3)Subsoil: Minimum depth to be 300mm for all areas.

Relieving subsoil compaction: Subsoil grading of the site shall leave landscape areas with smooth

flowing contours to achieve the specified finished levels when topsoiled. Prior to topsoiling, subsoil

formation should be ripped and loosened to a minimum depth of 450mm. Imported subsoil shall be in

accordance with BS3882 for amenity use.

4) Topsoil: all topsoil to conform to ‘Multipurpose' grade to BS 3882:2015. Contractor to provide laboratory

analysis and certification confirming soil meets the requirements of BS 3882. Soil analysis to ensure soil is

suitable for plant uptake: Contractor to provide laboratory analysis and certification confirming soil in

accordance with BS 3882 section 6, plus Soil Guidance Values (SGV) relative to soil contamination

trigger values established by DEFRA. Topsoil shall be spread in layers not exceeding 150mm and firmeach layer before spreading the next. At the time of laying, both material and weather should be reasonablydry. Soil levels should be 30mm higher than adjacent kerbs and paving after settlement and married in withexisting soil levels. Minimum topsoil depths after settlement shall be:Planting areas: 400mm depth topsoil required;Grass areas: 150mm depth topsoil

5) Soil preparation works prior to planting:a.) Cultivate the soil of all areas prior to seeding and planting. This should include loosening, aerating andbreaking up soil into particles 2-8mm to depth of 150mm.b.) Soil conditioner: Spread 75mm well-rotted manure or PAS100 compost prior to cultivation. Cultivate to adepth of 300mm. Remove weeds, roots and undesirable material brought to the surface including stonesand clods. Leave surfaces regular and even. Do not use peat or peat products.

1) Tree pits:Heavy and extra-heavy standards: 1000mm dia x 750mm deep.Smaller stock: Feather, maiden and light standard size trees to be planted in excavated pits 700x700x600or 500mm greater than the root dia, depth 300mm min greater than depth of rootball.Bare root transplant size trees and shrubs to be planted in hole cut into centre of previously dug pits ofsufficient size for the roots to fully spread out. Feather, maiden and light standard size trees to be planted inexcavated pits 700x700x600 or 500mm greater than the rootball. All - bases of pits to be broken up to a depth of at least 250mm.

2) Tree pit drainage (need to be confirmed following trial hole): allow for aggregate layer of clean gravel orbroken stone, graded 40-20mm, depth 250mm. Layer to be slightly domed falling towards edges. Laygeotextile filter membrane above drainage layer.

3) Backfill: Tree pits to be backfilled with 85% approved topsoil excavated from pit, 15% Growtop 'Growtree'Compost or similar and 100g 'Enmag fertiliser'.

c. ensure all trees and scrub vegetation is removed outside of the British bird breeding season.

BIRD NESTING SEASONVirtually all birds are protected under the Wildlife and Countryside Act 1981, as amended, while nesting.Potential nests and nesting birds have implications for land clearance and demolition within the site.Measures can be taken which will aid in minimising the impact and avoid injuring/killing or damaging/destructing birds and their nests. Such measures, which must be adhered to through the development, include:

· carrying out any tree clearance and building demolition during autumn, winter or early spring (September-

February inclusive) to avoid the bird nesting season; and

· if clearance, tree works or building demolition is required during the nesting season, an ecologist or

suitably trained person can carry out checks on vegetation to ensure no nesting birds are present prior tothe works.
