Private Investor Complete Program

Step 1: Once we secure a property under contract to purchase and complete our

due diligence process, we present the private lender with the following:

• Breakdown of numbers {purchase price, renovation cost, expected sales price,

expected turn-around time}

• Comparable sold comps to justify expected sales price

• As-is before pictures

• Estimated closing date

Step 2: Once the private lender agrees to go in on the deal or project, the following

paperwork is drafted prior to the closing on the purchase:

• Promissory note

• Mortgage

• Business affidavit

Once reviewed by both parties and found to be satisfactory, we sign and notarize,

and then the originals are sent to the private lender.

Step 3: At time of closing, private lender is given:

• Copy of closing statement

• Wiring instructions

• Pre-paid insurance certificate

The private lender then wires funds directly to the title company on the day of

closing. The title company is given a copy of the executed mortgage and records

the mortgage {1st lien position} with the local county. Once recorded, the county

sends a recorded copy to the private lender.

Step 4: Immediately upon closing of purchase, renovations are started. Once

$10,000 of renovation work is completed and paid for by Suburban Renewal C -

Corporation a draw request is submitted to the private lender.

Draw requests include:

• Breakdown of money spend

• Pictures of completed work

• Amount of draw requested

Private lender overnights draw check or wires funds to Suburban Renewal C -

Corporation.

Step 5: Each month Suburban Renewal C - Corporation mails interest-only

payments to private lender based on pro-rated balance {purchase amount plus

draws}.

Step 6: Once renovations are completed and a buyer is secured, a closing date is

set, private lender provides a payoff letter with principal amount of loan and any

outstanding prorated interest owed.

closing to complete payment in full of all principal and interest owed to the private

Q: How much is the mortgage amount?

A: The mortgage is for the total capital amount {purchase plus renovations}. Even

though the renovation amount is given in draws, Suburban Renewal C -

Corporation & Paths To Progress allows the private lender to lien the entire capital

amount up front. However, interest is only paid on the outstanding balance each

month.

Q: How is my money secured?

A: The mortgage is in the full capital amount invested and is recorded with the

county where the property is located. This puts a first lien position on the property,

which must be paid off when the property is sold. This means the private lender

has collateral for the capital loaned which is protected by the additional equity

above the 65% loan to value position.

Q: How do I make sure I have a strong equity position on my loan?

for $90,000. Once repairs are made, we will be into the property for 65% of ARV.
