading research are the multiple international and regional reports we produce, providing timely snapshots of market conditions and construction cost movements around the world, via on the ground commentaries from directors and analysts in key locations.

RLB first issued the Riders Digest, an annual compendium of regional and international industry information in 1973. Along with indicative construction costs by building type and region, Riders Digest contains reference material on development considerations, estimating benchmarks, sustainability and lifecycle issues – another example of our innovative approach to research.

RLB developed the world’s first construction cost related smartphone app, which gives users a new platform to access data and analytics in an age of “Generation Now”. Features include global cost comparison, inter-city and regional indexation and worldwide construction market analysis and commentary.

The RLB Crane Index published biannually, tracks the number of cranes in significant centres to provide a simplified measure of the current state of the construction industry’s workload in each of these locations.

It counts the bulk of the nation’s major investors, property owners and developers – as well as the industry’s professional services and trade providers – amongst its members.

Our three-year strategyThe Property Council has just launched its new three-year strategy, which is all about championing a strong property industry that creates prosperity, jobs and strong communities.

The new strategy is about telling the industry’s proud story throughout the community.

The property industry’s economic and social contribution to Australia is massive.

The property industry is a major driver of the Australian economy:• Property and construction employs 1.3 million Australians, more

than mining and manufacturing combined• It accounts for 11.5 per cent of GDP, one ninth of the country’s total

economic activity• Property is the nation’s largest collective taxpayer, contributing $34

billion in real estate specific taxes alone (before counting our share of corporate tax and GST)

Telling the industry’s storyThe Property Council will ensure our industry’s story is told throughout the community and is well understood.

This means stepping up our role as a public advocate to ensure we have a strong voice in the key debates, which matter for our industry.

“Our industry needs to leverage this economic reality to speak with a stronger voice, and have a greater role in the political life of the nation,” Property Council Former National President Darren Steinberg said.

To do this we need to ensure the industry’s voice is powerful, respected and influential.

That’s why this new strategy is about how we speak with a stronger voice to tell our industry’s proud story, so the community better understands the extraordinary economic and social contribution we make to the nation.

This is an exciting time for the Property Council, and the new strategy sets out our future direction. It is an outward-looking plan that drills down on our priorities for the years ahead.

A central pillar of this is taking powerful advocacy to the next level, with a sharp focus in 2015 on the two key priorities of fairer taxes and better planning.

Our 2015 prioritiesFairer taxes Australia is about to embark on a national tax reform debate. The property industry has much to gain and much to lose from tax reform. We cannot afford to be a passive participant. This issue provides tremendous opportunities for us to better connect with the community on social and equity issues.

PlanningAcross the country significant progress has been made in some states (Queensland and Western Australia), reform is stalled in others (New South Wales), while in others reform needs a fresh agenda (Victoria). At a federal level, Canberra needs to adopt stronger infrastructure and city growth policies to drive change on the ground.

DiversityThe Property Council has also made the conscious decision to step up to be a diversity champion. Initiatives such as the new Property Male Champions of Change build on previous work in this space to promote more women into leadership roles in our industry.

“The Property Council is where the industry comes together to define its collective future … the strategy is set. Now it’s time for action and outcomes,” Chief Executive Ken Morrison said.

History of the Awards

Since 1982 the Property Council of Australia (originally under our former name of BOMA) has been recognising excellence in the built environment through its awards program.

Rider Levett Bucknall (formally Rider Hunt) has been a proud supporter of the awards program since its inception.

In 1991, the Property Council’s then state-based award programs were augmented by the launch of a national award to recognise national excellence in the efficient use of capital, in a new or refurbished development.

In 2006, our awards program was re-launched as the Innovation and Excellence Awards to more effectively promote and celebrate innovation – and leading practice within the property development and investment industries.

This expanded on pre-existing awards to recognise excellence across 12 categories:

To reflect trends in the industry: In 2010 the Retirement Living and Office Fit Out categories were introduced and, in 2011, the Sustainable Development category was expanded into two categories – which included New Buildings and Existing Buildings. In 2012, the Award for Innovation

was introduced and, in 2015, the Award for Best Affordable Housing Development was established within the current program.

ABOUT THE JUDGES

John V. McCarthy AOChairman

John is recognised as a property industry leader. He has previously served as the National President of the Property Council of Australia, Chairman of the Australian Sustainable Built Environment Council and chairman of the Co-operative Research Centre for Construction Innovation. John currently holds various corporate board positions including chairman of the Sustainable Built Environment National Research Centre and adjunct professor at QUT School of Urban Development Faculty of the Built Environment and Engineering. In May 2010, John was elected world president of the International Council for Research and Innovation in Building and Construction and, in 2009, was awarded the Order of Australia medal for services to the property and construction industries. John works out of Sydney as non-executive chairman of AEH Property.

Denis CouplandDenis is a National Director of Colliers International. Having spent over 35 years in the property industry, he is an industry leader in the management of major assets and portfolios for global and Australian institutions, federal and state governments, developers and private investors. Denis has specialised in the planning, leasing, commissioning, management and sale of major commercial, industrial and retail projects. Denis chairs the Property Council of Australia’s Professional Development Committee and, since 1997, has been involved with a range of state and national committees and industry conferences. He has also been member of the judging panel for the Property Council of Australia/Rider Levett Bucknall Innovation & Excellence Awards since 2006.

David EadesDavid has recently held roles as CEO of the Residental Tenancies Authority, Deputy Director of the Queensland Department of State Development, Infrastructure and Planning – where he ran the major projects office and Deputy Director of housing in the State Department of Public Works and Housing. He was previously a Director in the PricewaterhouseCoopers Economics and Policy practice, specialising in property related infrastructure such as roads, rail, ports and airports. He joined PricewaterhouseCoopers in 2007, following his 10 years as national director at Knight Frank Australia. He has enjoyed over 36 years in the property industry, and was the Queensland chair of the Property Council’s Property Excellence Awards for eight years prior to nationally based judging. David is a former national president and life fellow of the Australian Property Institute (API), and was a Founding Director of the World Association of Valuation Organisations. He is the immediate past Chair of the Queensland Heritage Council, adjunct professor of The University of the Sunshine Coast and a board member of both Multicap Queensland and South Bank Corporation.

Andrew FordAndy, a retired Director of Woods Bagot, is one of the leading design Principals in Australia. His proven creative, technical and professional abilities in architecture and interior design are matched by an understanding and appreciation of commercial realties: He is a designer, manager, professional and businessman. Recognised as a skilled leader and manager of multi-disciplinary teams, Andy’s career has been rewarded with 34 design and sustainability awards. His strategic expertise was utilised on major and special projects in Australia, Asia, Middle East, North America and Europe. Andy sits on several commercial and not-for-profit boards, is a member of the South Australian Development Assessment Commission, and current chair of the SA Motor Sport Board.

ABOUT THE JUDGES

Jill FraserJill is a Project Director with the Perth branch of APP, a professional consultancy providing diverse services to the property and infrastructure industries. She holds a joint honours degree in civil engineering and construction management from the University of Edinburgh, and has 12 years’ experience in construction and property – both in the United Kingdom and Australia. With experience in projects both privately and publicly funded – and across commercial, residential, industrial and infrastructure aspects of the property industry – her experience is wide ranging. Being mostly site-based, Jill is as ‘happy in safety boots’ and ‘hi-vis’ as she is in any boardroom. She is the recent recipient of a 2014 Stan Perron Young Achievers Award, and sits on the Property Council of Australia Women in Property Committee.

Adrian HarringtonAdrian is Head of Funds Management at Folkestone. He joined Folkestone in April 2011, following its acquisition of Equity Real Estate Partners – a specialist real estate funds management business, which he co-founded in 2009. Adrian has more than 20 years’ experience in the funds management and real estate industries. He was formerly CEO of UK and US funds management at Mirvac Group. He also previously held senior positions at James Fielding Group, Deutsche Asset Management, Paladin Australia and the Property Council of Australia.

Mèdy HassanMèdy Hassan is Managing Director of Haus Holdings, a specialised property, construction and advisory company.

With over 25 years’ experience in the industry, he is a highly experienced property professional with specialist expertise in development, design, delivery and strategic lifecycle asset investment of major special purpose, residential and commercial projects in Australia and overseas.

He has worked intimately with federal, state and local governments, major national institutions and the private sector as executive sponsor, and developing new forms of innovative and collaborative project delivery methods for national and international works.

Mèdy is Adjunct Professor at RMIT and deputy chair of the Industry Board at the RMIT Centre for Integrated Project Solutions.

He is Vice President of the Property Council of Australia’s ACT Division, an advisory member of the Queensland Building and Construction Commission, and a fellow of the Australian Institute of Building.

Jo MetcalfeJo Metcalfe is Operating Centre Manager of ACT/NSW with GHD and a director of Consult Australia, the Professional Standards Council – and a member of the Professional Standards Council Finance Audit and Risk Committee.

She holds a Bachelor of Landscape Architecture (Hons) from the University of New South Wales, and an MBA from La Trobe University.

Jo has been a member of the Property Council of Australia’s ACT Division Council since 2004. She was awarded the ACT Telstra Business Woman of the Year (private/corporate) as well as the ACT Executive Director’s Award for contribution to the Property Council twice, in 2004 and 2006.

John OliverJohn has held an Executive role in a professional cost-consultancy practice for 32 years, and has experience in every major facet of the profession. He has worked on projects with the smallest of budgets through to those in the hundreds of millions. His experience covers projects within the major cities of Australia, isolated civil projects and those overseas. He has lectured on cost planning and economics to graduate and post-graduate courses, and provided expert witness advice in legal disputes. John’s skills lie in a hands-on approach, bringing his experience in contractual and cost-planning matters together to provide risk aversion strategies.

William (Bill) RussellBill is a Principal of Russell Harvey & Co, a specialist property advisory firm. He has over 30 years' experience in the property industry, including extensive overseas experience. Bill specialises in financial structuring and development analysis, corporate real estate consulting, property portfolio investment review and project managing major developments. He is the immediate past chairman of the Building Practitioners Board; a past Victorian Division President and a past Director of the Property Council of Australia; immediate past Chairman of the Abbotsford Convent Foundation and inaugural chairman of the Victorian Government’s Implementation Committee for the Melbourne 2030 Planning for Sustainable Growth.

In the early 2000s two old commercial buildings, nearing the end of their usable life, sat home

to the address of 36–38 Albert Road. Already in possession of one of the buildings, joint venture

partners The Carter Group and Perri Projects saw an opportunity to develop the derelict structures

into a modern mixed-use building that would revitalise the streetscape. Albert Tower has

become one of Melbourne’s landmark buildings, drawing inspiration from the lush botanic

One Central Park is a landmark first mixed-use residential and retail stage of the Central Park precinct, comprising of 623 apartments in two

richly planted residential towers rising above a retail centre. Designed by Ateliers Jean Nouvel with local collaborator PTW, One Central Park

features the world’s tallest vertical gardens and a monumental cantilever supporting innovative

heliostat and dazzling lighting artwork. One Central Park has been an aesthetic triumph, and

a commercial success for developers Frasers Property and Sekisui House.

The project involved the redevelopment and conversion of the existing 17-storey ‘Armada’ Hotel

and commercial tower and two other lower-rise buildings on the site into residential apartments, with a small retail component at street level. The

resurgence of interest in inner-city apartment living, particularly in areas such as Crows Nest

being in close proximity to shops, restaurants and public transport made this project a viable

development for the Barana Group.

One Tree Hill is a boutique residential development of 23 luxury homes within The Concourse – a master planned community located within the established lifestyle and

golfing community of Royal Pines Resort on the Gold Coast. One Tree Hill has been designed

and developed around a mature fig tree, which sits at the heart of a central park, with

homes overlooking both the park and adjoining championship golf course. Completed in June

2013, all 23 homes at One Tree Hill were sold and settled for a total end value of $25.8 million.

The Parc by Sunland Group is a vibrant master planned community of 83 luxury townhomes,

The $26 million refurbishment of Barkly Square is an amazing transformation of a tired centre

into a lively shopping destination that reflects the identity and diversity of its community. Enhanced through architectural design, amenity upgrades,

an improved retail mix and, most impressively, the conversion of an ignored service alley into a genuine ‘third space’ that offers the community

the gift of space. Authentic and adaptable, the new laneway showcases the food, history, street

art, music and culture of Brunswick.

Melbourne’s GPO was an ailing fashion destination of 40+ stores. High costs and

competitive centres were putting its future in doubt. A bold decision to pre-invest $10 million

into extensive heritage works laid the foundation to try something very unconventional: To source

a global retailer to open a whole-of-building flagship store. Fashion giant H&M took the

opportunity to open one of their largest stores globally, preserving the heritage nature of this

grand Victorian building and reigniting the fashion landscape of the CBD.

Melton is positioned within one of Victoria’s largest growth corridors. This outstanding growth,

coupled with impressive population projections created an opportunity for QIC GRE to redevelop Woodgrove Shopping Centre into a leading retail

and lifestyle destination. The new Woodgrove has truly contributed to the enrichment of the Greater

Melton regions residential lifestyle, offering access to premium retailers, al fresco dining

options and family entertainment.

a Development Manager who is passionate about creating great cities, “Australia is riding a wave of urban renewal unprecedented in its

She was recently named one of the top 40 under 40 property professionals in the world by Urban Land magazine, and is an honorary

academic associate of University of Technology Sydney and chairs the Australian Urban

Jessica is an experienced mechanical and sustainability engineer in Umow Lai’s Brisbane team. She is passionate about green buildings

and the environment with expertise in ESD and mechanical engineering experience gained on a variety of projects. Jessica a

Green Star accredited professional and trainee NABERS assessor, also involved in a number

of focus groups with Engineers Australia (EA), she is chair for EA group Women in

Engineering QLD, is on the QLD Committee for AIRAH and is the conference Chair for

the Pre-Loved Buildings Conference.

Joyce Lee is the Associate Technical Director - Structures at Hyder Consulting Australia and has nine years’ experience working in different aspects of structural engineering

on both local and international projects. With particular expertise in tall buildings, commercial

developments and civil structures, Joyce has been involved in various stages of projects,

from master-planning, concept design through to detailed design and construction handover.

Joyce’s commitment to technical excellence has led to the successful delivery of many projects,

including Barangaroo and Eclipse Tower.

Kate is a Principal of Woods Bagot and leads the firm’s Melbourne studio, one of the largest

and most successful of all Woods Bagot’s 16 global studios. During her career she has led

projects throughout Australia, the Middle East and London and is a recognised specialist in multi-residential, hospitality and mixed-use

developments. With knowledge of business and passion for client-centric design approaches,

she has a highly disciplined and engaging style and fosters a collaborative, inclusive

approach to maximise project potential.

The Gantry is well situated 3km west of Sydney’s CBD, with excellent access to public transport, community facilities and mature parklands. It

provides a contrasting backdrop for the restored heritage buildings with 194 dwellings, while

subtly referencing the rich history of the site. Contemporary apartment planning has been

integrated with the historic fabric of the Fowler pottery warehouses and High Bay building.

The building incorporates a pedestrian mid-block link and new neighbourhood street,

activated by retail and commercial tenancies.

Liberty Place is a 6 Star Green Star commercial and retail precinct. Developed by Grocon, the 45-level ANZ Tower has redefined the city skyline, whilst

the heritage-listed Legion House represents true innovation as the first ‘green’ refurbishment of its

kind. Revitalising the mid-town, and offering a new public place in the form of an expansive, sunny plaza

and vibrant laneway, providing a new pedestrian link between Pitt and Castlereagh Streets. Grocon

CEO Carolyn Viney describes Liberty Place as an inspiring space for all Sydneysiders to enjoy.

The Newcastle Museum redevelopment has created a link between old and new within

the city. The redevelopment has revived three disused heritage railway buildings, and ISIS has transformed them into architectural statements merging Newcastle’s history over 130 years. By

embracing its past heritage, the museum has become a benchmark for Newcastle’s modern public spaces. The completed project provides

a unique educational precinct to be enjoyed and admired by many for generations to come.

The refurbishment of the Fisher Library comprised of rare book collections, interactive

learning pods, lift lobbies, AV booth, quiet study spaces, a 24-hour library area, as well as the major services upgrades. The client required

value for money including full financial disclosure, and needed ISIS to meet the tight construction

programme and the end user functionality.

Greater Dandenong City Council has constructed a new landmark facility in central Dandenong combining council administration, a regional

library, community meeting spaces, retail space, civic square and giant digital screen.

The project is a key component of the city centre’s multi-million dollar revitalisation – and provides a new regional focal point and facilities for the convenience and enjoyment of Victoria’s most multicultural community.

The $1.76 billion Gold Coast University Hospital is a 750-bed tertiary hospital featuring state-of-the-

art facilities to cope with the population growth in southeast Queensland. It brings new specialist services, reducing the need for many Gold Coast

residents to travel to Brisbane for specialty health care. Its design offers accessibility, capacity for future growth, and the ability to link with

nearby educational facilities. The new hospital consists of six separate buildings with a total floor space of around 170,000 square metres.

The Newcastle Museum redevelopment has created a link between old and new within

the city. The redevelopment has revived three disused heritage railway buildings, and ISIS has transformed them into architectural statements merging Newcastle’s history over 130 years. By

embracing its past heritage the museum has become a benchmark for Newcastle’s modern public spaces. The completed project provides

a unique educational precinct to be enjoyed and admired by many for generations to come.

Rathdowne Place represents an exciting new development in aged care accommodation and community amenity, combining inner

city living, designer suites, high-quality care and premium community facilities. This is

how Australian Unity is setting new, inspiring benchmarks for the future of aged care.

The Sustainable Industries Education Centre is an educational tool that demonstrates clean

technologies. The building inspires and intrigues those who observe its inner workings. Learners

interact with services by intervening in operational models, and monitoring the impact of their

actions on building performance. It is an excellent example of adaptive reuse on a grand scale.

Key design features of this world-class facility include:

• demonstrator elements • spatial efficiency / shared spaces • minimised recurrent costs

The Multideck Car Park is the first building of the $200 million redevelopment at the Sydney Adventist Hospital, and provides an additional 860 car spaces. Facing bushland on one side, concrete blades provide heat-shields against bush-fires. On the other elevations, custom-

designed perforated metal cladding maintains natural ventilation. Significantly the design

ensures the integration and connectivity with the surrounding bushland, merging the internal and external environments.

The refurbishment of the Fisher Library comprised rare book collections, interactive

learning pods, lift lobbies, AV booth, quiet study spaces, a 24-hour library area as well as the major services upgrades. The client required

value for money including full financial disclosure, and needed ISIS to meet the tight construction

programme and the end-user functionality.

313 Adelaide Street, a 1980s office tower with a NABERS rating of 0, underwent a major

refurbishment in 2012 resulting in a 5 Star NABERS Energy and a 4 Star NABERS Water ratings being achieved in 2014. The building

has now exceeded its ESD objectives, and provided the following positive outcomes

for the building owner and tenants:• Enhanced corporate

relationships• Operational cost savings• Reduced environmental impact

and greenhouse gas emissions• Increased occupant satisfaction

PBPL recently donated its Visitors’ Centre to Royal Queensland Yacht Squadron (RQYS), recycling a

highly valuable asset for ongoing community use and benefit. The momentous exercise involved

dismantling and transporting the building from Port of Brisbane, then reassembling it at RQYS

headquarters in Manly, Queensland. for RQYS at significantly less than the cost of a new build.

23 Furzer Street has become the first property to achieve a 6 Star NABERS Energy rating for a major office building without the use

of Green Power. Mirvac has utilised prudent capital expenditure and focused operational

management to achieve this outstanding outcome, which contributes to our ‘This Changes Everything’ sustainability strategy in setting new

benchmarks for the Australian property industry.

171 Collins Street is Melbourne’s first premium grade 6 Star Green Star office building in over 20 years, bringing a new icon to the city. Beautifully

crafted, its striking architecture is as forward-thinking as the technology and sustainable design lying beneath its surface. Owned and managed by Charter Hall and Cbus Property, the building sets a new benchmark for business by providing high-

Cabrini Linen Service in Melbourne’s Dandenong South is one of the most eco-friendly industrial

buildings in the world. It uses recycled water, ergonomic construction and co-generated

power to process 150 tonnes of linen each week for a number of the state’s private hospitals

and hotels. This means the facility saves Melburnians approximately 150 million litres

of drinking water each year. Designed and built by leading national construction company

Located just 13km from the Brisbane CBD, Fitzgibbon Chase has been designed as a vibrant

WMK Architecture partnered with CBRE to deliver an innovative 2600 sqm workplace in

the heart of the Sydney. The project involved a consolidation of the organisation’s workplace

from five-floors across two buildings into a single two-level workplace. A tailored, real

world solution which acknowledges what people actually do in the workplace, the

project delivers a unique environment that combines a sophisticated business approach

with a contemporary lifestyle flavour that references the business activities of CBRE.

The Cisco Sydney Consolidation project provided an opportunity for ISIS to demonstrate its ability to deliver a high quality fitout, on-time and with zero

defects. It was completed within the operating building and tenancy space with minimal

disturbance to tenants and building operations. ISIS’ early engagement ensured the project could

be properly planned in collaboration with CBRE, Cisco, subcontractors and the client team.

GHD Woodhead designed the integrated fitout for the Department of Industry’s (formerly the

Department of Climate Change and Energy Efficiency) new workplace in Canberra. The workplace is designed for 6 Star Green Star

Office Interiors v1.1. GHD Woodhead developed new environmental benchmarks aligning

the department’s vision to produce the most environmentally sustainable large-scale

commercial office fitout in Australia. The resultant design includes the use of recycled

materials, ‘green’ walls, natural displacement air-conditioning and operable windows.

Understanding the future direction of office space design and its impact on workforce

performance, DEXUS created a new workspace for its head office employees in Sydney’s iconic

Australia Square, adopting the principles of a flexible working environment. Inspired by an

optimal fit out and supported by an integrated technology platform, DEXUS is achieving

high-performance outcomes in a fit out that supports its customer service approach.

NAB’s workplace at 700 Bourke Street in Melbourne’s Docklands, including architecture

and interiors, was created through a unique process of stakeholder engagement. As a result,

the building was able to form itself around the aspiration of the organisation, rather than the organisation needing to adapt around the

constraints of the building. Woods Bagot’s design takes a real time working approach,

a team-based theory of work that uses information age mobility and virtual working capabilities to harness the energy of teams.

National Circuit, Canberra is a paradigm shift in public service accommodation. Innovative in its place-making approach, the precinct connects people and place in meaningful ways, perfectly

balancing relevant amenity alongside generosity of space. Walking through is an experience of

diverse layers. Adaptable spaces transform from open plazas to intimate nooks, mixes of heritage and new architecture, thriving cafe,

state-of-the-art business centre, landscaped courtyards, gardens and walkways combine

to create a more engaged workforce and a neighbourhood people love belonging to.

The Sydney Commonwealth Parliament Offices, provides accommodation for Australian Federal Government Ministerial and Parliamentary staff including Sydney-based ministers, the leader of

the opposition, visiting senators and members and the Prime Minister. It also provides an

important portal for Parliamentarians when meeting with local and international guests.

Located at 1 Bligh Street, the offices were designed to achieve a 6-Star Green Star rating

National design and construct company Vaughan Constructions’ new Port Melbourne office

building is a world-leading, multiple 5-Star Green Certified office complex. This building is unique in that it was designed and built by

the very people, who now work there creating unique and innovative construction projects

for their clients. Every effort was made to ensure this office building achieves the highest

level of occupant comfort, while meeting Vaughan Constructions’ rigorous standards of

sustainability and corporate social responsibility.

IEQ Analytics is a world first initiative that combines innovative research tools, facilities and services, related to Indoor Environment

Quality (IEQ). It is led by world-renowned comfort expert Professor Richard de Dear and

his IEQ team at the University of Sydney. IEQ Analytics provides the property industry access

to Australia’s only IEQ Laboratory, Building Occupant Survey System Australia (BOSSA) and SAMBA – a device that can monitor and

45-level ANZ Tower has redefined the city skyline, whilst the heritage-listed Legion House

represents true innovation as the first ‘green’ refurbishment of its kind. Revitalising the mid

town, and offering a new public place in the form of an expansive, sunny plaza and vibrant

laneway – providing a new pedestrian link between Pitt and Castlereagh Streets. Grocon

CEO Carolyn Viney describes Liberty Place as an inspiring space for all Sydneysiders to enjoy.

Located at 838 Collins Street in Victoria Harbour Melbourne, “Lifestyle Working Collins Street” is

a refreshing concept that combines architectural vision and creative planning with community responsibility, commercial functionality and

environmental sustainability. “Lifestyle Working Collins Street’ is Australia’s first and only 5 Star Green Star – Office Design v3 rated strata titled office building. Lifestyle Working Collins Street has been designed to enable small businesses

to reap the benefits frequently enjoyed by larger organisations occupying big tenancies.

Malvern Central Shopping Centre is in the affluent Melbourne suburb of Malvern, and in mid-2012, it celebrated 25 years. It was facing

a turning point in its lifecycle and relevance to the trade area. An innovative yet measured

approach was taken to reposition the centre to better suit the trade area by replacing a discount

department store with a village format David Jones. At the same time, all vertical transport

within the centre was replaced and a large ambience upgrade undertaken to match the

new tenant mix and repositioning of the centre.

McDonald’s Cranbourne North was the first ‘Family Flagship’ restaurant in Australia. It

is designed to provide facilities and services that exceed the expectations of families.

From digital play screens, a redeveloped play land, super-fast WiFi, and increased family

amenities, the restaurant adds magic to the McDonald’s experience. It provides a renewed

experience for customers, incorporating multiple environments under the one-roof including

play, party and communal areas, McCafé retreat, active family zones and amenities.

National Circuit, Canberra is a paradigm shift in public service accommodation. Innovative in its

placemaking approach, the precinct connects people and place in meaningful ways, perfectly

balancing relevant amenity alongside generosity of space. Walking through is an experience of

diverse layers. Adaptable spaces transform from open plazas to intimate nooks, mixes of heritage and new architecture, thriving cafe,

state-of-the-art business centre, landscaped courtyards, gardens and walkways combine to create a more engaged workforce – and a

neighbourhood people love belonging to.

Overcoming initial community dissent, planning delays, the GFC and truly extraordinary technical challenges, One Central Park

(OCP) has succeeded in embodying all that Central Park has to offer: Globally significant innovations in urban residential architecture,

bold in scope and beautifully realised. Designed by award-winning Parisian architect Jean

Nouvel with local collaborator PTW Architects, OCP’s design is centred on two innovative technologies: Heliostats and hydroponics.

PBPL recently donated its architecturally award-winning Visitors’ Centre to Royal

Queensland Yacht Squadron (RQYS), recycling a highly-valuable asset for ongoing community

use and benefit. An innovative venture, the momentous exercise involved dismantling and

transporting the building from Port of Brisbane then reassembling it at RQYS headquarters

in Manly, Queensland. The six-month process was a significant achievement given the

building’s size and scale, and resulted in a remarkable facility for RQYS at significantly

lesser cost than having a new build.

The $45 million Shrine: Galleries of Remembrance project at Melbourne’s Shrine

has expanded and improved facilities for exhibitions, community research and the delivery

of school and community education programs. The project redeveloped the Shrine’s undercroft

space and constructed a new underground southern extension to create a mirror image of

the 2003 Visitor Centre redevelopment. These new facilities will enhance the Shrine’s capacity

to meet demand for commemorative activities during the centenary of ANZAC and the World

War I commemorative period (2014–18).

In the spirit of discovery and ingenuity, the project team combined its diverse array of technical,

management and client engagement expertise to think, plan, design and deliver the best outcomes

for reliability, interoperability and flexibility in facility operations. IBS provides intelligence

and expert guidance with clear prioritised asset optimisation recommendations based on statistical analysis, performance trending and

automated diagnostics with results that improve the performance, compliance, energy, comfort

and financial wellbeing of SAHMRI assets.

The ticketless parking solution at Westfield Miranda is the first large-scale high transaction

deployment of its kind globally to control a car park in a completely ticketless environment.

The solution relies on licence plate recognition technology to capture and record the customers’ number plate details on entry, logging entry time

against the number plate to become the key identifier in lieu of a paper ticket. A purpose built digital eco-system accompanies this technology

delivering a fully integrated experience.

The $109 million Victorian Emergency Management Training Centre is a world-class fire and emergency services training complex

set over 10 hectares in Melbourne’s north. The state-of-the-art facility combines contemporary

indoor learning facilities, with an outdoor practical learning environment that replicates

the city landscape – enabling emergency service providers to train in realistic fire and disaster

scenarios. The facility provides a unified training model that supports all Victorian emergency

services, greatly improving community safety.
