If you’re like most of us, we are proud to call Bryan Place home. Gateway Art Project To Be Selected Bryan Place residents and members of the Dallas Cultural Affairs office met at the gateway to discuss the art project from the bond money that will be awarded to an artist selected this spring. A committee has narrowed the ideas down 20 of 43 artist submissions to try and decide on one that best compliments the efforts being made at Ross Avenue and Central Ex-pressway. The projects submitted must include the much needed lighting, the major component all residents continue to reiterate. After the final project is selected, there is an approval process with the Texas Department of Transportation (TxDOT) before work can begin.

Don’t forget, there will also be a clean up day will planned in the spring to help spruce up the Gateway after all the winter weather settles down. So keep an eye out for announcement coming soon.

If you would like more information or would like to make a financial contribution, please contact :David Allen at [email protected], 214-887-8708 OR Wayne Smith at [email protected], 214-707-1951. Donations can be

Please Turn Off Automatic Sprinkler Systems After the freezing start of February, Bryan Place residents are encouraged to turn off their automatic sprin-kler systems as this may cause ice to build up on the streets and sidewalks making it dangerous for drivers and pedestrians. Please help keep Bryan Place safe and accident free in 2011.

Winter Wonderland In Bryan Place Though the storms that hit Dallas during the first week of February may have brought the city to a stand still, Bryan Place residents took it all in stride by getting out to enjoy the snow. Fortunately we were able to maneuver through our streets better than most other neighborhoods in the area. And no serious damage was reported. Although someone wasn’t quite safe when making the turn at Pavillion and Bryan where the stop sign fell victim. It was reported to the city and fixed promptly. Exall Park was blanketed with just enough white powder to get a few creative dwellers out to build a small “tasty” snowmen with chocolate chip cookies for eyes. Others had snow ball fights and even let the four legged creatures have a little fun.

Save Our Dog Park If you are a dog owner who frequents the dog park at Swiss Avenue and Liberty Street, please be aware that the Meadows Foundation is threatening to temporarily close the park if pet owners do not pick up after their dogs. Please do your part by making sure you help keep the park the clean. The Meadows Foun-dation has been gracious enough to make the property available for our use. Let’s show them that we care by adhering to their request and encouraging others to do the same.

If you are unfamiliar with this hidden jewel, it is a couple of blocks southwest of Exall Park across from the historic Wilson Block. The Meadows foundation has fenced in the area to allow dogs of all sizes to roam leash freely.

MMMMMMMMONTHONTHONTHONTHONTHONTHONTHONTH The winter storm covered up most of our landscaping earlier this month. But after the thaw, it was obvious that the yard at 1336 Adair Street withstood the brutal icy

weather.

Our thanks to Chris, Monica and 8 month old Chloe Holm for providing such a beautiful yard to welcome residents and visitors into Bryan Place this month.

Board Members Needed The Bryan Place Neighborhood Association board is looking for a couple of additional volunteers to serve on the board this year. We have two vacant positions available or soon to be available as some board members have had to take on additional personal responsibilities and regrettably cannot continue to serve this year. If you are interested and available to attend our first Monday meetings each month, please contact any board member.

No Retail Planned At Hall and Ross Intersection The construction permits for the planned apartment development at the corner of Ross Avenue and Hall Street seem to indicate that this project will not have ground floor retail as many of us hoped. The builder’s only comment to us so far: “We will be constructing a 372 unit multifamily community on this site. We are scheduled to deliver our first units in October 2011.” Obviously we hope the complex will be a good neighbor and hopefully become a catalyst to further clean up Ross Avenue. What we can glean from the construction permits is that there will be nine buildings plus a parking garage. Buildings seem to be in the 55,000 sqaure foot range with around 45 units. Public versions of construction permits can be viewed at http://developdallas.dallascityhall.com/, searching for address number “1707”, street "N HALL".

BEFORE YOU BUILD There are deed restrictions in place for much of Bryan Place that require property owners to seek approval from the BPNA board before altering the outside appearance of their homes. These covenants date from the creation of Bryan Place by Fox & Jacobs, and were designed to assure property owners that the very unique design and feel of the neighborhood would be preserved. Obviously obtaining the approval also helps

protect the homeowner from lawsuits related to their project. The BPNA assists homeowners in making sure they have sought and received sufficient neighborhood approval for exterior residential changes via a written application and BPNA board approval process. Please see the BPNA member directory for the form and instructions, or e-mail the Zoning and Architecture representative on the front of this newsletter.

If you have any announcements or news of interest for your neighbors, please contact Tom Berry at 214-738-3386 or

[email protected].

No Crime Too Big or Small Each month we try to remind residents to keep all objects in your car out of sight to avoid becoming the next victim of vandalism to your car. Remember, though these items may seem small to you, the cash value they bring to would be criminals is large to them.

Unfortunately for the JBL contractors at Ross Avenue and Hall Street, the criminal wasn’t after small objects, but a large 2005 Caterpillar Motor Grader valued at $200,000. It was stolen from the worksite overnight in January.

Just another reminder that small and large items attract all kinds of criminals. So do your best to secure your valuables.

Online access to neighborhood info (including copies of the newsletters) is available at our BPNA website - www.bryanplace.org

THANKS TO ALL OF OUR VOLUNTEERS WHO DELIVERED THE NEWSLETTERS IN JANUARY!

Please let our volunteers know how much we appreciate their hard work by thanking Wayne & Sharon Smith, Lynn Sparrow, Gary & Joy Mitchell, Toni Threadgill, Todd & Sandy Knauer, Marylou Gutmann, Richard Marvin, Michelle Murphy, Ron & Kathleen Burton, David Allen, Don Hendrick-son, Dan Warren and Ann Decker. If you are able to help deliver newsletters, please let us know!

Being Compassionate,

But Being Careful Dallas Police has reported that most of our minor criminal offenses in Bryan Place have been committed by transient traffic. This is NOT claiming that the homeless are responsible for all incidents. But unfortunately while trying to put on a nice face for our Super Bowl visitors, many were ran off from popular areas and unfortunately migrated near our neighborhood, as shown with the new encampment underneath Central Expressway between Ross Avenue and Live Oak Street. This makes Bryan Place an easy target for smash and grabs or folks simply asking for handouts.

Use caution if you decide to help by making sure you do not open your door to strangers or when offering money for people willing to do chores.

One resident did report an incident to the police where he was almost robbed while walking home from downtown. Police made an arrest and the perpetrator turned out to be homeless.

Because of our location, transient traffic is not unusual and we are a caring neighborhood, but we encourage you to be cautious. And as always, report unusual activities or persons to 911.

Hall Street Police Storefront Empty The Police storefront on Hall Street between Central Expressway and Ross Avenue has been vacated. The original plan was to use some of the Dallas Central Ministries space in the building across the street, but apparently the plan was abandoned. Although the storefront still sits unoccupied, hopefully it will still serve as a deterrent to would be criminals in the area. The storefront on Bryan Street does remain open.

The key to ensuring we have proper patrolling of our area is to always report suspicious persons or activities to 911. And always report any criminal activity, no matter how small. Otherwise the police department will assume that all is calm and focus on stepping up patrolling other areas.

Next BPNA Board Monthly Meeting! Monday, March 7 @ 7pm
