Present: Mayor Rrunhilde Nystrom, Councilmen Steve Bennett, Phil Younq, Terry Briser and Vernie Erwin t Councilwoman Norma McGaughyr C i t y Manager C.K. Duggins, and City Secretary Lynn Prugel. Absent: Councilman Jimmy Culver. CITY COUNCIL-STAFF WORK SESSION - 1:30 P.M. A. DISCIISSION RE CONSTRUCTION OF TWO-STORY DUPLEXES IN THE IMPRESS IONS SUBDIVLS ION, NORTHWEST DRIVE AT PALOS VERDES - ACTION POSTPONED UNTIL LATER IN THE MEETING. A discussion was held regarding duplexes being constructed in the Impressions ~ubd ivision at Northwest Drive and Palos Verdes Drive. The City Manager asked for clarification from the City Council as to whether the two-story units currently under construction mcct tho requirements that the duplexes resemble pictures presented and made a part. of the ordinance changing the zoning on this property. Mr. John Sutton, representing Graton Corporation, explained that when their zoning request was befol-e the City Council for consideration, pictures of their development in Richardson were offered to show the character and architectural style planned for their development in Mesquite. He pointed out that the two-story units being built are of the same quality, materials and style as the photographs presented to the City Council and, in their opinion, do canply with the stipulations oE the zoning on this tract. Mr. Sutton stated that they have sold approximately 37 to 38 units out of a possible 74, and based on the sales of the two-story units thus far, a 50-50 mix of the one-story and two- story units can be anticipated. He further stated that they can attempt to stagger setbacks of the units and that they do have control over where the two-story units are placed. Mr. Sutton said they currently have approval for construction of four two- etosy units and one waiting for permit, with 37 to JB lota remaining to be sold (74 units). There was some discussion regarding a cap on the number of two-story units Graton would be allowed to build. Mr. Sutton stated they could possibly live with 8 to 10 additional two-story buildings, for a total of 15, but he requested time to discuss this matter with their marketing department. He recommended award of t h e c o n t r a c t t o KAS C o n s t r u c t i o n Company f o r t h e i r b i d in t h e amoun t o f $712,000.
