Setting up appointments: a realtor can set

up private viewings of candidate homes.

Making sense of the fi nancials: a realtor

can explain the various fi nancing alternatives

available and provide up-to-date information

on interest rates and mortgage options.

Acting as a mediator: a realtor can head

off potential confl icts between you and the

seller, draw up a legally binding contract

The Ontario Real Estate Association (OREA) recommends discussing a marketing plan that includes the following components with your realtor.

LIST ITA pivotal component of that plan will include

listing your home on a real estate Board’s MLS® System (Multiple Listing Service) to give your property exposure among other realtors and po-tential buyers in your area. Before listing, your realtor will do a comparative market analysis

and help you set the right price for your home. This is a very important step in the house sell-ing process because if the price is set too high, you’ll diminish the effectiveness of your real-tor’s other marketing efforts. List it too low and you could either miss out on potential proceeds or cause people to wonder if there’s something wrong with the property.

THE “FOR SALE” SIGNAn extremely effective way to advertise and

promote your home is through the “For Sale” sign. It’s on duty 24-hours a day, seven days a week. Although homeowners sometimes de-cline a sign because they don’t want the neigh-bours to know they are selling, having one can be a real advantage. One of these neighbours might be a prospect for the property or they may know someone who wants to move into your neighbourhood.

In some cases, the “For Sale” sign can gener-ate interest in a passer-by who might not have previously thought of buying in your neigh-bourhood, or even moving at all. In addition, people who contact your realtor as a result of the sign are already partially qualifi ed since they are already aware of its location, general con-dition, architectural style and approximate age and size.

OPEN HOUSESYour realtor may recommend holding at least

two open houses – one for realtors and one for the public. Many realtors are already working

with buyers who may be interested in your prop-erty. These realtors will inspect your home with their buyers in mind and will act quickly when they feel there is a possible match.

Some buyers want to get the “feel” of several neighbourhoods before they begin working with a realtor. Open houses to attract these buyers can be an effective part of the marketing plan to reach people who might otherwise be unaware of your home.
