As a real estate agent you are expected to know what is happening in the market place. What homes are selling? How is all the talk about Melbourne and Sydney markets impacting Brisbane? Are overseas buyers and investors snapping up all the good homes? How much will house prices go up this year?

So, it would probably come as no surprise that I spend a fair amount of time answering

them, talking about real estate, effectively covering off on these very questions and in some cases concerns.

Part of the reason I continue to put out this market report is that instead of sharing some of the opinion and conjecture, of subscribing to some of the hype that is out there, I would prefer to simply share some facts, the truth of the situation.

Fact - The Peninsula’s and Brisbane’s level of capital growth remains one of the most stable and most consistent across Australia.

Fact - Annual capital growth rates in Brisbane typically hover in the 3-4% range which is confirmed by the Ten Year capital growth rate in Brisbane being 3.7% for houses, 3.4% for units or 3.6% combined.

Stable and consistent. If nothing else, our market is less dominated by speculation than some others, especially those down south. The conversations we are having indicate that for the significant majority, people buy and sell because they want or need to move. In this area, and Clontarf is a good example, the majority of all homes are owner occupied.

a quick demographic SNAPSHOT of Woody ClontarfHome ownership levels are split pretty much 50/50 in Clontarf with approximately 62% of all dwellings owned outright or owned with a mortgage. The balance of the marketplace is rented. The majority of homes are of a good size with just over 70% having 3 or more bedrooms.

The average number of people per household in Clontarf is 2.4 and the average number of children per family is 1.7. There are more female (50.3%) residents than males living in the area and the predominant age group is 40-49 years old with a little over 15% of the total local population.

Most residents of the suburb were born in Australia (76%) with New Zealand and England coming in at number 2 & 3 respectively. The median weekly income per household is $968 and $1,267 for family households and the overwhelming majority of us drive, or are driven, to work (71%).

Located on the south-west tip of the Redcliffe Peninsula bordered by Hays Inlet to the west, Hays Inlet Conservation Park to the north and Bramble Bay to the south is the very family friendly suburb of Clontarf.

Laying claim to two of the closest beaches to Brisbane city, Clontarf Beach and Bells Beach, the peninsula’s southern most suburb makes for the perfect escape from the city for a great family day trip, picnic or BBQ and is an even better place to call home.

With an abundance of parks to choose from you’ll never want for a relaxing vantage point to watch the sun rise or set and with Pelican Park known for its perfect kite flying conditions, and host to many a kite event and even a festival, there is always plenty to see and do! Clontarf is also home to the Redcliffe Golf Club and picturesque 18 hole golf course.

Once you’re done with the walking, biking, golfing or kite flying there are plenty of places to relax and unwind. Picnic facilities

are abundant and there is a delicious collection of local eateries, cafes and places to dine and don’t overlook an afternoon serve of fresh fish and chips on the beach, a must have experience for any family, local or visiting.

Local shopping is great with everything from everyday shopping through to an assortment of specialty shops/boutiques right at your very doorstep.

Giving our kids the upper hand with their education, Clontarf has

three schools to choose from: Clontarf Beach State School - Primary; Clontarf Beach State High School; and the Grace Lutheran Primary School.

Thanks to great infrastructure and the soon to be opened rail link, Clontarf is easily accessed from the centre of Brisbane and is fast becoming the place to invest, to buy a convenient weekender or to secure the perfect family home.
