A NEW PRACTICEPROJECT LEADERSHIP THROUGH COLLABORATION
2
A STRONG COREBUILDING ON CORE BELIEFS FOR PROJECT SUCCESSThe core beliefs driving our design and service are: Firstly, that the future is ultimately benign as we see a New Kingdom gradually materialise through human effort. Secondly, the inherent goodness of profit seeking endeavours. Thirdly, the power of architecture to increase value and communicate meaning to individuals and society. We therefore pursue the following values in design and service: Orderliness, Joy and Stewardship . Orderliness has been the trademark of enduring beauty for buildings and cities through the ages. It makes our environment more focussed and enables organizations and individuals to achieve more. Joy is the necessary corollary to Orderliness and manifests through the selection of materials; the intentional manipulation of light and views; and the display of human ingenuity and craft. Joy is increased through the use of poetic moments and gestures without which we are indistinguishable from organic robots. Stewardship of Resources is not only a driver for investors, developers, consultants, contractors, occupiers and end-users. It is necessary for humanity’s continued tenure of the planet. From invested monetary capital, energy, water and bio-diversity to cultural resources - Stewardship is ultimately how we define success.

Charterhouse School Teachers’ ResidencesSeven bungalows for teachers at the prestigious Charterhouse public school in Kent in the UK, 2011. Its simple form hides the stringent UK legislative and budget constraints. A study in opposing forces - energy efficiency vs views and comfort. Building cost vs living space and privacy. Natural materials included facebrick, natural wood and slate making this development one of our favourites. By HLM Architects
Twee Riviere156 units in a themed lifestyle estate in Montana Pretoria 2007 . Part of a phased master plan along a river edge. MASTER PLANNING
Our first master plan in 2005 for the redevelopment of the Port Elizabeth CBD-Harbour area was an academic introduction to the promise held by the systematic planning for large or complex building projects. We have since worked on several plans for various initiatives and now possess a structured method for organising and executing multi-discplinary master planning projects.
Often a master plan is a long term plan for the future development of a district, campus or building and may include urban design, infrastructure design, buildings, landscape, security - to name a few among many disciplines depending on the issues identified through a process of consultation.
Innovation CityA master plan for the expansion of the Higher College of Technology in Abu Dhabi. It includes a Transport Strategy and Green Policy and sought to create a flexible environment with networked spaces for learning and socialising. Part of a large team our role was the development of Room Data Sheets for specialist education spaces. By HLM Architects 2011
International Medical PrecinctA concept spatial master plan for a medical precinct to serve as a landmark in the healthcare industry of Africa. Based on transport linkages and links with established research institutions the plan foresaw a phased development on derelict railway yards in Pretoria. By HLM Architects 2011
River WalkA concept spatial master plan for a mixed use urban precinct organized around the revitalization of the Jukskei River at the intersection of the N3 highway and the Gautrain railway. Under experienced mentorship of Paul Silver this plan was an interdisciplinary effort by engineers and financial consultants. By HLM Architects 2011
11
Twee Riviere Phased Master PlanA spatial master plan for the development of a riverside greenfield site in Montana, Pretoria for client Central Developments. After establishing the market and client development goals it was decided to develop distinct estates each with their own theme and character. The wetland also presented opportunities for relaxation and recreation together with constraints for bio-diversity and water conservation. By Hub Architects 2007
Regal Wetland Spatial Development PlanA spatial master plan for the development of an urban wetland site in Fourways, Johannesburg for client Summercon. The ambition was to develop a higher density product to compensate for the area lost due to the wetland. Experimentation with various building types resulted in the client opting for a cluster/conservation housing plan. The pay-off for a more rigid layout being the increased recreation zone. By Hub Architects 2007
Zaleni Spatial Development PlanA spatial master plan for sectional title apartments in Lonehill, Johannesburg for client Summercon. Our first client-interfaced site design. Here we discovered the counter-intuitive qualities of informal layouts for residential developments: Privacy, Natural Atmosphere, Views and Pedestrian Safety. One of our favourites. By Hub Architects 2007
Residential type developmentWe are skilled in developing residential building designs - from extreme luxury apartments to mid-market homes for buy-to-rent, retirement and long term ownership. We have learned from market leaders to get the most from every square metre. Emerging lifestyle trends we expect to make in impact on user behaviour in future are urbanisation; home offices; communal living; extended family co-habitation.
Jean Crossing A spatial master plan for the development of a mixed use development at the intersection of major transport routes in Centurion. by combining commercial, hospitality and retail components the goal was to create a pedestrian friendly environment where aspiring businesses could rent small office pockets while offering their staff and guests a memorable and convenient experience. By VH Architects 2009
12
COMMERCIAL
Baku Flame TowersAs part of a mixed use development the commercial tower has 33,000m² of flexible class A office space. Our responsibility was the refinement of the core zones to maximise Floor Rentable Area in a design that prioritized landmark value above a low Loss Factor. Countering this was the provision of A grade ancillary facilities, finishes and a prime address in a city icon. By HOK international, London, 2007.
Inkwazi Office ParkA speculative commercial development of 5,000m² in the Highveld Office Park in Centurion. Built for smaller business tenants the challenge was to instill a sense of being established. By Atrium Architects. 2003
Jean AvenuePart of a concept for a mixed use speculative development. Office space is placed above a lively retail square linking to a more serene pedestrian green route.By VH Architects and Bild Architects. 2003
Omagh Fire StationA bespoke workplace design for the Northern Ireland Fire & Rescue Service. It features female specific work areas and is meant to be a scalable template to be copied for other fire stations. Lessons learned include the stringent workplace legislation and advanced construction technology.By HLM Architects. 2011
13
Retail DesignOur first speculative conceptual work with market leader retail developers in 2008 were formative of our grasp of the sector. Since then we maintain the same fundamental approach and techniques:Ÿ Convenience is the overriding proposition.Ÿ The front door of the anchor tenant to be visible from
where the decision to turn off is made - often the nearest traffic light along a busy road.
Ÿ Available parking and pedestrian travel path to be clearly visible.
Ÿ Resist the temptation to block this line of sight with fast food vendor or filling station.
Ÿ Concentrate food and beverage tenants around or along a leisure focus point - create atmosphere.
Ÿ Character of buildings to reflect the regional idiom.Ÿ Bind all the elements together with a simple and
convincing theme that is reflected in the name, marketing and building details and where possible the tenant mix - manifest the brand.
Jean CrossingA concept design for a convenience centre with 10,800m² of GLA with two anchors and a food court. By VH Architects and BILD Architects. April 2009
A subsequent scheme was realised in 2015 by new developers with new architects validating but also improving our scheme.
