Basta malinis at pagkakakitaan, sugod nang sugod. These are the typical characteristics of Filipinos who are abroad, most especially sa States or Canada and other parts of the world where job opportunities abound. We work really hard and at the end of the day, we always find it a relief to know that the hard work will eventually pay off. The driving forces are to be able to save for the future, provide a good life for the family, help those who are left back home and have investments to fall back on when we grow older. Though a big number of Filipinos lalo na those who live here in the US opt to stay here for good, there are many pa rin who also think of retiring and going back to the Philippines and spend the rest of their lives there. Ganoon talaga eh. Babalik-balikan mo pa rin talaga ang Pinas. For those who are determined to settle here sa Tate, the same rin naman – hindi man i-spend ang retire- ment years sa Pinas ay magpapabalik-balik pa rin doon. The two groups of Filipinos, those who want to go back home for good and those who decide to settle abroad, have something in common though – the wise target having an investment. Many go into business. Many are into buying properties as well – ginagawang resort, apartments for rent or rest house – real estate invest- ment – viewed by a lot of people as a very wise (if not the wisest) decision. We keep hearing that a piece of land does not depreciate kaya palagi kang panalo. Marami, bili nang bili and after several years, will resell and what do you expect – a big return of investment. These days, buying condominium units has been a trend according to Jojo Javier, a licensed real estate broker who has actually sold properties even in the States during some of her visits. Very popular is the pre-sold condominium unit, where there is no concrete property yet, as in lupa pa lang ang makikita mo. What’s good about a pre-sold property is that when you avail of such an offer, it’s cheaper. However, as construction progresses, the price increases. This is one good reason why many buyers go for the pre-sold properties. There are real estate companies that have very attractive offers. Some allow the buyers to pay the down payment within eight months to one year with zero interest and the balance up to five years, just in time when the unit is ready for occupancy. Why a condo unit and not a house and lot which can provide you a bigger space? What are the advantages of buying and living in a condomin- ium? Why do many Filipinos who work or live abroad prefer investing in condos? First reason is the safety and security that a condominium pro- vides. Even if you’re back here in the States, you don’t have to worry about burglary or vandalism or the like. Also, most condominiums are situated where everything one needs is very accessible. A push at the elevator button, a few steps out of the building and the whole world is right in front of you. Condominiums also have amenities such as swimming pools or tennis courts, community center with exercise rooms and other things that perhaps you could not afford. Maintenance wise, it is not as expensive as maintaining a whole house with a yard. It costs a lot less because for one, you don’t have to replace roofs per se as you would a detached house. With a condo, you don’t have to have a caretaker as well. It is also a viable option to own a home without worrying about repairs and other chores. You’d probably ask if there is no risk in buying pre-sold properties in the Philippines. Well, it lies in your own discretion. I think, as a buyer, one must do his home- work when it comes to investment. Note that like most things, the risks appear much less when you go with well-known industry leaders. Why would you put your hard-earned money into something you are not sure about? So, ask around or do some research. All you need is to exert some effort, of course , to your advantage. Buying real estate properties, par- ticularly pre-sold condominium units, can be one of the “re- ally good” investments that you can have in the Philippines.
