ENTRANCE VESTIBULE with doors leading off to the sitting room and snug.

The SITTING ROOM having been extended this room is certainly larger than one would expect in a cottage of this age, yet with the extra size the “cottage feel” is not lost. With exposed ceiling and wall beams, doors with latch handles, beautiful parquet flooring and a stunning exposed brick Inglenook fire place with Oak Bressumer inset fire grate with copper canopy over and incorporating under floor ventilation. Many happy evenings have been spent with family and friends in front of a roaring open fire watching the flames dance. Enjoying a dual aspect with multiple windows to the front and rear plus French doors to the garden there is ample natural light. An enclosed maid’s staircase leads to the first floor and a further door leading to a side entrance vestibule which in turns provides a side access door to the outside.

A door to the ground floor CLOAKROOM comprising a low level flush WC and wash hand basin.

A further door provides access to the separate DINING ROOM with tiled flooring which could be used as a home-office or playroom.

The SNUG wraps round you as soon as you step inside. The exposed brick Inglenook fire surround cannot fail to impress with large inset grate. Although not currently used as an open fire it could be if one wished to. When renovating many old clay pipe stems where unearthed in the original fireplace and old cigarette cards found tucked behind the door frames by the Inglenook. An enclosed staircase rises to the first floor and the master bedroom suite. Double doors lead to the garden room and a further door to the kitchen / dining room.

The KITCHEN / DINING ROOM is of good size and now forms the “HUB” of the house having once formed the dancing and games room of The Chequers. With a large low window to the front, one can sit at the breakfast table and watch the world pass by. The kitchen is fitted with a range of both base and eye level storage units, Royal Doulton double bowl ceramic sink unit, ample roll top work surface ideal for the keenest of cooks or coping with the demands of every day family life. From the boot room access can be gained into the WORKSHOP / STORE which gives direct access to the garden. It has been suggested that subject to the relevant planning permission this could be converted into an open plan fitted dining room / kitchen enjoying garden views, or possibly converted into an annexe. The possibilities are there if you have the imagination.

From the snug and the boot room doors access is provided to the GARDEN ROOM which is a pure delight. Being of good size and able to accommodate a range of furniture it is obvious why this room is currently used as a HOME-OFFICE. FIRST FLOORFrom the maids staircase which is a modern replacement to the original there is access to a first floor STUDY / READING AREA and access to BEDROOMS TWO AND THREE. Both of which are double size. BEDROOM TWO enjoys low level windows over the garden and to the front. There is a “Harry Potter” cupboard which provides a secret and restricted “walk-through” to the master bedroom or forms a useful storage area. One of the interior walls has been left exposed showcasing the original construction style.

BEDROOM THREE enjoys a dual aspect with windows to the side and multi pane window overlooking the rear garden, it has been suggested that subject to the relevant consents the study area could possibly be converted into a SHOWER ROOM or WC.

THE MASTER BEDROOM SUITE is approached off the staircase from the snug. Being a typical cottage staircase the stairs are steep and narrow and lead to a small landing which gives direct access to the bedroom, which has windows overlooking the rear garden.

About the AreaThe beautiful village of Rampton is approximately 8 miles to the north of Cambridge and offers excellent commuter access into the city either by cycling or the guided busway, which is often used as a safe cycle route into the city. With just under 200 houses and a population of around 500, the village may be small, but it has a big heart and a thriving local community with many events, including a Summer Fayre which is held on the village green, Horse Show, Carol Singing and Quiz Night, just to name a few, which take place annually throughout the year. Many local independent businesses are well supported and encouraged. For a small village it offers a wealth of facilities including All Saints’ Church, which is one of the only thatched churches in Cambridgeshire, a Chapel, recreational ground, garage and a popular public house, The Black Horse, which is the hub of the village. All Saints’ Church is one of the very few English churches with a thatched roof. Although the village of Rampton is mentioned in the Doomsday book, the church (if present) is not. The first historical records date back to circa 1092. Surrounded by open fields the village has a wealth of bridle ways and footpaths, proving poplar with dog walkers, ramblers and horse riders alike.
