As spring 2011 moved inexorably toward summer 2011, the dramatic upheavals adversely affecting oil prices and nuclear power safety seem mercifully to be abating. Nevertheless, the general consensus has been that in the long run neither of these major components could be trusted to provide the ultimate solution to the satisfaction of the world’s ever increasing energy demand. We already have satis!ed ourselves in the United States that the de!ciencies recently highlighted in both domains demand an immediate major push toward providing alternative domestic energy resources. Most importantly in this regard are wind power and solar power.

Because oil pricing and nuclear safety have become so worrisome the natural tendency is to exaggerate the positive aspects of potential energy replacements such as wind

power and solar power. This is especially true since these possible substitutes are not fossil burning fuels themselves. As a result, wind power and solar power are hugely attractive propositions for those of their advocates who quite correctly are deeply

concerned with the major role of oil in adding to harmful carbon sequestration and “additional global warming”.

Although nuclear power is not a fossil fuel burning activity itself, its inherent instability and potential destructiveness are at least as

harmful as are massive oil spills and other forms of signi!cant oil pollution. The March 2011 Japanese nuclear disaster is proof

positive of this thesis.

Commercial interests in the United States has seized upon wind power, solar power and perhaps even natural gas—though it is a fossil fuel burner (now utilizing whenever possible the highly controversial “fracking” techniques) as potentially lucrative alternatives in the attempt to push oil, nuclear power and, no doubt, coal as well into the energy production dog-house and background.

Fair enough, but to be helpful and accurate it is necessary that the perceived de!ciencies of wind power, solar power and natural gas fracking be entered simultaneously into the equation before huge investments are made in these “magic bullet” technologies that may in the long run harm not assist in the vital quest for energy affordability and ef!ciency in the United States. In future issues of Open Fences, solar power and natural gas fracking will be discussed. For the present, let us concern ourselves solely with wind turbine power.

Although early returns on windmill turbines have been reasonably favorable when utilized away from our enormous east and west coast boundaries, they must prove extremely successful off-shore in order to strike a signi!cant blow against global vwarming both nationally and internationally. Nothing yet has occurred to suggest windmill turbines will lower fossil fuel consumption signi!cantly on a nationwide level in the U.S. in the foreseeable future. Said another way, the problems with windmill turbine cost and

political opposition, especially offshore, still to be solved may be so huge that fossil fuel dependency currently crippling U.S. energy production and demand probably will continue to handcuff our overall economy into the 2012 election cycle and beyond.

Sometimes it is startling to investigate how long we as individual citizens have been talking !rst about wind turbine power alone, and more recently, wind turbine power combined with solar energy power as the sure !re solution to U.S. energy suf!ciency problems. The answer is pre 9/11/2001. Yes, that is correct. Bin Laden now is dead and the windmill turbine operational uncertainties still are the major problems needing to be addressed so many years after 9/11.

On September 11, 2001, Jim Gordon and his associates at Cape Wind were preparing to "y to Washington, D.C. the next day, September 12th, in an attempt to convince their Massachusetts Senators at the time, Edward Kennedy and John Kerry, to support their attempt to place their windmill turbines in Nantucket Sound off Cape Cod. Such a move if Kennedy and Kerry had supported it—[self serving rhetoric aside, they did not] probably would have assured us that by now most major questions about the credibility of the role of wind turbines especially off-shore would have been answered. These questions have not been put to rest yet and probably will not be settled in the next couple of years at least.

To be certain progress has been made. After Cape Wind spent a staggering $2.6 billion dollars to win regulatory approval for off-shore wind turbines in The Cape Cod Nantucket Sound area, the operational details of the project still are not cast in stone.

On May 2, 2011 The Bureau of Ocean Energy Management, Regulation and Enforcement threw a bombshell into the proceedings by announcing that their previous decision to set aside a 2,900 square mile ocean area for commercial wind energy, leasing and wind farm development presumably by Cape Wind would no longer be operative. No alternative plan was announced. However it was clear the !nal approved area would be signi!cantly smaller than the one everyone assumed would be approved. The !nancial blow to Cape Wind will be enormous. It is at least conceivable the decade plus long project may never get off the ground after all. The existence of rich scalloping grounds in the area and important spawning areas for "ounders were cited as justi!cation for leasing area diminution restrictions “They did not know these !shing facts ten years ago?” screamed outraged Cape Wind supporters and many in the energy cost battered East Coast industrial community. It is hard to argue with their sense of construction and betrayal.

Even before the recent Federal regulatory sneak attack, Cape Wind had been experiencing worrisome !nancial costs and problems that kept alive fears their long arduous quest will

collapse and end in abject failure, probably taking hopes of non-fossil fuel salvation in years to come with them.

Even now, before added regulatory restrictions are felt, strong doubts exist that Cape Wind’s sales of electricity to major utilities will be charged at such expensive rates that consumers and businesses up and down the east coast will be slaughtered. Desperately needed, strong economic recovery almost certainly could not take place under such circumstances. The already endangered plight of most residential and commercial ratepayers well could become worse if these new regulations are enforced.

So far Cape Wind has only been able to !nd one single commercial customer for 50% of its projected output (at least before the projected U.S. Bureau of Ocean Energy Management, Regulation and Enforcement recent roadblock), National Grid. Even they are under heavy attack from their London based owners that their internal accounting controls are deeply "awed, raising the question as to whether they possess the assets needed to purchase half the power produced by the heavily tax-payer subsidized Cape Wind as contracted already.

Even worse for Cape Wind and energy starved east coast residents and businesses, there may not be any other industrial purchasers on the horizon willing to pay the high costs entailed in agreeing to buy energy from Cape Wind. NStar is the most likely candidate to become the potential savior for Cape Wind. However, they are not certain their customers are willing to absorb the sure-to-come increases in utility bills if they depend heavily on windmill turbine produced technology. Without NStar joining National Grid as purchasers of electricity from Cap Wind, it is entirely possible Cap Wind will be forced to declare bankruptcy. Such an event would be a catastrophe for all proponents of windmill turbine energy production elsewhere.

First of all, such a bankruptcy would scare mightily for many years all other potential Cape Wind projects being planned on either coast. Even inland, the momentum toward added major windmill turbine projects will be severely restricted.

Although the Obama Administration members are strong advocates of increased windmill turbine project !nancing, throughout the nation, their Federal Energy Regulatory Commission has been advocating the socializing and Federalization of the costs involved throughout the country.

The method of doing so for the Obama Administration would be to link wind and solar energy projects to the national electricity grid. States without huge energy demands are totally opposed to this proposed new national transmission pricing policy. Runaway energy costs are a distinct possibility if a National Wind and Solar Energy Tax such as this one becomes enacted in a 2012 Obama Administration if it holds power in both Houses of Congress after the next Presidential election.

All in all, the potential of windmill tunnel electricity ef!ciency has progressed to a point where we all should be encouraged and grateful to the support for the Green Revolution that has motivated it on all levels. “People Power”, indeed.

However, we are only beginning to understand the range and depths of the costs involved in heavy usage of wind tunnel technology among a number of other energy savings technologies being considered. Hard days will be with us energy wise for some time to come it would appear.

The sun is shining, grapes are growing, wine sales are

increasing and we !nd ourselves in the beginning of an

“Up Cycle.” It’s been awhile, but now we can really say

“the trend is your friend.” Statistics show that California has the

lowest amount of planted producing grape land in over a decade. Fine Wine sales are predicted to increase and it is suggested that we are at the beginning of a new growth cycle. Combine these factors with a looming grape shortage, an improving economy, and we have the ingredients to create a positive trend in grape sales and interest in wine country real estate.

Below is a brief list of some of the highlights. As Bob Dylan once said, “The Times, they are a-changing!”

There are other signs that are reported regularly

on the news and are obvious in wine country

such as increased tourism, the demand for high-

end grapes in premium appellations such as

the Russian River Appellation, Sonoma Coast,

Rutherford, Oakville and others in Napa and

Sonoma Counties. Nationally there have been

numerous reports about corporations making

record profits, the Dow Jones Stock index

nearly doubling since 2009 and the stubborn

unemployment rate starting to diminish.

So what is your vineyard worth?Due to factors within our industry, all signs

point to increased grape prices that should

lead to increased vineyard values. As grape

sale prices increase and more grape purchase

agreements are inked, additional vineyard

buyers will pop up as they see vineyard values

rise. They are now beginning to look to get the

best deal they can before prices go through the

roof. Once again it’s “Supply and Demand.”

Wine drinkers are drinking more wine, wineries

are selling more wine and grape growers are

going to be selling more grapes to wineries.

The chart below reflects actual sales in Sonoma

County. 2008 ended with prices going down and

overall prices continued to decline through mid-

2010. By late 2010, we saw the values begin to

level off and 2011 has been a more active market

that is typically indicative of an upward trend.

Based on current activity we believe that 2011

will be the beginning of another upward push in

values of vineyard land.

In Napa County we are seeing vineyard

values mostly remaining stable with higher

prices being paid for premium vineyards, a

similar trend as seen in Sonoma County. We

expect Napa vineyard values to appreciate

handsomely over the next decade though not

as robust as Sonoma County because values

did not decline as dramatically in Napa during

the Great Recession.

We are seeing more and more vineyard properties

go into escrow, properties that have been on

the market for several months (some as long as

years) as more buyers come on the scene. We feel

we have finally turned the corner and the buyers

are feeling more confident in the market.

Title companies are beginning to hire more

people due to numerous open escrows, the

phones are ringing, and we’ve recently had

multiple competing offers on one of our listings.

Just like in cycles past, many buyers wait to see

if the trend is real or not, and end up waiting

until prices are near the top again. We have

seen many stock market buyers wait until the

market is nearing record high numbers before

they jump in. However, if they had gotten on

the bandwagon at the beginning of the ride,

they would have made a fortune riding the

values up. It’s no different in real estate. The

smart buyer keeps their finger on the pulse

and knows that the right time to buy is at the

first sign of increasing prices. With the recent

set back in vineyard values (the first time in 60

years), there are still a lot of bargains out there.

In the last few weeks we have put together

a number of substantial deals as buyers are

starting to make their move. The buyers are

beginning to see the light, and the sellers are

receptive. The main reason we have studied the

market the way we do is to be able to show

buyers and sellers actual recorded sales in order

to allow them to make the proper decision of

value before making any decision to sell or buy.

Prediction time…We feel prices will increase in high quality

producing vineyard land in both Napa and

Sonoma Counties substantially and perhaps

another 100% by 2020. Vineyard values have

increased in value from 100% to 300% every

decade from 1950 to 2000. They were set to

double again during the last 10 years, even

through 911 and other down turns until 2008

when the world came unglued. Everything took

a hit and vineyard values began to slip. Napa

held up better than Sonoma, but we predict that

Sonoma vineyard values, due to their greater

decrease in values, will increase at a higher

percentage than Napa beginning in late 2011.

The next few years are starting to look good

for everyone in the vineyard and winery

business with wine sales on the rise, grape

prices will increase and vineyard values

are moving up as well. In the meantime,
