LONG BAY NEWSLETTER Letter from the President As we enter the final months of 2019 and reflect on this past year, it offered Long Bay and our friends in South Down, many great opportunities to enjoy our amenities and spend quality time together. The summer weather was truly amaz-ing, and the number of visiting families kept our beaches, pool, docks, and moorings filled throughout the season. We also saw an increased use of our clubhouse and tennis courts. We hope to surpass this in the new year. Below is a recap of what the Long Bay Board is now focused on for the end of this year and into this coming Spring: MOORINGS: We laid out the mooring field extension this summer and have just completed the survey required to start our State application. As noted, this will be an effort with two State departments; the Department of Transportation for leasing water- front, and Department of Safety for mooring exten-sion approvals. This could take several months to progress through the various stages, but we are hopeful that this time of year will be a slower period for government agencies. CLUB HOUSE: The renovation of the Clubhouse has begun and if you peek through the windows, you will see that the room has taken its new shape with the ceiling down and the walls being moved. While there is still a lot of work to be done, such as moving the plumbing and new electrical service, we are making good progress for a Spring completion date. Last week we re-viewed a new acoustical ceiling that will help control sound in the newly renovated building. POOL: We will be replacing all of the Pool furniture this Spring and in time for the pool opening for the Memorial Day holiday. BEACHES: We will be replacing all of the beach sand and this will occur sometime between Memorial Day and the 4th of July. Addi-tionally, we had the diver that pulled up about 80% of the milfoil in 2018, return to concentrate on the shallow water areas closer to shore. Now we will be able to keep this situa-tion under control with a regular maintenance interval. The diver also pulled up some fallen trees that had entered into our swim area very close to the swim platform. WOW TRAIL: This subject is getting a lot of attention right now in the me-dia with both the WOW Org and our current Mayor discuss-ing the new Alta Planning Study that they paid for, which says there is a strong economic reason for tearing up the rail road tracks, putting the Hobo RR out of business, and putting in a Trail instead of Rail from Lakeport to the Weirs along the RR ROW that travels through Long Bay and South Down.

There are two problems with the Alta Study and the continued presenta-tions being made by Allan Beetle of the WOW Org and the current Mayor, Ed Engler: The Alta Study is

flawed and misses key information on the actual revenue brought into the area by the Hobo RR. An-other study completed by Stone Consulting shows that the Hobo ridership has been rising in each of the last 3 years, and that in 2018, the Hobo RR brought in $17.4 M of revenue with 66% coming from outside the area. This information provided by Stone Consult-ing comes from a far larger pool of data used by Alta Planning, and has a much higher confidence rate. It cer-tainly counters those publicly calling for the removal of this Historic RR based on economic benefit for the re-gion.

State and Federal Laws prohibit the removal of the tracks on this active railroad planned site. The NH De-partment of Transportation has repeatedly advised the City that rail is the priority of use in the ROW, but they keep on pushing their plan and trying to control public sentiments in removing the rail.

We plan to work with the new Mayor early in the new year to find alternative solutions that will be a true economic gain to the area. ENTRANCE LIGHTS: The Long Bay entrance lights have been selected and we expect the replacement work to commence in the next few weeks. As we discussed at the Annual Meeting, the over-whelming advice to the board was to remove the current 4 failing globe lights, and to replace them with 2 new lights that resemble the ones found at the South Down/Long Bay entrance at Parade Road. SOUTH DOWN HOME & GARDEN CLUB WELCOMES FALL WITH VISIT FROM THE HOME BEAUTIFUL AND PUMPKIN PROJECT BY: ALICE WOLF At the September meeting of the South Down Home & Garden Club, a representative from The Home Beautiful visited to speak about current interior design trends. Jacqueline Lemire, interior designer and department man-ager for the retail store that is located on Daniel Webster Highway in Belmont, was joined by a colleague. The two showed samples of popular flooring, wall covering, and even an example of a project board that would be present-ed to a prospective client. The interior design trends that Lemire touched on includ-ed: FLOORING: LVP, or, Luxury Vinyl Plank, is very pop-ular now, for many reasons. It looks like real wood, but costs less than wood flooring, is easy to clean and is natu-rally waterproof. Lemire pointed out that with many homes in the Lakes Region near lakes, this waterproof flooring, available in a large variety wood looks, is very durable and extremely popular. COUNTERTOPS: Quartz counters are trending now, according to Lemire. They are manmade, durable, and do not need sealing, as granite does.

Julie Bodenstab explains to Home & Garden Club members how to attach succulents to the tops of pumpkins. WALL TREATMENT: Many members were happy to hear that wallpaper is making a comeback! But not on all four walls; rather, on one wall, as a focal point. Textured, vinyl wallpaper is often used in commercial establish-ments due to its durability.

WINDOW TREAT-MENT: As in many walks of life, even window treat-ment is going “high tech,” with automated program-ming an aspect of many shades, roman shades and other window treatments.

Especially with high ceilings, sky lights or simply for ease of operation, Lemire and her colleague pointed out the various instances where window treatments can be pro-grammed to operate on their own. OVERALL DESIGN TREND: Lemire spoke about the popularity of natural fibers, neutral colors and the popu-larity of “simple and streamlined” over formal. “Remember when you would walk into a room and see everything matching?,” the group of about 20 women was asked. “No longer,” Lemire shared, “now there is a sim-plicity and ease of lifestyle that customers are choosing over matching colors, fabrics and furniture.” The presen-tation was followed by a short business meeting, after which all agreed the information shared by The Home Beautiful was interesting, helpful, and worthwhile. For its October meeting the group was led in a botanical craft session, led by member Julie Bodenstab and Activi-ties chairwoman Susan Reilly. The project was a distinc-tive method of pumpkin decorating that consisted of ap-plying succulents to the mossy top of a sugar pumpkin. All agreed the craft was fun, easy, and the results were excellent, trending and would last for weeks! We even have it on good authority that if cared for properly, as de-scribed in an accompanying hand out, the succulents should root right into the moss, and can be transferred into a pot. Refreshments with a pumpkin theme and a short business meeting filled out the evening.

Several tables of H&GC members pro-duced fall pumpkins crowned with moss and succulents that should last for sever-al weeks into fall.
