HENDERSONVILLE RETAIL MARKET OVERVIEW
TRINITY MUSIC CITY
TRISTAR HENDERSONVILLE
The Hendersonville retail market can be broken down into three distinct trade
areas – the New Shackle Island corridor, Main Street, and Indian Lake Boulevard.
New Shackle Island Corridor: New Shackle Island Road is one of two major
thoroughfares that connects Hendersonville’s Main Street to Viet Nam Veterans
Bypass. The northern boundary of this trade area is anchored by the 500,000
plus square foot Glenbrook Shopping Center. This was the first super-regional
center developed in Hendersonville and features the area’s only Target along
with Kroger, Kohl’s, Staples, Petco, Home Goods, Ulta Beauty, and Stein Mart.
The Hendersonville Medical Center is also located on New Shackle Island Road.
This 159-bed hospital is the largest in Sumner County and serves patients from
several surrounding counties. Numerous medical tenants operate near the
hospital in both office and retail centers.
Main Street: Hendersonville’s original retail market is along Main Street which
is the city’s primary east/west thoroughfare. Most of the shopping centers
are older and now feature secondary uses with lower rents. However, several
centers have recently been redeveloped along Main Street which still has the
most grocery options available. Publix, Kroger, Aldi, and several privately-owned
grocery stores operate along Main Street. The majority of Hendersonville’s
residential density is south of Main Street on large peninsulas along Old Hickory
Lake.
Indian Lake Boulevard: Indian Lake Boulevard is a relatively new thoroughfare
that was created approximately a decade ago and connects Hendersonville’s
Main Street with the Viet Nam Vets Bypass. The highly-planned and regulated
corridor’s retail market was kicked off with a Wal-Mart Supercenter, Lowe’s,
Home Depot, and the 254,000 SF Street of Indian Lake project. New projects
have been continually developed and the corridor is finally reaching maturity
with limited sites left for new construction. Indian Lake is the largest retail
hub in Sumner County and pulls in customers from a substantial radius of
surrounding counties.
