PIntroductionPopo Agie Riverfront Estate is a large and dramatic custom
home, on ±2 acres which sits on the bank of the Middle Fork of
the Popo Agie River. It is in a highly desirable location just a few
minutes from the charming Western town of Lander, Wyoming,
which offers an array of cultural and recreational opportunities.
Lander is surrounded by millions of acres of public land
managed by the State of Wyoming, the U.S. Forest service,
and the U.S. Bureau of land management and is a paradise for
outdoor recreationists. Popo Agie Riverfront Estate is located
in the foothills of the mighty Wind River Mountains at the mouth
of Sinks Canyon and adjacent to Sinks Canyon State Park.

LocationLander is one of the more desirable small Western towns in the
Northern Rockies.
Lander is a friendly community of about 7,000 residents who thrive on
the abundant outdoor recreation opportunities and also value the easy
access to shops and restaurants, the vibrant arts scene, many community
events, strong environmental conservation ethic, and easy-going culture.
Lander is situated in the foothills of the Wind River Mountains, and it offers
easy access to the high country, but is also just at the northern edge of
the vast Wyoming Red Desert. Between the mountains—the millions of
acres of the Shoshone and Bridger-Teton National Forests, within which
are several designated wilderness areas—and the vast high desert, there
is a lifetime’s worth of public land to explore and enjoy.
One of the prominent features of the Lander area is Sinks Canyon—so
named because the Popo Agie River, which flows through it, “sinks” into
a limestone cavern and, after coursing about a quarter-mile through little-
understood underground passageways, emerges in a trout-filled pool
called “The Rise.” Sinks Canyon State Park encompasses these features,
as well as an interpretive center and numerous hiking trails. A bit further
up the canyon are dramatic, sheer cliffs of Dolomite limestone that are
considered an international destination for rock climbers.
Lander, located at about 5,400 feet above sea level, boasts a generally
mild temperate-zone climate and (unlike other parts of Wyoming) very
little wind. The City of Lander maintains a challenging 18-hole, par 71
golf course that has stunning mountain views and a municipal airport with
a 5,000-foot runway (capable of handling small jets) and FBO services.
Scheduled air service to Sheridan and Denver is available at Riverton
Regional Airport, which is about 45 minutes away.
WildlifeThe Lander area has abundant opportunities for
wildlife viewing and hunting. Major species include
mule deer, pronghorn antelope, elk, moose,
mountain lions, black bears, and bighorn sheep.
Deer, bighorn sheep and moose are frequently
seen on Popo Agie Riverfront Estate, and there is
a population of bighorn sheep in Sinks Canyon
next door.
There are few private properties upstream from
the property to the headwaters far up in the
mountains. Anglers come from all over the country
and the world for the wonderful, un-pressured
fishing in the high-country lakes of the Winds, in
the many streams and creeks that flow through
and out of the mountains, the nearby Wind River,
and the very productive tailwater fishery on the
Bighorn River near Thermopolis. The nearby
Wind River Indian Reservation, accessible with
a tribal fishing permit, has a vast number of
quality fishing streams and lakes that receive
very little fishing pressure. For Lander anglers
who do not want to travel far, the three forks of
the Popo Agie River (North, Middle and South)
the Sweetwater River, the Wind River, and the
Bighorn are all popular.
Live Water
Popo Agie River Estate includes about 600
feet of the west bank of the Middle Fork
of the Popo Agie River—a highly-regarded
fishing stream for rainbow, brook, brown,
and cutthroat trout.
