CARMEL-BY-THE-SEA PRELIMINARY DETERMINATION OF INELIGIBILITY For the Carmel Historic Resources Inventory On September 9, 2021, the Department of Community Planning and Building made a preliminary determination that the property identified below does not constitute an historic resource and is therefore ineligible for the Carmel Inventory of Historic Resources. APN: 010-293-004 Current Owner: Lawler Block: A6 Lot: 7 & 9 Street Location: San Antonio 3 NW Santa Lucia Date Constructed: 1950 The basis for this determination is: The property lacks sufficient age to be considered historic. The property has substantially lost its historic integrity through alterations, additions, deterioration, changes in the surrounding environment or other causes. The property does not relate to historic themes or property types established in the Historic Context Statement for Carmel-by-the-Sea. The property has no association with important events, people or architecture that are identified in the Historic Context Statement or that represent the historical/cultural evolution of Carmel-by-the-Sea. There are other better examples of the builder’s work in the city. This preliminary determination will be circulated for a 10 calendar day public review period beginning on September 9, 2021, and ending at 5:00 p.m. on Monday, September 20, 2021. 8. Information on the original designer/builder: Jon Konigshofer Jon Konigshofer started his career in the office of Carmel designer, M.J. Murphy. Konigshofer was an admirer of Frank Lloyd Wright and applied Wight’s philosophies to the houses he designed in Carmel. Through the use of inexpensive materials and effective budgeting, Konigshofer eventually became known for the minimalism and affordability of his designs and is regarded as one of the foremost pioneers of Modernism in Carmel. Similar to Frank Lloyd Wright and Hugh Comstock, Konigshofer was neither licensed nor had a degree in architecture, yet his buildings were highly regarded. He is listed as a significant designer in the Carmel Context Statement.

The subject residence was constructed in 1950 and was designed by Jon Konigshofer, an architect who is listed as a significant architect in the Historic Context Statement. Konigshofer was known for the minimalism and affordability of his designs and is regarded as one of the foremost pioneers of Modernism in Carmel. A 1997 remodel transformed the original Modernist house into a Carmel cottage type of residence using all the typical idioms from Comstock’s stylistic vocabulary. As a result of the 1997 remodel, the house is no longer recognizable as a Konigshofer design. As the residence does not relate to historic themes or property types established in the Historic Context Statement, and has substantially lost its historic integrity through alterations and additions, in staff's opinion, this building does not rise to the level of inclusion on the City's Historic Inventory.
