Seller Insight We’ve lived in Warwickshire for forty years,” says Brian, “but before moving to Alcester twelve years ago, despite being a

regular visitor to places such as Stratford, Warwick, Leamington Spa and the like, we had never heard of the town. When we were looking for a new home, the children had grown up, so we needed somewhere in a central location that would allow us easy access to all the family. To our delight we discovered that Alcester offered us exactly that”

“The house dates back to the 1400s, and was at one time the shop and offices for the Alcester Brewery, hence the name. It’s a property that has evolved over the centuries and therefore it has a great many really lovely period features so it’s oozing with character. The previous owner had done many renovations and had a good eye for colour and period authenticities – and so the house as a whole has quite a traditional but elegant look and feel throughout. In my mind it’s very much a family home, but given the convenience of the location it would also be ideal for those looking for a lock-up-and-leave.”

“The beautiful old courtyard garden has been given an overhaul and it’s now an absolute picture,” continues Brian. “The majority is hard standing, so not only is it easily maintained, but there are delightful areas for alfresco dining or simply relaxing with friends in the sun. It also features a stunning 150-year-old wisteria, which when in full bloom is quite a spectacular sight.”

“Both my wife and I love the fact that we can step outside the front door and stroll to all of the lovely shops, inns, cafés and restaurants, but at the back of the house you overlook open countryside.”

“The formal dining room, which would also make a beautiful sitting room, is very large and elegant room,” says the owner. “We have our huge mahogany table running down the centre, which could easily seat 18 to 20 guests, so it’s a wonderful space for entertaining.”

“We’ve have absolutely adored living in Alcester, and to have a beautiful home just a stone’s throw from all that the town has to offer has been a real bonus,” says Brian. “We will be very sad to leave, but we are moving to be even closer to our family.”

The kitchen/diner, which we’ve recently remodelled, is a lovely part of the house. It has French windows that

lead out into the courtyard garden, which when the weather is fine becomes an extension of the living space.

Second FloorOn the second floor there are two further good sized double bedrooms. One bedroom spans from the front to the rear of the property with a period fireplace and both have exposed beams. There is a pretty bathroom on this floor with exposed beams, a bath with shower over, W.C., basin, storage space and views over the garden and down to the river.

Cellar and Workshop

Accessed from the kitchen is a cellar that is currently used as an office and snug. A door from the office leads into a large workshop with ample storage space and full head height.

Outside

The court yard garden is very private and charming. There is a mixture of paving, raised beds and pots to create a super outdoor area ideal for entertaining. With the use of electric lighting by night the garden is very atmospheric. At the rear of the garden is a good sized workshop and private parking for two cars with further parking available to the front of the property.
