MODERN CRAFTSMENWe’re the only integrated home design company in the UK with our own bespoke joinery facilities

for things like staircases, kitchens and wardrobes. This gives you absolute control over the final look

and feel of your home.

We found out about their past homes, and how they saw their life in their new Facit Home. Technology plays a big part in the family’s life, and we were keen to make plenty of space for it. The media room in Henry and Christine’s new Facit Home is open to the kitchen and dining area, so it’s easy for them to surf, print, Skype and download music.

Future-proofing was important to them too. So we installed a state-of-the-art CAT7 data network and a bespoke B&O entertainment system. There’s even a soundproof music room for the future rockstars in their family: their two teenage sons.

Henry and Christine can now control the automated windows and lighting in their new Facit Home from a simple switch on the wall and manual controls, rather than a complex central controller. Their heat recovery system retains warmth while keeping the air fresh and the humidity balanced.

Henry and Christine can control their under-floor heating system from their iPads, and the system switches itself off on sunny or overcast winter days, allowing the super-insulated Facit Chassis™ to capture the sun’s warmth for free.

Christine has a great eye for materials and textures. You can see her influence throughout the couple’s new Facit Home, from the raw concrete wall finishes and rough sawn timber floorboards to the textured steel cladding on the outside. A central interior connecting space, with flowing curved walls, softens the raw materials’ hard edges.

into an Area of outstanding Natural Beauty in Hertfordshire.

Celia and Diana dreamed of a strikingly modern home in which to enjoy their retirement. They searched over 100

properties before falling in love with this plot.

Sited within an Area of Outstanding Natural Beauty in Hertfordshire the plot Celia and Diana chose, had a rather tired bungalow on it. The Facit Homes design team engaged in detailed dialogue with the local planning department at Dacorum throughout the design process. The planning officers were enthusiastic about replacing the existing, property with a good quality, contemporary design and gave credit to the low carbon nature of the project. Due to the sensitive location, the project was presented to the local planning committee, where 10 out of the 13 councillors praised the design and granted permission.

The new house makes better use of the symmetry and orientation of the site, whilst the overall massing is sympathetic to the location and its neighbours. Large, south facing windows help to keep the house warm in the winter, and solar shading help to keep heat gainsto a minimum in summer. The house uses natural, unfinished materials to blend in with its rural context.

Diana is a super keen gardener and has set herself the task of restoring the garden to its former glory and creating a new Japanese garden from scratch.

The house requires a heating system with an output of just 4 kW (the equivalent of a single radiator) for the entire 200 sqm house! Facit buildings are designed to be airtight, so as not to lose heat. This necessitates the implementation of a heat recovery system that draws in fresh air and expels stale air, while retaining the warmth.

The Bjorndal Family commissioned our Danish partners based in Copenhagen to build a replacement for thefamily holiday home which was in a bad state of repair. Facit Homes designers Frederik and Nicholas came up with a fantastic design created specifically to fit in to the delicate forest surroundings.

The architecture is defined by a series of angled pitches and covered verandas, making the most of natural light and views through the woods.

All of the components are manufactured to 0.2mm accuracy with specially designed self locating parts which are assembled by hand, simply and quickly.

As with all Facit Homes the structure is super insulated and air tight through careful detailing and assembly. This means that very little heat is lost – a simple wood burning stove provides enough heat for the 125m2 of floor area and a new type of heat recovering window provides fresh air in an air tight house.

All too often, they pull in different directions. We’re an integrated, end-to-end team using an innovative digital design process to make sure every detail is spot-on.

Design for assemblyFacit Homes use the same ‘design for assembly’technique as the manufacturing industry. This means each home is designed in a way that will make it easier to assemble later on, saving time and keeping costs down.

The Facit Chassis allows for the neat separation of electrics, insulation and plumbing into different cavities. This creates flexibility for our construction team, and helps avoid any delays.

Working towards zero wasteWe hate waste. It adds to the cost of your home, and it ends up in landfill. That’s why Facit Homes are made as efficiently as possible. We use blown rather than rigid insulation, because it produces zero waste.

There’s no heavy plantFacit Homes are built whenever possible on metal screwpile foundations, so there’s no need for a concrete slab. The foundations for a large house can be installed in a single day, without any excavation and minimal mess.

The D-ProcessAt the core is a 3D computer model detailing every aspect of your home from its orientation and material quantities, down to the position of individual switch. Avoiding the complex logistics and expense of a factory, the D-PROCESS™ is delivered on site in a compact mobile production facility which transforms 3D digital components into exact physical components. These are produced on demand, keeping costs down and eradicating lead times.

Homes that work harderAll our homes come with Mechanical Heat Recovery Ventilation. This simple and efficient system brings in fresh air whilst recovering the waste heat that would normally be lost. We can also include extra renewable technologies such as solar panels and ground source heat pumps.

Counting carbonOur homes have the lowest carbon footprint of any built in the UK today. We use natural materials that take low levels of energy to produce, and come from sustainable sources.

• The overall size of the property. Building large properties is usually more cost-effective than smaller ones.

• The relation to the landscape. Homes that are cut into hillsides, have basements or need lots of concrete walls can push prices up substantially, especially if access is restricted.

• The form of the building. A simple, compact building over several floors will have less external envelope (roof, walls, floors, and so on) than a complex single-storey form with the same usable floor area.

• Floor and wall finishes. The choice of woods, ceramics, paints, papers and metals for floors and walls will ultimately have a big impact on the cost of your Facit Home.

• Bathrooms. Seamless wet rooms, frameless glass screens and wall-mounted WCs cost more to buy and install than free-standing shower trays, WCs and sinks.

• Joinery. Again, there are a huge variety of finish options for cupboards, wardrobes, staircases, vanity units and wine racks.

• Kitchens. These vary too, from an off-the-peg solution from Ikea, to a fully bespoke Facit Homes kitchen.

• What you need and what you aspire to – the number of rooms and features

• The finance you have available – you may feel you want to keep this private

• The potential resale value – this would normally define your upper spending limit

• The potential project cost – what are the major variables (size, basements, access, number of stories etc.)?

When it comes to setting a budget for your home, we say the earlier, the better but it can be difficult to know where to start.

Do I need to use my own architect?No. We have our own architects, who are an integral part of the team working on your home. They seeprojects through from start to finish.

Is fire a big issue for a timber-framed building?Facit homes are built to the highest international standards for fire retardancy. We use non-combustible insulation and fireproof linings to protect the timber structure.

What if I want to build it myself?Unfortunately we don’t offer self-build packages. But we can certainly guarantee a consistently high standard with our full package.

Are there issues getting a mortgage for a Facit home?Nope.

Will I have any issues with buildingsinsurance?No. Although modern designs with flat roofs and a timber frame calls for a different kind of insurance, we know where to look for it. (And it wouldn’t be any pricier than you’d expect.)

What guarantees come with a Facit Home?

We offer two options:

• A six-year defects warranty, which we provide directly.• A ten-year structural defects warranty by Premier

Guarantee. With this one, you’ll be able to transfer the policy if you ever end up selling.

What is the lifespan of a Facit Home?Indefinite – as long as the home is well maintained. Note that most brick built homes have timber roofs and floors, which are the areas most at risk.

How long will it take?Between 2 and 4 months from to planning submission, 2-3 months in planning depending, 2 months detailed design and preparation to start on site, 5 – 11 months on site depending on size and complexity.

What can I have for the interior fit out?Anything you want – we will design it and build it for you.

How much will a Facit Home cost?Its really not that simple! See the section on costs.

Can you do my extension?No.

Can a Facit Home be a Passive House?Yes the envelope of every Facit Home is Passive House standard in terms of air tightness and insulation, and in order to reach the full passive house standard other supporting environmental kit is required such as PV panels, but that depends on if the site receives enough sunlight and also budget.
