Zoning/Re-Zoning Zoning requirements for consistency between the local Comprehensive Plan and the Land Development Code vary from state to state. In Florida, each local government is required to adopt and enforce land development regulations that are consistent with the Comprehensive Plan. The City of Oviedo Land Development Code (LDC) is the legal device to carry out the City’s Comprehensive Plan. The Zoning Map illustrates how the entire area of a community is classified and divided up into distinct zoning districts.
Section 4.6. - Planned Unit Development (PUD) District.
The Planned Unit Development (PUD) District combines various residential, commercial,
industrial, recreational, and/or public uses to create a planned community with a more
desirable environment than would be possible through the strict application of
conventional district regulations. The uses and structures proposed are to be planned and
developed as unified and coordinated developments. Any area zoned PUD-C, PUD-R-2, or
PUD-R-3, at the time this LDC is adopted shall henceforth abide by the regulations in the
PUD district. All Land Development Laws in Oviedo can be found here: http://library.municode.com/index.aspx?clientId=14267

Zoning/Re-Zoning The Planning & Zoning Division administers the Land Development Code and provides information about the zoning codes to the residents, property owners and business owners of Winter Park. The codes ensure orderly and well-planned development of the city. The division serves as the staff liaison to the Planning & Zoning board as well as to the Mayor and City Commission for the application and review for rezonings, subdivisions, conditional uses, annexations and lakefront site plans. It also advises applicants about the review process, notifies property owners of sites under review, and provides consistency in decisions relating to the Comprehensive Plan. Plans are also reviewed to ensure compliance with applicable façade design guidelines. The Planning and Zoning Board can be found here: http://cityofwinterpark.org/Pages/Government/Boards/Planning_and_Zoning_Board.aspx
