The Year that Was 2014/2015.

It is always good to know what your local market is doing, whether you are considering selling, investing or just staying put!

This financial year has been an interesting one. Capital growth across the areas of 4075 and 4068 has seen an average increase of 10.46%, these are levels we have not seen since the days of 2006/2007.

The market is now experiencing a sustainable growth in comparison to Melbourne and Sydney. In turn this is attracting many investors who would have previously favoured interstate markets into making purchases in Brisbane. Investors have generally seen a 4.42% increase in their rent in the past year.

Owner occupiers are continuing to purchase rather than rent as effectively it can now be cheaper to be a home owner than a tenant.

After years of limited capital growth we are now seeing a healthy marketplace fuelled by increased buyer confidence, limited stock and an all time low in interest rates.In summary, it’s looking good! Here’s to a great 2015/2016.

We recently had the pleasure of marketing and selling 14 Grandview Place, Oxley on behalf of the owners Ben & Leisa. This was a fantastic 5 bedroom home built by Fort Constructions and commissioned by Ben & Leisa who lovingly designed the floor plan to suit their family lifestyle.

Due to existing commitments and the uniqueness of this property we decided to

go to auction, something the Oxley market is becoming more familiar with.

After a 5 week campaign we saw 79 buyers view the property. This resulted in 7 registered bidders on the day, fabulous competition and an over the reserve selling price. At $691,000 the owners were ecstatic commenting “So happy with the service and results Chris and Sarah provided. We would definitely recommend them to friends and neighbours”

The new owners couldn’t be happier with their new place, having only seen it on the day of auction it must have really felt like home from the first moment.
