In 1992, Lesos Engineering, one of the companies of the 7Senses group, was founded as a consulting engineering firm, specializing in the field of façade & constructions for commercial buildings.

In the past 23 years, Lesos has succeeded in participating in numerous prestigious projects worldwide and has worked together with some of the most famous international architects, such as Sir Norman Foster, Pei-Cobb-Freed & partners, Helmut-Jahn, Richard Rogers Part-nership, Frank O’Gehry, Jean Nouvel, Tadao Ando and many others.

Obviously, Lesos’ unique expertise is used in all our real estate developments.

7Senses Group is a small-scale multi-faceted holding, based in Belgium. William Tozzi’s poem about the 7 senses inspired the founders of the company, Sonja Flemings and Eric Claeys, when coming up with a name.

In addition to the five traditional senses, the poem mentions a sixth sense, namely extrasensory percep-tion, and a so-called seventh sense, namely a sense of humor.

The 7Senses Group tries to create a dialogue between profit and non-profit activities, foreign as well as do-mestic.

Thanks to the professional background of the foun-ders, they have a profound interest in architecture and its contribution to ideas and creative impulses towards art.

In 2011, the company entered the field of real estate development, which developed into the main activity of the group.

The plot—called Praia Grande and known as a ZDTI—is located at the east coast of Sao Vicente.ZDTI stands for Zona de Desenvolvimento Turistico Integral (Integrated Tourism Development Area).

According to the Decreto Legislativo n° 2/93, the planned buildings may not have more than 3 floors, unless government permission allows otherwise.

The total area is about 200 ha. however, quite a significant part is unusable, more particularly: • The zone of the volcano craters • The zone with a risk of flood hazards as is apparent from the study carried out by Gesplan. This issue needs to be clarified ASAP.

On the other hand, recent legislation determined that no constructions should be erected in a zone of 80 m from the coastline.

In order to fulfill the necessary preconditions, 3 important items need to be solved by the Cape Verde government (see point 10 – commitment authorities Cape Verde): • Immediate halt to the excavation of the volcanoes and the dumping of waste • Reacquisition of a part of the plot (area 12,000 m²), subject to a transaction dated 2007, in order to reassign it to the Praia Grande zone, so it can become a unified entity and be part of the planned development. • Relocation of the atmospheric observation center

Two extensions – see annexed map – might be of important added value to the project: • extension 1 for the planned agricultural project • extension 2 ◆ To integrate at a certain level the village of Calhau into the project ◆ To grant the necessary access to the planned marina construction, which could be used partially by the fishermen of Calhau. This will create a small scale port that will serve, on the one hand, as a marina for the guests of the Pergola Negra project and on the other hand, as a fishing port for the local people.

The Perola Negra project, developed by the 7Senses Group, will be a destination offering a unique experience. It will focus on the creation of a mixed product that authentically reflects the best of Cabo Verde and its surrounding attractions, its culture and its aspirations for the future, shaping hospitality in the decades to come.

This presentation attempts to differentiate between various services to ensure that we offer several distinct experiences that will be linked together. The intention is to establish a multi-faceted, yet integrated resort that genuinely emphasizes design, culture, location, wellness and sustainability.

Our goal

The Perola Negra development will be based on the 7S Group lifestyle and will offer visitors a me-morable experience based on the following approach: • Curated luxury boutique experiences • Stunning, natural environmental setting • Reconnection, reinvigoration and rediscovery • Elevated anticipatory service delivery • Exciting experiential services emphasizing local culture and surroundings • …. Both natural and designed landscapes will merge into one with unique accents aimed at inspiring increased awareness of nature among visitors.

The program

The planned investment project will consist of 7 parts, namely:

1. An exclusive high-end boutique hotel resort with approximately 70 suites and 30 villas

2. A holistic spa and wellness center

3. Approximately 60 exclusive villa residences with 3 to 7 bedrooms

4. Approximately 180 apartment residences with 1 to 3 bedrooms

5. A world class medical center with advanced medicinal technologies that will offer plastic sur-gery, non-surgical cosmetic care, anti-ageing treatments and post-operative rehabilitation and recovery

6. A small scaled marina with 15–20 landing stages

7. An 18-hole golf course

Spa and wellness centerThe spa will provide a peaceful sanctuary encouraging our guests to relax and take a break from their hectic lives. The spa menu will expertly merge well-known treatments, anti-ageing techniques and natural resources available on site.

The goal is to make guests feel healthy and beautiful from the inside out, while helping them attain desired results.

The key characteristics will be: Spirituality - Wellness - Fitness - Beauty - Yoga programs - Meditation

A layered approach to wellness will be offered allowing guests to choose how passive or active they would like to be. Guests will come for a spa journey, moving between contrasts in energies. The spa will have calm and silent areas, mixed with more lively vibrant areas.

Marina CalhauA small scale port that will serve, on the one hand, as a marina for the guests of the Pergola Negra project and on the other hand, as a fishing port for the local people.

Private villa & apartment residencesApproximately 60 exclusive villa residences with 3 to 7 bedrooms as well as approximately 180 apartment residences with 1 to 3 bedrooms will be developed. This wide range of accommodation options will create an offer, suitable for every kind of budget.All residences will have a full 180° view of the sea.The owners will of course have the possibility to enjoy the amenities of the complete resort.

Medical center for plastic surgeryThe clinic offers patients the very best medical advice and treatment and uses surgical as well as non-surgical interventions, state-of-the-art equipment, the expertise of leading medical professio-nals and innovative procedures. Patients are guaranteed complete confidentiality from consultati-on to post-treatment recovery, while care is provided in a discreet welcoming surrounding.Recovery and non-surgical medical treatments will be closely synergized with the spa treatments.

18-hole golf courseThe planned golf course will be designed according to international competition standards.The project will be based on a philosophy of sustainability. Salt-tolerant grasses will be used allo-wing the course to be irrigated with ocean water.The golf course will not only be very attractive for players, but also for hikers due to its unique location and views. Our intention is to integrate Cape Verdean art throughout the golf course giving it an extra dimen-sion with a permanent outside art exhibition.

The applications are very wide:

• Trunk, bark, leaves and seeds can be eaten or used to extract components with high medi cinal value.

• Malnutrition relief – Moringa trees have been used to combat malnutrition, especially in infants and nursing mothers.

• Water purification – Moringa seed cake—obtained as a byproduct of pressing seeds to obtain oil—is used to filter water by using flocculation to produce potable water for ani mal or human consumption. Moringa seeds contain dimeric cationic proteins, which absorb and neutralize colloidal charges in turbid water. This causes the colloidal particles to clump together, forming a type of sludge, which makes it easier to remove the suspended particles by means of settling or filtration. Moringa seed cake removes most impurities from water. This method is of particular interest because it is non-toxic and sustainable compared to other methods in Moringa growing regions where drinking water is affected by pollutants.

• Plant growth enhancers – The extract obtained from Moringa leaves soaked in 80% ethanol contains growth enhancing principles. The extract can be used in the form of a foliar spray to accelerate the growth of young plants. Use of the growth-hormone spray will also cause the plants to be firmer and more resistant to pests and diseases. Plants that are treated with this growth hormone spray will also produce more and larger fruits and will consequently produce a higher yield during harvests.

• Moringa as a source of biogas – Moringa plants are milled together with water. The fiber is separated by filtration through a mesh with 5 mm pores and the liquid fraction produced is then added to a biogas reactor. The average methane content of the gas is 81%.

The Moringa Calhau plantation

In addition to realizing the planned development, hand-in-hand with the Cape Verde authorities, it is our absolute intention to contribute to the creation of various structural employment opportuni-ties.

The Moringa Calhau plantation aims to create a state-of-the-art project—which will integrate crop production, harvesting, logistics and processing—for the manufacture of a unique range of Moringa Olifeira products. The Moringa Olifeira is also known as the miracle tree.

It is our planet’s most remarkable tree, which grows in dry subtropical conditions and produces seeds and leaves that are extremely nutritious. In fact, they contain even larger amounts of several important nutrients than are commonly found in food often associated with these nutrients. These include vitamin C, which fights a host of illnesses, including colds and the flu; vitamin A, which acts as a shield against eye diseases, skin diseases, heart ailments, diarrhea and many other diseases; calcium, which builds strong bones and teeth and helps prevent osteoporosis; potassium, which is essential for the functioning of the brain and nerves; and proteins, the basic building blocks of all the cells in our body. Unbelievably, the tree grows in an area where hunger is still a threat to human life! New micro-propagation technologies will allow selection of strong species and the develop-ment of varieties for fast and intensive growth and biomass production. This opens up huge prospects.

Sustainable environmental quality Construction of the 7Senses Cape Verde resort will respect the local habitat and vegetation. In a non-domi-nant and minimalist approach, buildings and infrastructure should be harmoniously integrated with this unique volcanic ecosphere.In addition, the resort will reflect the cultural values and roots of Cape Verde’s rich history.

Materials that minimize the footprint will be used that minimalize the footprint: a unique blend of local natu-ral resources and innovative materials and technologies. Urban planning and architecture should give future users the full sense of harmony and wellbeing.

Smart water and utility management, minimization of waste, re-usable and recoverable materials will form core principles in the integrated design-build-operate cycle of the resort. The overall result of these will make the resort an internationally recognized landmark in the urban and ar-chitectural landscape of the Cape Verde Islands.

Social and Environmental Responsibility FundAs an investor and the hotel operator, 7S Group is committed to sustainable development, both in terms of the environment and the cultural and social surroundings. Consequently, the resort will contribute 0.5% of its Gross Operating Revenue to the Social and Environmental Responsibility Fund to be invested locally in Sao Vicente.

The 7Senses Sustainability Chapter for harmonious economic growth, social welfare and environmental quality

The 7Senses Group will develop Cape Verde’s first 5-star resort according to its sustainability chapter. This chapter will simultaneously focus on economic growth, social welfare and environmental quality and will promote Sao Vicente as a role model for responsible tourism.

Sustainable economic growth The exclusive resort will generate substantial new incomes for the population of the island of Sao Vicente. Through the project’s tax contributions and by attracting a new target group of high-profile customers, the resort will trigger new developments and accelerate the overall regional development of the island. The project will prepare Cape Verde for a new economy as the project will have numerous spillover and multi-plication effects. The 7Senses Resort will become a new benchmark and will present Cape Verde as a new top destination for hospitality, medical, leisure and well-being services. All of these will benefit the overall quality of life of the citizens of Cape Verde. A worldwide network of enthusiastic and supportive custo-mers in these fields will in turn also become Cape Verde’s new network of ambassadors, who will promote investments in the country.

Sustainable social welfareHuman resources will be the 7Senses resort’s most important asset. We are 100% committed to their well-being and career development. Therefore, the resort’s staff will receive international training to become multilingual, dedicated, knowledgeable and responsible staff members. Ultimately, they will be able to transfer their experience to other people by adopting a capacity-building attitude.

Import of new building technologies and building management systems

Various new technologies and building management systems will be imported to the market of Cape Verde for the concrete realization of the entire project. These include:

• Sismo innovative building system • Site organization & performance models • Planning models • HVAC (Heating, Ventilating, and Air-Conditioning) • Education & schooling

Innovative building systemFor the construction of the resort and private residences, we plan to use an innovative industrialized building system called Sismo. The advantages of the Sismo system are numerous; it is cost effective, fast, lightweight, provides good insulation, is fire-resistant, durable, eco-friendly, and anti-seismic, to name a few.

The technology will be put to the disposal of the local contractor who will train the technical staff to work with the system. The contractor will then be provided with the technology for future projects.

Sismo’s high productivity, its brilliant simplicity and its little need for materials and labor make Sismo technology the perfect solution for every building project.

Site organization & performance modelsAll the relevant staff will be trained in our software and related models for site organization and financial follow-up.

Planning modelsPlanning models related to the financial control systems will be used.

HVACThe resort will be equipped with the best performing and innovative systems for heating, ventilation and air conditioning.Software for dynamic simulation of the comfort in the building will be used in order to optimize the needs.

Education & schoolingThe technical staff employed by the contractors as well as the workers on the site will attend various training programs in the use of the building techniques.

Architecture

In a non-dominant and minimalist approach, buildings and infrastructure should be harmonious-ly integrated with the unique volcanic ecosphere.

In addition, the resort needs to reflect the cultural values and roots of Cape Verde’s rich history.

Materials that minimize the footprint will be used: a unique blend of local natural resources and innovative materials and technologies. Urban planning and architecture should give future users a full sense of harmony and wellbeing.

The architecture will be contemporary and feminine; perfectly integrated into the volcanic lands-cape with smooth lines following the natural form of the mountains and no straight lines.

The atmospheric and state-of-the-art sustainable architecture will be characterized by 5 keywords:

The resort will be constructed and operated in a manner that minimizes carbon dioxide emissions and reduces the resort’s negative impact on the environment to a minimum.

The project will create various new employment opportunities.As a matter of fact, we need to differentiate between on the one hand, the direct and indirect employment, and on the other hand, the employment created by the support given to start-up companies and the plantation.

Commitment of Cape Verde authorities

Excavation of the volcanoes and the dumping of waste The preservation and appearance of the volcano are the key elements in the development. Cape Verde authorities will put an immediate halt to the excavation and the dumping of waste in order to protect and preserve the surrounding nature and to prevent any risk to the development.

Plot of 12,000 m² (see enclosed plan) and owned by Romano Garavaglia, in the Praia Grande zone CI will undertake every necessary arbitration or legal proceedings in order to reacquisition this area. The purpose is to reassign it to the Praia Grande zone so it can become an inte gral area again and be part of the development of the 7Senses Group.

Relocation of the atmospheric observation center The meteorology and geophysics center will be relocated to the Praia Grande zone. The promoter is free to choose an appropriate location within the plot. CI will provide the promoter, as soon as possible with all the necessary information regarding the require ments and regulations that have to be met for the rebuilding of the center.

Landing strip at the Mindelo airport A 200-meter extension of the landing strip is unavoidable and absolutely necessary in or der to guarantee suitable and direct access to the island of Sao Vicente. Cape Verde autho rities are committed to ensuring that this is carried out before Spring 2017.

No disturbing activities within a 7-kilometer radius Cape Verde authorities will guarantee that no disturbing activities will be allowed within a 7-kilometer radius. This does not include natural phenomena, such as natural sounds, sights and odours or nature-related activities, such as fishing.
