Over the past year, annual returns on buy-to-let properties have risen 12.8 per cent providing a much needed increase in income for landlords up and down the country. Rents began to rise last year when improving house prices prompted accidental landlords (those who rented their homes because they could not sell)to put their houses on the market. Now in many areas, rents are almost back at their 2007 peak. In April, the average rent in the UK rose by 0.6 per cent to £663 per month, 2.2 per cent higher than a year ago.David Brown, commercial director of LSL Property Services, the letting agents’ network that owns Your Move, says: “The private rental sector will play an even more pivotal role in providing accommodation for hesitant buyers, and we expect tenant demand to be boosted in the medium term.”Importantly, mortgage lenders are looking favourably on the buy-to-let sector once more. Throughout the economic recession, buy-to-let mortgages suffered more than most as lenders tightened criteria significantly, demanding 35 per cent deposits instead of 15 per cent. Landlords who wished to take advantage of the lower property prices had their hands tied; the perfect opportunity to purchase quality properties at significantly reduced rates yet the inability to get the mortgages they so badly needed. According to the Council of Mortgage Lenders, only 93,500 buy-to-let mortgages were arranged in 2009 which is a quarter of peak 2007 levels.This week, The Mortgage Works, one of the biggest lenders to landlords during the boom, increased its loan-to-value limit to 80 per cent
and Northern Rock and Nationwide also both improved rates on buy-to-let loans. It is of course still advisable that investors should be wary of overstretching themselves and not rely on 100 per cent mortgage. If you are a landlord looking to invest in another property or if you are starting out in the buy-to-let market, try to put down as big a deposit as you possibly can, especially as interest rates may well rise within the next year. You can never be too safe, and
the more input you have at the beginning; the less you will be affected by fluctuating interest rates. It is important to add that the increase in capital gains tax mooted by the new Lib-Con coalition government could drastically reduce landlords’ capital gains. Although there will be more detail on plans in the June Budget, the new Government has said that it will replace the flat tax of 18 per cent on the sale of non business assets with new income tax bands of 20, 40 and even 50 per cent which in turn will pay for the new income tax exemption threshold to £10,000. Good news for part time workers, not so good news for landlords unfortunately. David Salusbury, chairman of the National Landlords Association, says: “When landlords let property they are running a lettings business. We are concerned that a tax increase of this nature will act as a barrier to further investment in residential property just at a time when there is an urgent need for more housing.”
George Osborne, the Chancellor, and David Laws, the Chief Secretary to the Treasury, probably see this as a way to tax well-off landlords. But it could disadvantage hard-up tenants if it encourages buy-to-let investors to sell up before the tax increase, which is a likely possibility to avoid such a large tax. At this time, tax increases especially in the property market will not have much benefit to the everyday person. Incentives should be provided to the private rented sector as more high quality rented accommodation is needed, and fast, as more people are looking to rent rather than buy. This tax increase, however, will no doubt be a short term issue, and those who would still rather put their faith (and money) in bricks and
mortar rather than shares are still advised to. If investors are willing to accept that the value of their property may slide in the short term, and ensure their property meets the criteria of at least 75% to 85% loan-to-value and returning 125% of monthly mortgage payments then it can and will continue to be a good long-term investment.

Unfortunately, due to economic circumstance, the once solid investment has had a bit of a bad reputation the past year or two. The Royal Institute of British Architects (RIBA) has announced the launch of the North West Architecture Festival 2010 on Tuesday 1 June. If you have an interest in architecture, building structures or just want to know more about some of Liverpool’s finest structures, come along to one of the 26 days of the festival. The festival will be a celebration of some of the outstanding architecture found in the North West and will include some exciting events such as a travelling exhibition called ‘Architruck’ and guided walking tours around Liverpool’s waterfront showcasing some of the best architecture in the region. Attendees will also be given a real treat of being able to listen to lectures from some of the country’s best structural designers; a rare opportunity. The festival will be highlighting the release of the RIBA’s ‘350 Awards’ shortlist, an award given to projects under £350,000, which will include a ‘People’s Choice Award.’ The ‘People’s Choice Award’ allows the public to vote for their favourite building from the 350 Awards shortlist and the winner will be announced on 26 June, the final day of the festival. Belinda Irlam-Mowbray, Director of the RIBA North West has said, “We are really excited about launching Architecture Festival 2010 in Liverpool, this year’s 350 Award is a great way for the public to have their favourite building celebrated. We really want the public to come down to the Pier Head on June 1 and vote for their favourite building from this year’s 350 Awards shortlist for the ‘People’s Choice Award’ and get people thinking about architecture.” The Architecture Festival will kick off with a very special public launch at Liverpool Pier Head where people will get the opportunity to climb on board the Architruck; a not to be missed interactive travelling exhibition. The RIBA Architruck will be touring the North West over the festival period to engage with local people and ask them to ‘Think about Architecture’. Inside the Architruck, the public will be asked three questions: ‘What is Architecture?’ ‘Why is Architecture important?’ and ‘What does and Architect do?’ Members of the public will have the opportunity to speak to the onboard architects and have an informal chat about a particular building project, find out about the value of good design or simply obtain general information on the appointment and selection of an architect.The festival will be holding walking tours of Liverpool on most days of the 26 day long event. The tours will
be a great way for the people of Liverpool, or those who don’t live in the area, to really take in some of the fine work that has gone into the buildings. The walks will be led by architects who will pass on their expert knowledge about the buildings and answer any questions you may have along the way. The tour will focus on the key waterfront buildings as well as the famous commercial district of Liverpool. You will also have the chance to discover more about the Liverpool One master plan by joining Dr Rob MacDonald and Trevor Skempton from the Liverpool Architectural Society on a tour of the site. The event will start with an introductory talk on the planning of Liverpool One at the Liverpool Art & Design Academy which will be followed by a tour around Liverpool One. The tour will take in Concert Square, the Bling Bling Building on Hanover Street, Chavasse Park and the Strand so comfortable shoes are essential.
Belinda, director of RIBA, carries on to say, “the North West has some of the most breathtaking buildings to be found in the country and it is really exciting that we can celebrate those that provoke the infamous civic pride of the North West, with the people who interact with them on a daily basis. Many people think architecture is something that involves huge developments and massive budgets, but what is at the heart of architecture is how a well designed space can enhance the overall experience of a building. Architecture is for everyone: it comforts us at home, it impacts the way we
work but more importantly, it allows us to enhance the pleasure we take from our surroundings.”People attending the launch of the Architecture Festival 2010 will also get the chance to meet a very special guest, as they join RIBA and the local community in waving the Architruck goodbye as it embarks on its touring adventure of the North West. Festival will be a great way to discover new aspects of the World Heritage Site, including visits to buildings and even the original Old Dock.

CITY’S GIRLS APPLAUDED AS HPV VACCINE LEVELS RISE
Liverpool schoolgirls between the ages of 12-13 and 17-18 are being applauded by the NHS Liverpool Community Health for taking responsibility for their heath by having the HPV vaccine, designed to prevent cervical cancer. Recent figures from the annual HPV Annual Report 08/09, show that Liverpool achieved an uptake rate of 92% for all three doses of the vaccine for Year 8 girls. The figure was the fourth highest in the North West, where the average was 87.6%, compared to a national average of 80.1%. Marie Tomlinson, Service Lead at Liverpool Community Health, has said: “We are delighted that so many girls in Liverpool received the vaccine in 2008/09, but we are aware that some work is still to be done to encourage those who choose not to receive the HPV vaccine to do so. Our challenge is even greater this year, so we would urge girls to accept the vaccine to guard them against cervical cancer.” Cervical cancer is the second most common cancer among women, and around 1,000 women die from it each year in the UK. The most high profile case was that of Jade Goody, who sadly died of the disease in March 2009. On Sunday 9th May, over 120 esteemed guests attended a gala dinner at the Bluecoat, Liverpool. The difference being that the kids were doing the cooking! Pupils from Parklands High School in Speke were the winners of Can Cook’s Schools Competition which brought together 16 schools from across Merseyside to battle it out and become the city’s aspiring master chefs. After grappling through 4 exhausting cook-offs at the state-of-the-art Can Cook studio, Parklands School has been crowned the reigning
champions of the competition and were give the chance to cook for over 120 Liverpool VIPS, including members of the council, radio stars and local journalists. Robbie Davison, who established Can Cook, a cookery school with a difference, said: “The achievements and unrivalled commitment of the young people who have represented Parklands High School is just stunning. Week in week out, these pupils have created exquisite three course dinners in a restaurant environment to impress a set of judges – and what a brilliant job they have done.” This month, Can Cook will launch their calendar of events for the summer months including evening and weekend cookery courses for adults.

A Runcorn man has been given the opportunity to donate a large amount to his favorite charity. Employees at the Diageo bottling plant in Runcorn Cheshire recently took part in a “Pounds for Pounds Challenge” in order to raise money for charity. The 76 employees who took part in the challenge lost a total of 38.5 stones and raised a total of £2,700 pounds over eight weeks. The challenge, set up by Jacqueline Waddell, the Occupational Health Advisor for the company said: “It is part of my role as an occupational health advisor to advise employees about weight loss issues and to offer tips, advice and even recipes on the best way to do it. This challenge has certainly been a success, both in terms of fundraising and our employees losing excess weight!” Diageo, who is the largest multinational beer, wine and spirits company in the world, offered £5 for every pound of weight lost by the participating employees. Skoda’s been the butt of jokes for many a year, and not all of them repeatable in On The Move. So, with the launch of its new off road Yeti, there may be a few dirty ones, too - just don’t mention the ‘F’ word, says Stephen Rome…
Skoda’s name is mud - and the company couldn’t be happier. Its new Yeti is a logical extension into the lucrative crossover market and its range of two and four wheel drive models have acquitted themselves well with a clutch of awards.Truth be told I wasn’t one of them initially. When I fi rst saw it, I was shocked by its size and looks but now I’ve seen a few on the road, I’m getting used to the Yeti. I tested the ‘faux by four’ two wheel drive SE two litre 110PS version, one down from the range topping Elegance. It’s not hard to see why many buyers will fall for it – from its high ride height and practical load space with a sturdy, fl exible interior, plus a range of frugal petrol or diesel engines topped off with Skoda’s famed value for money, it’s more than a match for rivals.What has set tongues wagging are the pricier 4x4 versions which take Skoda into brand new territory – that ‘F’ word I mentioned is for Freelander and it’s here that the most interesting rivalry starts with Skoda taking on one of the most iconic and respected names in off road motoring, Land Rover. ‘Autocar’ readers pointed out that at over £22,000, a top of the range all wheel drive Yeti will, pardon the pun, face an uphill battle in the 4x4 market given the excellent credentials of the new Freelander.
Back to the two wheel drive version on test; and the £17,320 Yeti SE I drove holds its head high against rivals like Nissan’s Qashqai along with models from Hyundai, Peugeot, Ford, Vauxhall and Suzuki. The essence of a crossover is just that – to literally ‘cross over’ design cues of hatchbacks, MPV’s and sports utilities. Does the Yeti succeed? Well, once you get your head round its bold design with its instantly recognisable bug eyed front end, the answer is a resounding ‘Yes’; the newcomer another triumph for a fi rm whose use of bold, adventurous styling of new models increasingly fi nding favour with UK buyers.
