The move, which sees the Sunderland company cement its commitment to the City, will also help to invigorate an historic street which is once again becoming the bustling heart of the estate agents’ sector. From their new home in Frederick Street, the multi award- winning experienced team will continue to offer their unrivalled service to residents looking to buy, sell and let houses and commercial property within Sunderland. INVESTMENT Paul Airey, MRICS, said: “Investing in a new headquarters here is our way of showing confidence in the future of the City. “When I started looking at new, larger offices to move into, moving into Frederick Street was the obvious choice as it has once again become the central hub for the City’s property professionals, whilst also providing a pleasant environment to work in with its array of pavement cafes, specialist niche retailers and many of the city’s firms of solicitors.” Paul has invested heavily in beautifully refurbishing and extending the four storey Grade 2 Georgian Listed Building, which had once been the estate agency offices of local estate agent and chartered surveyor Frank Cole. REGENERATION Paul said: “Frederick Street contains attractive period properties and has really been regenerating over the past couple of years and I am keen to accelerate and promote the appeal and vibe of this area. “I was keen to assist and promote this and organised hanging baskets for the Victorian lampposts, which was done with the financial assistance of local traders, who each contributed £20 towards the cost of having these made up. FALLING house prices have now stabilised and Sunderland homeowners can look forward to real growth, reports Paul Airey, chartered surveyor, registered valuer and RICS commentator on the City’s housing market.“Since the start of the recession in 2008, property prices have been on a slow decline – not so much a collapse but more of a parachuting down in price over the last six years.

“That price fall eased and then stabilised about 12 months ago and as a result the housing market is now definitely improving.

“The upturn has taken longer to take hold in the City than in some other parts of the country, but the market is now in a period of consolidation, with several ‘micro-climates’ emerging in terms of rising values.

“Location, location, location has always been a popular mantra when it comes to property and this has definitely been borne out in Sunderland where certain areas – Tunstall, East Herrington and Ashbrooke – have only seen drops of around 15% in property prices.

“This represents quite a strong performance when compared to other areas of the City, where falls have been closer to 30%. It’s no surprise that the areas where there has been less of a fall in values are now showing the quickest recovery.

“People have been cautious to make plans for fear of uncertainty in their job prospects and the general economic outlook, but as these threats subside so confidence returns.

“It’s positive to physically see work going on in the City at the moment– improvements on St Mary’s Way for example – and for the first time in years you can see cranes on the skyline, which gives a real feel good factor within the City.”
