Metropolitan Park Overview• Metropolitan Park is a residential development and
located within the Pentagon City Phased Development Site Plan.
• The first phase of Metropolitan Park was approved by the County Board in 2004.
• Along with the first phase, a set of Design Guidelines for Metropolitan Park was created with a framework of eight residential buildings, an interior street grid and public open space areas approximately 2 acres in size.
• Development of the Metropolitan Park open space is occurring with build out of each final site plan.

• Two acre Central Park in Design
Guidelines was formed as large and small
open space components.
• A prominent north/south pedestrian
connection to organize the open space.
• Open spaces sized to accommodate
outdoor community gatherings, casual
play, sitting and strolling.
• Design Guidelines direction for a tot lot
to be incorporated into the open space
plan.

• Two thirds of Central Park was built as
part of Metropolitan Park Site Plans 1, 2
and 3, in addition to smaller parks to the
north and south.
• These spaces are owned and maintained
by KETTLER, with public use provided by
public access easement.
• Existing Central Park is a tree lined,
landscaped series of open spaces with
lawn and circulation paths.
• The open space is used by people walking
their dogs, catching up with neighbors,
relaxing on benches, and for outdoor play.

Metropolitan Park Phase 6 Open Space
• Remaining portion of Central Park is linear
and framed by existing park, 13th Street
South, S Elm Street, and 14th Street South.
• Approximately 13,460 square feet of open
space will be built with site plan.
• Metropolitan Park 3 site plan condition
provides opportunity for reconsidering the
design and use of this remaining portion of
Central Park.

Metropolitan Park Phase 3
PDSP Condition In 2009, along with the Met Park 3 site plan, the County Board approved
the following new condition to the PDSP:
“PARK PLANNING PROCESS FOR FUTURE PARK PHASES
The Developer of Metropolitan Phase 6 agrees to participate in a park
planning process, including utilizing its resources and expertise to
develop, as the process deems, alternate park designs and uses, for that
portion of the Central Park associated with Metropolitan Park Phase 6.
The goal of the process is for the Developer to work with PRCR staff, the
Park and Recreation Commission, SPRC Members, and interested
Metropolitan Park residents to identify and assess the community’s
recreational needs and interests at that time and make revisions to the
park’s design or reaffirm the existing park’s design from the data and
feedback from the above interested parties. The process shall allow for
changes to be made to the original design and uses for the park space

NEXT STEPS
April 8 – 12 Online Feedback – A web link will be posted on
www.arlingtonva.us Metropolitan Park 6 for opportunity to give
additional feedback on open space preferences
April 19 (7:00 p.m.) – Presentation of a draft open space concept at
the Park and Recreation Commission meeting in Azalea Conference
Room at Courthouse Plaza
April 25 (7:00 – 8:25 p.m.) – Site Plan Review Committee Meeting
at Courthouse Plaza to review open space concept
May – Open concept will be finalized and inserted into site plan prior
to Planning Commission hearing in June
June - Planning Commission and County Board public hearings for
Metropolitan Park Phase 6

OPEN HOUSE ACTIVITIES
1. Learn more about the open space by reading the display
boards and talking to staff
2. Provide your input on the draft concepts by leaving a post-
it notes on the boards.
• What features do you like in the concepts?
• Suggest different combinations of features
• Suggest additional features that could work in the open
space.
