I remember my first day at work. I was ready to conquer the world. My boss comes into my office and tells me to never put all of my eggs in one basket and then walks out. Those were the good old days when diversification meant buying stock in Dutch East India Company and in Dutch West India Company. Today, the investment decision making process is a bit more complicated. An increasingly popular diversification strategy involves the purchase of land for its potential numerous investment opportunities and that's going to be the focus of our discussion. As a member/sponsor of the Realtors Land Institute for the last seven years and having the opportunity to visit with some of the best land, ranch and farm brokers in the country, my appreciation for land and understanding the potential rates of return on land investments has increased tenfold.

For some of us, we think of stocks or mutual funds representing a particular sector such as agriculture, wind, timber or we think of a Real Estate Investment Trust when deciding to invest in land. But for the readers of Open Fences Magazine, there may be a better way to generate a return on investment, and that's to buy land outright. Many Open Fences readers have asked us to identify properties that are primarily driven by “ROI” (return on investment) considerations. Many investors are seeking diversification beyond stocks and bonds, so starting with this issue Open Fences Magazine will be highlighting in the Table of Contents and on each property photo, investment opportunities in which ROI is a key consideration. The ROI properties in this issue include agriculture, cattle, hunting and water investment properties. Many of these properties also offer exquisite lodges and other recreational possibilities, but their most attractive feature is the greenbacks that they return to your portfolio year after year, without having to sell the property. This edition will focus on two such properties and Open Fences will highlight two or three in the next issue.

Being a big fan of westerns, I have lots of favorite movies. An obvious favorite is The Duke in McLintock! Now I will admit that any movie with Maureen O'Hara is going to be a favorite, but I'm going to focus on John Wayne,ie; G.W.McLintock. In the movie, John Wayne, owns a huge ranch and runs thousands of head of cattle, owns hundreds of miles of water rights, harvests timber and has a number of mines. He also hunts on the property, and I suspect would have taken advantage of wind and solar if those technologies would have been available. We are going to talk about a number of ROI opportunities but I can't stress enough the importance of working with a knowledgeable land broker and having a competent tax adviser who can help you navigate a myriad of complex tax laws.

In the opening of the movie, John Wayne is riding through his huge herd of cattle being readied to be sent to market. I remember in that scene he and a ranch hand were discussing that they hoped that the cattle would bring $0.15 a pound. Ranching was obviously profitable on the Mesa Verde and can still be profitable today. If The Duke was alive today, there is a great ranch property that is available that I bet he would love.

The legendary Y Cross Ranch is owned by the University of Wyoming Foundation and Colorado State University Research Foundation and is being offered for sale by Ron Morris of Ranch Marketing Associates through a unique public sealed bid process. Spanning more than 60,000 acres as a purebred cattle operation in one continuous block, the Y Cross Ranch has a variety of terrain capable of supporting a healthy ecosystem for livestock, agricultural production and wildlife. The Y Cross runs up to 850 pairs along with 800 yearling cattle and features unobstructed panoramic mountain

and valley views, scenic topography, over 800 acres of irrigated meadows, ten creeks, elevations from 6,400 to 8,613 feet and the ability to produce over 1,000 tons of grass hay which will normally provide enough hay for the ranch. “The Y Cross Ranch represents an extremely rare investment opportunity to own a classic western, low overhead, large production ranch in a prime Wyoming location” says Ron Morris.

He also mentioned that historically land values double roughly every ten years so this ranch is a great investment for long term appreciation.

One of the unique and creative thinking ideas to sell a rare investment opportunity like the Y Cross is the sealed bid process that RMA is using. The property is offered for sale in its entirety including all real estate, improvements and water rights through a sealed bid process. Bids will be opened on November 13, 2012 at the Little America Hotel in Cheyenne, Morris mentioned. This is a great example of not only generating a rate of return on the livestock operations but also a wonderful opportunity for future appreciation. I would love to be standing at the bar of the hotel when the likes of The Duke, Glenn Ford, Audie Murphy, Richard Widmark, Kirk Douglas, Randolph Scott, Joel McCrea, Gary Cooper or the feared Billy Crystal walk through those swinging doors, dust of their chaps, walk up to Ron Morris to give him their sealed bid with a look that would make a horny toad sweat at 200 paces and then wander over to the bar while they wait for the bids to be opened. What a great day that will be.

The Diamond T Ranch in Downey Idaho is another great ROI opportunity being offered by Bates Sanders Swan Land Company. The Diamond T is a 6,315 acre productive cattle-grain-alfalfa operation that carries about 1,000 animal units on a year round basis. The Diamond T also harvests about 100,000 bushels of wheat and barley and harvests enough alfalfa that after it's own use, the ranch can still sell about 1,500 tons of high quality alfalfa hay. There is also storage for 80,000 bushels

of grain. Patrick Bates indicates that this ranch generates the best profit margins in recent memory. For the past three years, net operating income before taxes and depreciation has averaged 12%

of its $7,120,000 offering price. That's right, 12%. Wall Street, are you paying attention?

Evidently they are. One of the great investment visionaries in Wall Street history, Mark Twain once said, “Buy land. They're not making it anymore.” From 1971-2009, farmland has performed better than most other asset classifications with much lower volatility(risk) than even government bonds or the S&P 500. Who would have thought that farmland would have been less volatile than GM bonds. Take a step back and give that some thought. Many years ago, I asked a client why he only invested in land and not in the stock market. He said that I can hold a stock certificate in my hand and it can become literally worthless but I can get up every morning,and walk outside and kiss the ground because it will always be there. I have smart clients. Farmland can also act as a hedge against inflation and can also provide a cash flow for the investor. It should come as no surprise that two of the largest land owners in the US are John Malone and Ted Turner. That's a list to strive to be on. Pension funds, insurance companies and private trust are always looking for good land deals.

When investing in properties like the ones mentioned above, a great land broker can help identify ROI opportunities that the client may not recognize. It might make sense to lease out part of the property for farming and you don't have to get your hands dirty. As the upcoming 2014 National Realtors Land Institute President George Clift of Clift Land Brokers in Amarillo Texas mentioned, “there are young farmers all over the country that can not afford to buy their own farm but have the desire, energy, knowledge,equipment and management skills to run

a profitable farm operation. Have them farm your land and you receive a percentage of the profits.” At the same time, the leasing of farmland can create another ROI opportunity. Work with your land broker and your young farmer to determine the hunting opportunities of that land by planting certain types of crops in certain areas of the property. It's possible that your property may be little more than Route 66 for trophy animals and by farming some of that property, they might decide to stay and vacation and it's amazing how big animals tend to attract big game hunters. And big bucks. The green ones.

Let's mention a couple of other opportunities that can improve a property's ROI. In the Fall 2011 edition of the Hall and Hall newsletter,there was an article on the developing trends between agricultural land use and recreational sports like fly fishing. The article written by Shannon Skelton of CFI Global explains that under the right situations and with expert advice from companies like CFI Global as well as Western Lands-Ranch Restoration and Austin Rector at Stoa management which were profiled in the last edition of Open Fences Magazine, it is possible for a ranch to have a highly productive agricultural output and beef operation while at the same time being able to offer world class fly fishing. Now there is the added opportunity for guest ranching and with another source of investment income, you have now not only increased your ROI but future appreciation as well. You can catch your breakfast in a trout stream in the morning and attempt to rope your dinner or settle for more trout. Either way, it sure beats rush hour traffic.

In the next issue of Open Fences Magazine, we will look at other properties and their returns on investment. I remember what Past National Realtors Land Institute President Michael Landreth of Landreth and LaForune Ranch and Land Company once told me about land. He said there are great land opportunities everywhere so just open your eyes and look around you. So, in conclusion, when buying a great property, the investment possibilities are literally infinite but it's important not to lose sight of diversifying your ROI in your investment portfolio. Again, it's not what you make, it's what you save. Taxes are going up and the IRS is loading up with thousands of IRS agents. Some guy named Einstein once said that the toughest thing in the world to understand is the income tax, so it's important to remember that we need to take every deduction available to improve our ROI. Make sure that you use the expertise of your broker when identifying properties of interest.

Emerson once said, “A man complained that on his way home to dinner he had every day to pass through that long field of his neighbor's. I advised him to buy it and it would never seem so long again.” Open Fences Magazine is full of outstanding ROI properties now designated within the Table of Contents and offered by many of the nation's best brokers. As much of the country is still in the grips of one of the worst droughts on record and water becomes more expensive and scarce, the rural landowner often faces tough decisions on how to best use this valuable resource. In the next three issues of Open Fences Magazine, we will be exploring topics related to water and the American landowner. The following article is the first in this series where we will be discussing and presenting examples of how farm and ranch owners across the country are embracing alternative methods to utilize this resource and still find ways to conserve water, turn a profit, and enhance the quality of their land. In this first article, we will show how one seed rice farm south of Houston, Texas has used precision grading to reduce their water usage by up to 40% while still increasing yield and improving the wildlife habitat on the land.

According to the USDA, agriculture is a major user of ground and surface water in the United States that accounts for nearly 80% of the nation’s consumptive water use and over 90% in many of the western states. While there is no question that the food and other products that are sent to market have made this country what it is today, inefficiencies in the system become more apparent when drought affects supply or when other users, such as municipalities, are competing for the resource. The farmers and ranchers who recognize ways to conserve their water use without hurting their operations will be the ones leading us into the future of best management practices for the land.

One of these farmers is Jacko Garrett of Garrett Farms who owns the 3,046-acre farm where he grows seed rice, conventional rice, and live oak trees in Danbury, Texas. They refer to this land as the Swickheimer Farm. Garrett Farms also raises F1 (Brahman x Angus) females and bulls on a ranch located about 8 miles from the Swickheimer that his father had purchased back in 1936 for $10 per acre. The Garrett’s have

continued their family’s tradition of successful farming and ranching with dedication, hard work, and willingness to invest in the future.

Jacko realized that even though the rice farm had been successful for all these years, it still required a great deal of water resources and labor to raise this crop. He also understood that water was becoming a precious resource that continued to increase in price and importance to other sectors of society. He felt that it was his responsibility as a farmer and landowner to find ways to minimize these inefficiencies, but still maintain his profitability.

While exploring options to improve his bottom line, Jacko learned about the technique called precision grading that could not only help him significantly reduce his water requirements, but also the amount of hired labor to constantly watch and adjust the many levies needed to flood the rice fields.

The technique involves mapping the fields with highly accurate Global Positioning System (GPS) and laser survey equipment, which then displays a contour map on the computer. The engineers can display different options of how the fields may be contoured and where the levies would now be located prior to moving the first bucket of soil. Jacko was able to consider other land use options, such as where new access roads would be located as well as an airstrip.

The grading had to be done with highly trained equipment operators since the fall of the land had to be contoured to an accuracy of 5/100 to 7/100 of a foot per 100 foot of fall in the land. Ejector grading buckets pulled by 400 hp tractors were used to scrape the ground and move the soil around so the water would drain properly. Jacko estimates that his water usage is now 30-40% less than what it was prior to the precision grading on his fields and has also increased his yield by approximately

This is a wonderful example of how even a farmer/rancher from an older generation is taking on the responsibility to understand this new generation’s water issues and has invested in the technology to conserve water while still operating a successful farm and ranch business.

15% under adverse harvest conditions. With nearly 1,500 acres of his land in seed rice and conventional rice production, this equates to a great deal of water and cost savings.

As flat as the land seemed prior to the precision grading, there were still undulations in the ground plane that resulted in variations in depth of the water that had to be controlled by numerous contoured levies. For example, on one 20-acre piece of this land there were approximately 20 levies, now there are only two. It would take a team of three workers approximately a full day to manage the levies on one of the 450-acre parcels of fields. Now it takes one worker about half a day to accomplish the same task.

Another example of Garrett Farms’ commitment to water conservation is their plan to construct a water storage reservoir on one of the lower areas of the farm that is intended to capture the drainage water from the fields and additional runoff from rains. The fields must be drained about two weeks prior to harvesting the rice crop. Currently, the fields are drained and the water returns to the nearby river. Jacko would like to capture a portion of this drainage water in the reservoir and recycle it back to the fields with a series of pipes and pumps. After the first cut of rice, the fields can be re-flooded and the second crop will be ready for harvest in approximately another 75 days. Since water prices from the local water authority have more than doubled in the past year, the recycling of this water will be another improvement to reduce his water input and costs.

Although this was not an inexpensive undertaking, these efforts have paid off greatly for Garrett Farms. In addition and according to the IRS, if you are in the business of farming, you can choose to currently deduct your expenses for soil or water conservation or for the prevention of erosion of land used in farming.

Jacko Garrett leads by example with a strong commitment to water conservation and land stewardship on the beautiful land that was purchased by his father in1936, and on the Swickheimer farm south of Danbury. Jacko also said that one of the added benefits to this type of land and water use is that when the fields are flooded there are more teal and other ducks than you could possibly imagine. Brazoria County also has one of the largest populations of shore birds that exist along the Gulf Coast which benefit from the flooded rice fields as well. Certainly a sight worth seeing.
