EXECUTIVE SUMMARYEXECUTIVE SUMMARY

The Northern Snooker Centre (or “the Northern” as it is affectionately known to its many customers and the wider snooker fraternity) has been in the same family ownership for 47 years.

Following the decision by the major shareholder of the business to retire, Christie & Co is delighted to bring to the market for the first time in nearly half a century, one of the UK’s best-renowned snooker venues.

In the same family ownership since 1974, the Northern Snooker Centre (“NSC”) presents an exceptional opportunity to acquire one of the UK’s premier cue sports venues.

The Property comprises ground and first floor accommodation extending to 1,633.08 sq m (17,578.47 sq ft) together with on-site car parking and the ability to extend further over the first floor level (planning consent lapsed).

There are 27 snooker tables including a dedicated exhibition area, six English pool tables, 17 American pool tables, together with bars, a conservatory and external patio seating.

The Property has received consistent investment over the years with all tables brushed and valeted daily and regularly recovered throughout the year.

The NSC is well known on the UK and international snooker circuits hosting the World Ladies and World Billiards tournaments as well as a variety of English Amateur events.

Self-contained “Stateside” Pool hall at first floor with younger audience and popular for group bookings tournaments as well as a variety of English Amateur events.

With players ranging in age from seven to over 70 years, NSC has an active membership totalling approximately 9,000 and is popular with families and students through to high-ranking amateurs, semi-professional and professional players.

The business operates with a full-time manager, with members of the family team involved in front of house, administration, coaching and general management roles.

NSC is especially popular with students from both Leeds and Leeds Beckett universities, and a number of significant student accommodation properties are within very close proximity of the business.

Average three-year trailing annual turnover in excess of £950,000 net of VAT.

Average three-year trailing adjusted net profit (before interest, depreciation and directors’ costs) in excess of £180,000.

NSC is ideally suited to owner/operators or investors as well as former players looking for involvement in an established and well invested business with an experienced operational team in-situ. The business may also appeal to corporate/multi-site operators in the licensed leisure sectors.

ASSET OVERVIEWASSET OVERVIEW92 KIRKSTALL ROAD, LEEDS, WEST YORKSHIRE, LS3 1LT92 KIRKSTALL ROAD, LEEDS, WEST YORKSHIRE, LS3 1LT

The Northern Snooker Centre occupies a prominent position fronting Kirkstall Road, approximately 1.3km west of City Square and Leeds Central Station.

Kirkstall Road has witnessed a renaissance of development over the last few years with several high-profile apartment schemes under way and around 2,500 homes and apartments including student, build-to-rent and affordable housing in the pipeline.

Immediate neighbours include the Holiday Inn Express and Kirkstall Brewery & Taproom, Leeds School of English, together with a significant number of purpose-built high-rise student accommodation buildings situated within the adjacent Burley Road corridor. Yorkshire TV’s studios and the Emmerdale Tour are located approximately 325m to the west.

Leeds is the largest city in West Yorkshire with an estimated population of 780,000 and an urban area population of 1.89m.

The city, renowned for its legal, financial, and commercial sectors, is also home to a vibrant creative community, with award-winning national theatre and dance companies, a world-class arena and a thriving independent food scene.

Both the BBC and ITV have their regional offices and studios in Leeds, whilst Channel 4 opened its National HQ here in 2020.

From Yorkshire’s Headingley Cricket HQ to neighbouring Leeds Rhinos rugby league ground and Elland Road welcoming back Premiership Football to the city after a break of 16 years, Leeds has a thriving sporting culture.

With nearly 60,000 students attending Leeds University and Leeds Beckett University, the city is also a very popular location for students studying a diverse range of subjects.

Leeds is very accessible with over one million people living within an hour’s drive of the city. Its central position in the UK coupled with its international airport, road and mainline rail links provide exceptional connectivity.

Frequent, high speed train services mean that London is only two hours away, whilst Leeds-Bradford airport flies to London Heathrow Terminal five five times daily, with flights taking under an hour.

Some of the country’s highest-capacity strategic motorways and arterial roads also converge here, such as the M62, connecting the east and west coasts of Northern England and the M1 and A1(M) between London, Newcastle and Edinburgh.

THE BUSINESSTHE BUSINESS

The Northern Snooker Centre is arguably one of the best competition venues in the world, sponsoring and hosting tournaments from local junior events right up to the World Billiards Championship including the following selection:

• Leeds City Championships

• Yorkshire Championships

• English Junior Championships

• English Amateur & Open Championships

• World Billiards Championship

• Home Internationals

• World Ladies Snooker

Over the years the club has welcomed most of the industry’s highest-profile players from Fred Davis, Ray Reardon, Alex Higgins, to Steve Davis, Dennis Taylor, Jimmy White and Stephen Hendry and more recently, Ronnie O’Sullivan, James Wattana, Neil Robertson and Judd Trump.

The business attracts a significant number of high-level amateur and professional players as well as a diverse age range and with players ranging from seven years of age to over 70 the NSC is popular with families.

The ground floor caters specifically to the snooker market where many competitions are held here throughout the year.

During the late 1990’s and early 2000’s the business made significant investment in creating the self contained “Stateside Pool Lounge” at first floor level. Diversifying into the American 9-ball and the UK 8-ball pool market complemented the snooker market and attracted a slightly different demographic, including students and corporate/party group bookings leading to increased bar takings for the business.

The club is also used by pool enthusiasts throughout the year, whilst Monday is the main student night for the business.

Pub-style food is available (10am to 7.30pm) serving breakfast through dinner with snacks available during opening hours, and we are advised that the average spend per table is approximately £12.50.
