To that end, Flagstaff County wants to work with hamlet residents to fix any broken windows.We recently partnered with Flagstaff Wastes No Fee Weekends for their annual spring clean-up and we will connue that program. Do I require a Development Permit?

While there are a few exceptions, most projects require approval. For example, shelterbelts and dugouts require a development permit. A list of developments not requiring a

development permit can be found in the Land Use Bylaw (Section 3.5).

Please contact our office regarding setback and permit

regulations, or if you have any questions regarding your proposed development. It is always a good idea to contact us when planning proposed projects.

Applying for a Development Permit How do I apply?

To apply, you must submit the following:

• A completed application form

• A site plan

• Building plans

• Application fee

Please be aware that additional information may be required at the discretion of the Devel-opment Officer.

How long will it take to be approved?

The Development Officer has 40 days to make a decision on a permit application.

Typically, however, a permit for a permitted use is issued within one week.

A permit for a discretionary use can take a full month due to the extra processing requirements.

Got my permit … now what? 1. Read the entire permit. Don’t

assume there are no further requirements. Pay particular attention to the list of conditions that you will be required to follow.

One of the conditions will likely be in relation to setbacks regarding where the building can be situated. Other conditions may be in relation to timelines or

required provincial and/or federal approvals.

2. Apply for the applicable Safety Codes permits as specified on your Development Permit (building, electrical, gas, plumbing, private sewage).

3. If you are not satisfied with the conditions, you can appeal the decision to the Subdivision and Development Appeal Board.

1. The most accurate way to determine boundary locations is to hire an Alberta Land Surveyor (ALS).

2. If you know where your property boundary markers are you can mark the property line—there are often monuments (survey markers) for other

purposes, such as roadways, etc. Be absolutely certain that you are using the right survey markers (steel pins).

3. Remember it is illegal to disturb or remove any survey marker. Fines for tampering with boundary markers can be up to $10,000.

4. Call Alberta One-Call and have underground facilities marked. You do not want to hit a gas or electrical line.

5. Ask your neighbour to help and be involved in determining the fence location.

The Safety Codes Act requires that all contractors and homeowners in Alberta obtain permits prior to commencing work on buildings covered under the Alberta Building Code or work governed by the Canadian Electrical Code, the Alberta Gas Code or the Alberta Plumbing Code.

Obtaining these permits ensures that installation will conform to the safety standards adopted under the Safety Codes Act. Always remember to follow up with Superior Safety Codes to arrange for required inspections.
