SUNSHINE CITY WAS CAtunS A mAK A w

New Development Built Up at Wood-Ridge, N. J.

TRADING IS ACTIVE ON WHITE PLAINS AVENUE

Block Front From 234th to 235th Streets in Deal

conversion of an open stretch of farm country into a growing com-njunitv. interlaced with transportation •series, in less than a year i s shown it Sunshine City, the Charles H . Reis development at Wood-Ridge, Bergen eouitty, N. J. :

Two 100 home units have sprung up «ff the main highway facing the Wood-Ridge school, and are accessible to the Holland Tunnel via & hard •surfaced highway.

Sunshine City has chartered and epened its third 100 home unit, which ^11 continue on Marlborough Road. the main street of the city. The new -tract is just across Valley Boulevard. which provides a direct Hackensack-Catlstadt route v ia "Wood-Ridge and Sunshine City.

Improvements, including streets and sewers, gas and electric connections, are open for contract bids and worK will be started immediately to have the new unit equipped by the time of the ooening of the first homes therein.

"Sunshine City i s in .a central point with New York. Newark and Jersey { City. N. J., and other centers of the [ metropolitan area in i ts immediate j radius." Charles H. Reis. president of the development company that bears Ms name, said today. "It i s already asplv provided with transportation facilities and with the rapid growth that Bergen county is experiencing j and the untold possibilities that will be opened with the Hudson River Bridge connecting Fort Lee with N e w Tork city at 178th street, the facilities will be such that time will .be greatly reduced in Manhattan commuting.

"Because of its ideal location to ceighboring cities. Sunshine City offers schools, churches, stores and complete suburban conveniences with all the desirable features of a suburban home colony." An extensive highway program now under w a y will soon afford even more conveniences than Sunshine City now enjoys."

BUS AND TROLLEY FARES $5,763,520

Collected in lower Bergen and Hudson North-South. A total of 115.270.400 fares are paid

annually on north and south bound bus and trolley lines in Hudson county and lower Bergen county along the Palisades Ridge, the North Jersey Transit Commission announced today following a study of a count made to determine possible traffic for the proposed subway from Bergen Point to Fort Lee. The-count was made in s ix fare rones, exclusive of east and west traffic, and showed a n annual revenue of 55,763,520.

In estimating the density of the territory that would be served by the rapid transit route proposed by the Transit Commission i t was found that in an are.a of 20.7 square- miles the population reached 492,940. The influence of the high-speed line, i t was declared, would be felt from one-third to three-fourths of a mile on both sides of the tentatively selected sixteen-mile right of way.

Dally fares* paid on buses and trolleys on north and south lines through this section reach 329.344. or a total of VA467.20, i t was asserted. The greatest amount of traffic i s shown in the tae between the Jersey City-Bayonne ritv line and Journal Square, where 6D.315 fares are paid each way daily. and a population of 124.000 lives in 4.5 square miles. The smallest figure is 7.000 one-way fares in the zone between the Hudson-Bergen county line and Columbia Boulevard, where the population Is 16,360 in an area of 2.S square miles.

Where the largest population is found, 159,200 in an influence area of 5.2 square miles, in the zone between Pateraon Plank Road and the Hudson-Bergen county line, only 33.500 one-way fares are ' paid. Between Columbia Boulevard' and the north city line of Fort Lee, where 13,180 people live in an area of 3.9 square miles, the smallest density in the area checked, the total fares reach 8,300 each way.

Other figures for the district are: From Bergen Point to the Jersey City-Bayonne city line, 92,500 population in 2.6 square'miles and 15.254 one-way-fares, and from Journal Square to Faterson Plank Road, 87,700 population In 1.8 square miles and 40,253 fares.
