While in other markets the industry is almost at the saturation point, making it difficult to penetrate and offering low profit margin, Tanzania’s real estate is at its infancy. So what do we learn from the term - ‘passive income’? The message is loud and clear, that if you want to earn more, work less, and have an early
retirement, then you're required to start creating a stream of income that does not necessitates your direct participation. Whether you're just starting a business, or you've been running it for a while, the sooner you start thinking about how you are going to shift your business model to create passive income, the better it would be for you to achieve a financial freedom. The idea of passive income is a major paradigm shift for those of us who had grown up with the traditional view of success like: go to school, get a job, get promotions, buy a house, contribute to a pension scheme, and finally retire at the age of 65. The problem with this traditional view is that time is traded for money, thereby limiting the amount of money a person can make by the amount of time he has.
The first paradigm shift involves a person’s perception of wealth. Most people see wealth in monetary terms, as they spend their whole lives trying to achieve a big income because they think it will make them rich. Unfortunately, a big income is worth very little if the corresponding expenses are just as big as the income. The new paradigm of wealth is not about how much money a person has, but how long that person could survive without working. If one person had $10,000 in savings and spent $5,000 per month, it would last
for only two months. But, if that same person had $5,000 per month as passive income, it would theoretically last for the rest of his lifetime.
This is possible to achieve for any human being, but one must follow a disciplined approach not only in terms of savings and investments but even in controlling the wasteful expenditure. Those who are in debt, the best way to build passive income is to first get rid of the passive expenses. This means eliminating the debt that is taking your money each moment even while you sleep, including interest payments on credit cards, car loans, or any other debt one might have. Additionally, it also means scaling back the lifestyle so that one’s monthly expenses are brought to the minimum level.
Remember, with passive income, your money works for you, instead of you working for the money. The idea is to buy assets that produce a steady stream of cash flow, month after month, and that to with little or no maintenance. The holy grail of passive income is to create enough assets in order to produce an income stream that is greater than one’s usual expenses. At this point, time-freedom is achieved by a person. This means you are free to do anything you want with your time and your bills will still get paid automatically. So let us resolve to commence our journey towards creating “Passive Income” in order to make our tomorrow a better day. Cheers!!!

“Passive income” is the one which is received on a regular basis, but with little efforts required to maintain it. In other words, it is an income from a trade or business activities in which you do not materially participate directly. Some notable examples of passive income could be such as:
Earnings from a business that does not require direct involvement from the owner or merchant
Rent from a property,
Royalties from publishing a book or from licensing a patent or other forms of intellectual property, and
Dividend or interest income from various investments made infinancial instruments like - fixed deposits, bonds, mutual funds, shares etc.

Human Settlements Development as a mother and father of land in Tanzania, The Ministry plays a big role to make what we call Real estate be it. It makes sure there is a smooth, transparent and friendly environment for all stakeholders to develop the prop-erties of their choices as long as they meet the requirements. Among the key roles it plays include formulating and adminis-tering land development laws that govern the land use and land allocation. Example of the laws used to administer land include The Land Act No. 4 of 1999, The Land Registration Act CAP 334, The Unit Titles Act of 2008, etc.
They further said that, despite of other laws to administer land being implemented by the local government in collaboration with the Ministry of lands, The Unit Titles Act is being imple-mented directly by the Ministry of Lands under the Office of the Registrar of Titles, this law enables multiple ownership of properties in the same building or estate in the form of UNITS. That, once a client submits the application for the Unit attached with all the requirements of the law it takes a maximum of two weeks to get a Unit Title. DESIGNING YOUR GARDENLandscaper and Garden Centre owner,
Cathryn Morris gives advice on how with a little knowledge and advice you too
can landscape your garden. Even the small-est gardens benefit from being laid out and planned properly. There is no set plan that suits all gardens as no two sites are the same and no two individuals have the same needs or desires. So whether you have just moved into a new home where the garden in non-existent, or you dealing with an established but old garden the same principles of creat-ing a garden apply. But be warned gardening is not always a quick course of action, but rather a work in progress that involves a lot of patience and time, ultimately resulting in an aesthetically pleasing garden with healthy happy plants.
The basic steps to creating your landscaped paradise include
RESEARCH YOUR SITE. Take into consideration the climate; the soil type, the orientation and gradients; and drainage. The overall size of the plot can also be a factor in the type and sizes of plants to be selected. All of these factors affect your choice and arrangement of plants. Take note of the sunny areas and shady areas and chose plants accordingly. If the garden is already established it is important to try and include existing trees and shrubs that are already ma-ture and this will help to add ‘instant’ height to your design.
DESIGN STYLEThere are numerous design styles that can be used in any garden or perhaps a combination of two styles. It really depends on personal
choice and practicality. While a formal sym-metrical look might satisfy your desire for balance and uniformity it can also result in being a much higher maintenance garden.
When choosing a theme take into consider-ation the architectural style of the building, especially if the garden is large and consists of different areas. A few landscaping themes to consider could be modern and contempo-rary look , wild and tropical, an English coun-try garden, Zen, Japanese, colour themes,
SKETCH A PLANBegin by drawing a basic concept plan which must include the outline of the buildings, driveways, pathways and perimeter walls or fences. Natural existing features such as large trees, hedges and rock outcrops should also be illustrated. Remember to include high traffic areas; utility areas and access points as well. All these aspects need to be recorded as accurately as possible on the base plan.
If you feeling really creative you can even take photos of certain areas, enlarge them, and then sketch in the new trees, shrubs and plants. Don’t be afraid to move existing lines or create new beds or add more trees. Plan-ning is an essential part of creating any new garden.
CHOOSING YOUR PLANTSWhen choosing plants make sure they tie in well with your design and theme. Choose trees first, and then feature plants, large shrubs, followed by smaller shrubs and final-ly the groundcovers. Try to ensure that two thirds of your plants are evergreen. Also take into consideration whether you looking spe-
cifically for low maintenance plants.
