Hello and welcome to this new edition of the Property Advertiser, North Yorkshire’s latest and exciting publication which is all about property! If you are looking for a property to buy or rent, or have one to sell or rent out, or have home improvements

in mind, then I am sure you will find the following pages useful. As well as adverts from estate agents, house builders, tradesman and other companies with a passion for improving your home and garden, you will find editorials full of handy tips and ideas, including invaluable checklists for those moving home on Page 9!

The Property Advertiser was launched just over a month ago, and has proved very popular. Our main method of distribution has been in selected leading supermarkets in the area, and the number of copies picked up by customers has far exceeded our expectations! For example, it has been quite hard work keeping our stand filled at the Co-operative store in the centre of Whitby where to date over 2,000 copies have been picked up. Using this self-select method in supermarkets, we are not only reaching local residents, but also the many visitors to our area from far and wide, interested in moving to the area, buying a second home

or investing in holiday accommodation. The success of our first issue has led us to increase our print run to 10,000 copies for this issue and to review our distribution network for this and future editions.

So why has the Property Advertiser been such a success? Well, it’s a free high quality newspaper that reaches many people who are specifically interested in property. From the positive feedback from many of our advertisers in the first edition, we see the Property Advertiser quickly establishing itself as the preferred choice by advertisers because it reaches so many people, and doesn’t involve the purchase of a newspaper or magazine, or have the pitfalls of local radio advertising such as the poor reception experienced in many areas of the Yorkshire coast. If you have any suggestions for how we can improve the Property Advertiser in any way, for example, the types of editorial you would like to see included, or even would like to write about a topic for a future issue, please do get in touch with me. I am always open to new ideas!

Finally, a big thank you to everyone who has helped make the launch of the Property Advertiser a success, especially our advertisers, contributors, distribution outlet, graphics team, office staff and, of course, you the reader!

Shared ownership properties to be released by York Housing Association in WhitbyTaking the first step onto the property ownership ladder just became a little easier for residents of Whitby where York Housing Association are releasing several brand new homes for purchase on its shared ownership scheme.

Shared ownership gives purchasers the chance to buy a proportion of a property, whilst the remainder of the home is owned by the vendor – in this case, York Housing Association. The scheme enables people who are unable to purchase a property on the open market – for example, those who struggle to raise a deposit or have or individuals who have an income lower than is usually necessary to afford to buy a home.

“Many people assume that you either have to rent a house or buy it, but shared ownership combines both, giving the purchaser flexibility to start with a 50% share and increase their percentage of ownership as their circumstances change – even to the point of owning the property outright,” comments Julia Histon, chief executive of York Housing Association. “These homes would be perfect for someone who wants to make their home in Whitby, ideal for young families, working couples and those moving on after a relationship breakdown, as well as older people with funds available to purchase a share outright.”

The homes are part of the new development off Kingfisher Drive. Built to a high specification, they feature dining kitchen with patio doors onto the rear garden, a specious living room with under stairs storage, three bedrooms, one with ensuite with extra large shower area and a family bathroom. Each home has a front and rear garden with a garden shed. Purchasers can pay from £87,500 for a 50% share in their three bedroom property.

With shared ownership properties, the purchaser can buy their share with a conventional mortgage or can buy a share outright, for example by using proceeds from the sale of an existing property. A rent on the remaining share of the property is payable to York Housing Association. The scheme is open to households with an annual income of below £60,000.

Buy to Let AN INSIGHT FROM MARK GRAYSHANThe market for buy to let purchases and therefore mortgages continues to grow after that particular product was down in the doldrums for a while during the economic downturn.

One of the reasons is that property prices are still very compet-itive in our area enabling a good return on investment.

In the tougher years, lenders were only looking at offering a buy to let mortgage of up to 70% of the purchase price but that figure has edged up to 75% and even 80%, if you are an experi-enced landlord. Interest rates start from around 2.99% at the time of writing this.

If you are new to the buy-to-let idea, then take advice before you take the plunge and buy your first investment property.

Loan decisions are driven by the rents you can achieve on the property. Most lenders have brought in a minimum income re-quirement as well now which may rule out potential purchasers. Typically, rents need to be at least 125% of the mortgage pay-ment or higher in some cases, based on an interest-only loan, to satisfy the lender. But beware, all lenders are different and have different interest rates they base their calculations on.

Take care when choosing your property, as most lenders will want to see a return from day one which means the property has to be habitable straightaway.

Shop around as some lenders may offer a free valuation and reduced arrangement fees, which will help you get on the buy-to-let property ladder.

• Phone utility suppliers or use online comparison sites to set-up new energy, telephone and broadband suppliers at the best price, you do not have to stay with the seller’s previous suppliers.

• Register to vote, go to www.gov.uk/register-to-vote Ensure that people no longer living at your address are removed and that you are added to the electoral roll, this will help to boost your credit score.

• It is illegal to open another person’s mail, so if you receive post for previous occupiers write on the envelope ‘no longer at this address’ put a line over the address and pop it back in your nearest post box.

• Inform your bank, credit card companies, mobile phone company, any subscription services you have of your new address as soon as possible.

• Inform friends of your move by either sending ecards or traditional change of address letters.

Top Tips for Moving Day:

• Label all boxes with which room they go in and a brief list of the contents in the box.

• Put screws and bolts from furniture in food bags, label each bag, tie a secure knot in the bag and stick the bag to the piece of furniture using masking tape.

• Find old sheets or flatten old cardboard boxes to protect flooring when moving in.

• Don’t assume the seller is leaving light bulbs, buy spares so you don’t have to run to the shop mid move.

• Make sure you have a bag of snacks, biscuits, tea, coffee, milk and mugs ready for when you reach your new property.

• Pack a box with cleaning products, cloths, sponges and rubber gloves, put these in your car to tackle the grime and dust before unpacking anything.

• Start to confirm moving dates.• If you’re renting, notify your landlord of

the date you will be moving and settle any rent arrears.

• Phone your insurance company, ensure you have insurance on the day of your move and negotiate a new insurance policy for your new address.

• Start to phone removal firms or van hire companies, get quotes, check availability and decide which firm to book, don’t leave it too late to confirm.

• Book storage if required.• Start to have a sort out, throw out, donate

to charity or list on Buy and Sell Sites anything you no longer need.

• Order new furniture and carpets and arrange to have them delivered to your new address.

• Purchase boxes and packing materials, some removal companies sell flat pack boxes or ask at your local supermarket to see if they will save old boxes for you.
