    PART B

    Particular Specifications

    1.1 PREFABRICATED BRICK BUILT SUBSTATIONS

    1.1.1 Site Locations

    The sites are located at numerous areas in the vicinity of Al Ain.

    In such circumstances where the site handed over to AADC by the Municipality andTown Planning Department is located in a low laying area, the Contractor shall raisethe level of the site by filling with selected imported materials using the appropriatecompaction techniques as specified. The slopes and embankment, formed by elevatingany such substations shall be protected by stone pitching and as such shall be deemedinclusive in the Contractors total lump sum price.

    The finished floor level of the substation shall be a minimum of 300 mm above theadjacent finished level of existing or proposed road, or as per the instruction of theOwner, in the absence of any permanent pavements, kerbstones or roads in theimmediate vicinity of the new works.

    The Contract are lump sum price and shall be inclusive for all eventualities with respectto ground conditions, any type of foundations and tender drawings shall be consideredas indicative only.

    1.1.2 Civil Works - General

    It shall be the responsibility of the Contractor to carry out geotechnical surveys on allsites in order to establish the safe ground bearing capacity of the soil conditions. Freshsoil investigation should be carried out for each and every site, in accordance withtechnical specifications for civil works. Soil investigation should comprise field work, labwork and soil investigation report, containing recommendations for foundation design. Ifin the opinion of the Owner, the site soil conditions require improvement, the Contractorshall do so forthwith without any claim.

    The Contractor shall be fully responsible for provision of temporary storage facilities,lifting equipment, transportation and all manipulation in regard to pre-cast elements.

    The Contractor shall incorporate into design and at daily site works all requirementsspelled out by AADC related to number, size, level and shape of openings, dimension ofcable trenches, size of concrete platforms, and similar.

    One sample substation shall be constructed at the approved site as a mock-up for thisproject.

    1.1.3 Architectural Works

    Drawings provided in the Tender Documents shall not be considered full and final. Alldesign and drawing preparations shall be made by the Contractor and submitted to theOwner for approval which shall include all details to provide complete finished works tothe complete satisfaction of Owner.The Contractor shall also provide required numbers of drawings to Town Planning andMunicipality for obtaining building permits. At the end of the contract prior to issuance ofFinal Acceptance Certificate, all as built drawings shall be submitted. The Contractorshall also submit 6 sets of project completion report including all aspects of the project.

    The following schedule and sequence shall be strictly followed by the Contractor forsubmission of drawings and materials for approval.

    1. within one month of the 1st

    site handing over:

    -All Floor plans, elevations and sections of Brick Built (BB) substations.-All structural design and materials for the above.

    2. within two weeks of the 1st site handing over:

    -All architectural and structural drawings in final form including all structural calculationsfor RM-All outstanding structural materials.

    3. within two weeks of the 1st site handing over:

    -All drawings, details, design etc. must be completed.-All materials, structural, finishing etc. must be completed.

    Delay caused due to failure of the Contractor to follow the schedule and sequence willbe born solely by the Contractor.

    1.1.4 Pre-cast Concrete Elements

    The work shall consist of pre-casting on a Specialized Factory approved by the Ownerall elements in concrete or reinforced concrete in large quantities of same model. Thework shall also include the delivery and erection of these elements.

    1.1.5 Flooring for Brick Built Substation

    Concrete floor shall be Pre-cast as per the required structural analysis. Surface of thefloors in Switchgear Room and Transformer room shall be reinforced concrete treatedwith surface hardener and coated with epoxy paint. The method and rate of applicationshall be in accordance with the manufacturers instructions.

    Special attention is drawn to the evenness of the floor where all measurements shall betaken to reduce and to minimize the overall settlement, undulation to zero.

    All floors shall be coated with epoxy paint of approved quality and colour. Number ofcoats shall be decided upon the merits of the material and the finished condition of thefloor.

    1.1.6 Metal Works

    1.1.6.1 Louvered Steel Doors

    For switchgear room, louvered steel doors of overall size 3 x 2.7 meters including frameand finish hardware shall be provided as per specification and drawings. Double leafventilation louvers incorporated. Fixing with galvanized or stainless steel lugs, bolts etc.Each door leaf shall have 4 hinges. A removable wire mesh screen shall be fixed to theinside face of the louvered doors.

    Hasp and staples with padlocks to match Master Key System, shall be provided.

    1.1.6.2 Lattice Steel Doors

    For transformer rooms, lattice steel doors of overall size 3 x 3 meters shall be provided.Infill of steel lattice work shall be welded to the frame not more than 80mm spacing, priorto galvanizing. Fixing with galvanized or stainless steel lugs, bolts etc. according tomanufacturers recommendation. Each door leaf shall have 3 hinges.

    Color: To the choice of Owner.

    1.1.7 Finishing Schedule

    1.1.7.1 Switchgear Room

    Floor: Epoxy paint applied over fare-faced finished concrete surface,including trenches (3 coats)

    Wall: Acrylic or other approved washable-type paint (3 coats)Color to the choice of Owner.

    Ceiling: Acrylic, or other approved washable-type paint (3 coats) to concrete soffit.Color to the choice of Owner.

    1.1.7.2 Transformer Room

    Floor and TR Foundation: Epoxy paint applied over fare-faced finished concretesurface, including trenches (3 coats)

    Wall and Ceiling: (Fenotex) washable Emulsion type.

    1.1.7.3 External

    Walls and Parapets: Light textured paint, external paint quality and to be appliedon textured concrete walls acrylic type, as approved byOwner.Color to the choice of Owner.

    Walkways, Platforms: Interlocking tiles, 80 mm thick, in approved pattern andcolor.

    1.1.7.4 Steel Paint

    All steelwork not fully encased in concrete shall be hot dip galvanized and protected bythe following system, as a preference and guidance: -

    (a) Degrease the galvanizing and, if necessary, abrade thesurface with light sweep-blasting or Emery Paper toensure a good anchor pattern.

    (b) Prime coat:High Molecular Epoxy

    Two-pack polyamide cured,solids volume min. 50%,dft min. 80 microns

    (c) Finish coat:High Molecular Epoxy,

    two-pack polyamide cured,solids volume min. 50%,dft min. 80 microns.

    d) Top coat: Sweep blast if required for adhesion and apply,two-pack aliphatic polyurethane Topcoat solids volumemin. 50%, dft min. 50 microns.

    e) After erection make good all damage by blast cleaning as necessary andbuilding the whole system to completion. Apply total system to all bolt heads andnuts; grind down site welds, blast clean burn marks.

    1.1.7.5 Roofing

    1.1.7.5.1 Roofing System

    Roofing system will be as following;

    1- First layer will be three coat of Cold Applied Bitumen.2- Torch applied 4-mm membrane and at the corners will be 4mm membrane butexposed type.3- 5 cm high density heat insulation.

    4- Separation layer.5- 40x40 concrete tiles (loose laid system).6- Mastic and sealant to provided at grooves with aluminium flashing.

    48-hrs water leak test to be done for each substation.

    The roof build up shall be as follows:

    Provide 2% slopes towards rainwater drains by adding a light weight sloped concretescreed or cement screed.

    Roof slab to be treated with one coat of oxidised bituminous, grade 115/15 prior tocasting the light weight concrete. Smoothly trawled light weight shall receive 2 coats of

    water proofing primer before applying the waterproof membrane.

    The minimum properties of the materials used shall be as below:

    a) Light weight screed of cellular concrete with a minimum thickness of 50 mm shouldbe smoothly trawled. Dry density of light weight concrete shall range between 800and 1200 kg/m3.( light weight screed could be replaced by protection cementscreed C20 with minimum thickness of 50 mm).

    b) Oxidised Bituminous material, grade 115/15, applied directly on the RC slab at arate of at least 2 kg/m2, melting point is not less than 115oC.

    c) Waterproofing membranes, one layers of at least 4 mm thickness, tropical grade

    bituminous felt, reinforced with a 180 g/m2 non woven polyester inlay, torch appliedand with following further minimum characteristics:

    - Softening point (R & B) of coatingmixture

    >150oC ASTM D 36

    - Penetration (DOW) at 25oC 18 +/- 5 dmm ASTM D 5

    - Water absorption < 0.15% ASTM D 570

    - Tensile strength at break 800 N / 50 mm (long)600 N / 50 mm

    e) Geotextile fabric separation layer shall be placed between insulation boards andprotection tiles

    The geotextile used shall be non-woven type, containing an UV- inhibitor and shallcomply with the following properties:

    f) Tiles shall be 40 x 40 x 4 cm pre-cast, compressed, high quality cement tiles withwhite cement in order to achieve a light and heat reflective colour. Tiles shall beloosely laid on the top of the geotextile fabric. Aluminium flashing of 1.5 mm thick

    and 15-20 cm height shall be provided and pointed with approved sealant.

    1.1.7.5.2 Water Test for Water Proof System

    Upon completion of the water proofing membranes as well as on completion of allroofing work, including the installation of tiles, the Bidder/Contractor shall makeprovisions for and carry out water testing. The Bidder/Contractor shall notify THEENGINEER immediately upon the completion of each roof and shall submit a preliminarytime schedule of testing for review.

    All testing shall be carried out by hose soaking only with drains left plugged and closed

    at all times. Tests shall be carried out only in the presence of THE ENGINEER or hisdesignated representatives who shall determine starting dates of testing, total timeperiods of soaking and precautionary measures to be taken for the protection of otherwork.

    The entire roof area shall be soaked in the following general manner, with finalinstructions given by THE ENGINEER. Over uninterrupted surface, water shall beapplied evenly in a deluging force creating a sheeting or blanketing of water over theintersection of new roof construction. Cants including roofing above the high point,pitch-pockets, vents, etc., shall be deluged in the same manner whether on verticalsurfaces or not, directing the water into clamping and hold-down devices, trim andflashing stops. Areas of leakage shall be properly marked, recorded, repaired, andtested again by the Bidder/Contractor to the satisfaction of THE ENGINEER includingadditional repair to the same area as may be required for acceptance by THEENGINEER.

    Each testing time shall be directed by THE ENGINEER and shall not be less than48 hours.

    Contractor to submit a 10 (ten) year warranty from the date of P.A.C., covering materialsand workmanship, for the roof water proof system.
