loans from HDFC India.GENERAL INFORMATION ON HOME LOANS
What is the maximum loan amount I can borrow?
You can avail of a maximum loan of 85% of the cost of the property, includingcost of the land, or the loan eligibilitywhichever is lower.
How will HDFC decide the loan amount I am eligible for?
Subject to the above, your repayment capacity as determined by HDFC, willhelp decide how much you can borrow. Repayment capacity takes intoconsideration factors such as income, age, qualifications, work experience,number of dependants, spouses income, assets, liabilities, stability andcontinuity of occupation, alternate employment prospects when you return toIndia and savings history. And, of course, HDFCs main concern is to make sureyou can comfortably repay the amount you borrow.
When can I make an application?
You can apply for a loan whilst you are working abroad, to plan for your returnto India in the future. The application can also be made even if the propertyhas not been selected or the construction/improvement has not commenced.
How do I make an application?
Its simple! Complete the application form attached to this brochure and submitit along with the supporting documents at any HDFC office
or Service Associate that is convenient to you. On
receipt of the completed application form with theprescribed fee (including taxes as applicable)
HDFC will consider your application, makeenquiries as it deems necessary and convey itsdecision to you.
You can also appoint a Power of Attorney inIndia and the Power of Attorney should beexecuted as per the draft provided by HDFC.Can I apply for a loan to repay ahousing loan availed by me from another
bank / housing finance company?Yes, you can avail of HDFCs home loan to
repay a loan availed by you from another bank/ housing finance company.
What are the fees and charges payable and when are they payable?
FEES:
A one time fee of 1.25% is payable on the loan amount applied for. This feeis in respect of costs incidental to the application. Taxes as applicable will becharged on the fees collected.
CHARGES:
For Fixed Rate Home Loans (FRHL) and FRHL with Money Market Condition(MMC) Clause an early redemption charge of 2% of the amount being prepaidis payable, if the amount being repaid is more than 25% of the openingbalance*. However, under Adjustable Rate Home Loans (ARHL) option earlyredemption charges of 2% is payable only in case of commercial refinance. You
may be required to submit copies of your Bank Statments or any otherdocuments that HDFC deems necessary to verify the source of prepayment.
You can make payments for fees and charges by cheque marked "Payee'saccount only" drawn on a bank in a city where HDFC has an office or bydemand draft (payable at par to HDFC).
NRIs/PIOs based in the Middle East are requested to pay the fee in UAEDihrams by cheque (if based in Dubai) or Bank Demand Draft (if basedelsewhere in the Middle East) drawn in favour of Housing DevelopmentFinance Corporation Limited.
*Subject to terms and conditions.What is the rate of interest that will be charged on my loan and what willbe the Equated Monthly Instalment (EMI)?
For the current rates of interest and EMIs please check with HDFC.
Under the monthly rest option, interest is calculated on monthly rests. Principalrepayments are credited at the end of every month.At HDFC you have the choice between the normal FRHL & FRHL with MoneyMarket Clause and the innovative Adjustable Rate Home Loan (ARHL).Alternatively, you can also avail part of the loan under FRHL and balance underARHL.
HDFC also offers you the option to switch between schemes* for a nominal fee.Interest rates on the ARHL will be linked to HDFCs Retail Prime Lending Rate(RPLR). The rate on your loan will be revised every three months from the dateof the first disbursement, if there is a change in RPLR, i.e. the interest rate onyour loan may change. However, the EMI on the Home Loan disbursed will notchange*. (If the interest rate increases, the interest component in an EMI willincrease and the principal component will reduce, resulting in an extension ofthe term of loan, and vice versa when the interest rate decreases).
HDFC offers special rates for its loyal customers (past & present). Existinghousing loan customers can avail the Home Improvement Loans (HIL) at specialterms.*Subject to terms and conditions.
What are the supporting documents to be submitted along with anapplication?

3. Additional documents to be submitted by PIOs
A photocopy of PIO Card. If the individual does not have a PIO Card,photocopies of any of the following are to be submitted.
a. Photocopy of the current Passport indicating birthplace as INDIA.
b. Photocopy of Indian passport, if held by the individual earlier.
c. Photocopy of parents/grandparents Indian Passport/birth certificate/ marriagecertificate substantiating the individuals claim as a person of Indian origin.
4. Power of attorney as per HDFCs draft.
Who can be co-applicants?
Proposed owners of the property, in respect of which you are seeking financialassistance will have to be co-applicants. However, all co-applicants need not beco-owners.
What is the maximum term in which I can repay the loan?The term of repayment of the loan is upto seven years. (Term beyond 7 years uptoa maximum of 20 years offered to NRI Professionals) However, HDFC endeavoursto determine the repayment term to suit your convenience.
How do I repay the loan?You repay the loan in Equated Monthly Instalments (EMIs) comprising principal andinterest. Repayment by way of EMI commences from the month following themonth in which you take full disbursement. EMI is payable every month, by theend of that month.
In respect of the period prior to commencement of EMI, you pay interest on theamount of the loan disbursed. This interest is called Pre-EMI interest. Pre-EMIinterest is payable every month, by the end of the month, from the date of eachdisbursement upto the date of commencement of EMI. Pre-EMI is calculated at thesame rate at which EMI is calculated.
Payments for fees, charges, and pre-EMI interest should be remitted to HDFC fromabroad through normal banking channels or from the Non-Resident (External)Account/Non-Resident (Ordinary) Account/NRSR Account in India.
EMI payments are to be made through post dated cheques or standinginstructions from your Non-Resident (External) Account/Non-Resident (Ordinary)Account/NRSR Account in India.
Cash payments will not be accepted.
Do I have flexibility in repayment terms?HDFC offers you various flexible repayment options like Step UpRepayment Facility (SURF), Flexible Loan Instalment Plan (FLIP), BalloonPayment Plan and Structured Repayment Plan. These flexible repaymentoptions give you the freedom to structure the repayment schedule to suityour individual needs.
What security will I have to provide?
Security for the loan is a first mortgage of the property to be financed, normally byway of deposit of title deeds and/or such other collateral security as may benecessary. Interim security may be required, if the property is under construction.Collateral or interim security could be assignment to HDFC of life insurancepolicies, the surrender value of which is at least equal to the loan amount,guarantees from sound and solvent guarantors, pledge of shares and such otherinvestments that are acceptable to HDFC.Please do ensure that the title to the property is clear, marketable and free fromencumbrance. To elaborate, there should not be any existing mortgage, loan orlitigation which is likely to affect the title to the property adversely.

Under the Foreign Exchange Management Act of 1999,
A) Non-Resident Indians are:
a) Indian citizens who stay abroad for employment or for carrying on business or vocation
outside India or for any other purpose in circumstances indicating an indefinite period
of stay abroad, or
b) Government servants who are posted abroad on duty with the Indian missions and
similar other agencies set up abroad by the Government of India where the officials
draw their salaries out of Government resources, or
c) Government servants deputed abroad on assignments with foreign Governments or
regional/international agencies like the World Bank, International Monetary Fund
(IMF), World Health Organisation (WHO), Economic and Social Commission for Asia
and the Pacific (ESCAP), or
d) Officials of State Governments and public sector undertakings deputed abroad on
temporary assignments or posted to their branches or offices abroad.
