 •Reduce the size and scope of the mechanical system by eliminating the need for individual office controls. Combine spaces into zones and reduce the number of HVAC units. Use ducted systems to serve the offices.

•Eliminate the Energy Recovery Units.

•In the largest storage room, look at using 1 roof top unit to control humidity.

•Look at using a roof top unit for Meals on Wheels, large storage room, kitchen, and dining.

•Use only unit heater in receiving area.

•Reduce Electrical service from 1600 amp to 1200 amp and look into potential reuse of the two existing 800 amp services. $120,000

•Change the kitchen equipment to Alternate #1 so the price will be defined. Owner may elect to provide this equipment from local reliable sources.

•Delete light motion sensors throughout the project.

•Delete cable trays and use J-Hooks.

•Change device covers from stainless steel to plastic.

•Look at using wall packs on the exterior of the building in lieu of decorative pendant light fixtures.

•Change specifications so no shields/shutters on data jacks.

•Reduce the number of janitorial closets that also have floor sinks in them.

•Reduce the number of coffee stations by eliminating the sinks in the casework.

•Eliminate hospitality stations (casework and sinks) in conference rooms.

•Eliminate all the allowances and bid these items to local suppliers. $366,500 + oh & p = $36,000 ($402,500)

•Eliminate furniture in Dining room.

•No work in the 3 storage rooms in this phase, including all finishes and lay-in ceilings, and 7 skylights. Use shop lights and just enough HVAC to control the humidity. $200,000

•Delete lobby 109 and keep roof structure to create a covered patio type entrance to the permitting office. $88,000

•Reduce the amount of rock work in the front of the building and change all stucco to E.I.F.S. (synthetic stucco). $25,000

•Eliminate all work on the exterior of the project from the loading dock side to the back side of tractor supply. The work in these areas should only focus on means of egress and safe passage from the facility. $50,000

•Change roofing specification from TPO and full tear off of the existing to ½” fan fold insulation board over the existing roof and a new Dura last roof membrane. $150,000
